With superb views across the River Alde and the marshes, this impressive home wouldn't look out of place in The Hamptons. Set over three floors and with a tasteful coastal vibe throughout, it's a comfortable, luxury home that makes the most of its unique location right on the riverbank. In a secluded spot down a private road, but just a stroll from the pretty village of Orford, it's perfect for large family groups who love the great outdoors. A swimming pool, tennis court and a whopping five acres of grounds to explore make it your own private outdoor playground. There's even a great crabbing spot just on your doorstep. Inside, relaxing tones of white, grey and blue match the views outside. The first-floor living space has a great, sociable flow to it, with panoramic views and doors out to a balcony, while the modern kitchen is fully kitted-out for cooking at home. Bedrooms are smart, spacious and supremely comfortable, with the top-floor bedroom boasting a huge private balcony. Barbecue by the pool, walk just a couple of minutes into the village with its pubs, tea rooms and medieval castle, visit the National Nature Reserve of Orford Ness or drive to the pretty seaside town of Aldeburgh in just twenty minutes.

Home truths

The pool is heated between May and September only

There's driveway parking for up to five cars

A gas barbecue is provided out by the pool

Across the public footpath is a secondary piece of land for launching dinghies

As well as the pool, there's a large unfenced pond in the grounds so keep an eye on children

While four of the bedrooms are on the ground floor (with living space on the first floor) the fifth bedroom with en-suite and balcony is on the top floor – so there are lots of steps here, both indoors and out

You won't find a welcome hamper or basic essentials here, so we'd recommend packing some bits and bobs to get you started

Expect to see some signs of general wear and tear here
