You can’t come to the Lake District without exploring the area – so have a stroll around Bowness-on-Windermere’s streets filled with boutiques, cafes, and pubs. Or go for a boat trip on Lake Windermere, less than 200 metres away.

From this spot on the western edge of Windermere, you'll be able to enjoy the whole of the Graythwaite Estate – covering 5000 lakeside acres. Spend your days walking the many trails, soaking up the natural landscape, or pop along to the estate's on-site activity centre, where you can book anything from paddleboarding to a 4X4 adventure. And for lunch, head to the nearby villages of Hawkshead, Near Sawrey and Far Sawrey – all bursting with eateries and attractions – or take the ferry across to Bowness. The Grassholme

Lying within a large estate on the western side of Lake Windermere, this mighty country pile is a superb option for a big party travelling to the Lake District.

Like many properties in the local area, there's a real sense of heritage and time-honoured homeliness in the interior, as seen with the wooden ceiling beams, grand dining room and lavish living area complete with a wood-burning fireplace and walls full of historic artwork.

That being said, it would be unfair to say that the home is stuck in the past. Contemporary features abound if you look closely enough, whether in the sleek bathrooms and equally smart kitchens or in the stylishly appointed bedrooms.

When the weather's playing ball, there's a garden and patio area for making the most of sunny spells, and there's also a communal swimming pool on the estate for which guests can book a slot. If you're feeling hardy, you can swim in Lake Windermere, which can be reached in around five minutes on foot. There's also a company on the estate that can organise watersports, as well as other outdoor excursions.

Nature’s Fairest Forms

Once the dwelling of the estate's groundskeeper, this Lake District property has been refurbished to become a contemporary countryside getaway.

Inside, the design could definitely be described as minimalist, with walls painted in soothing whites adorned only by a few well-chosen pieces of artwork, a sleek kitchen and a preference for simple wooden furnishings. The wood-burning fireplace situated in an archway between the living room and dining area is sure to keep the whole ground floor warm and toasty.

But what about during those balmy months in which a roaring fire isn't necessary? The alfresco dining table on the terrace is sure to see some use during this time, as is the barbecue. You'll probably want to work up an appetite first, however, and there's an onsite heated swimming pool and an activity centre offering everything from watersports, 4x4 off-road driving, clay pigeon shooting, archery, axe-throwing or bushcraft.

If you're after something a little more sedate, there are plenty of walking routes that start from the site, including one to the cute village of Hawkshead about ninety minutes away on foot.

Set on the second and third floors of a modern apartment building, while there’s no garden to speak of, the snug balcony with river views is a lovely touch. An excellent option for families looking to explore the Lake District, take your pick from the countless walking and cycling routes nearby. Or hop in the car to Lake Windermere (two miles) or Coniston Water (ten miles) – getting out and about is a cinch with two off-road parking spaces. But if the weather doesn’t buck up, there are board games, a Playstation and Netflix here to amuse the kids (and the young at heart).

Step back in time with a stay in this Victorian manor. Set on a private estate, with surrounding countryside views, it’s the picture of a countryside escape. When you can pull yourself away from the scenery, there’s also a cinema and games room. There’s plenty of space to spread out, including a snug, dining area, and living area. The living space is a little dated, but we think it adds to the traditional charm. Being a Victorian home, expect some low ceilings and uneven floors. The garden is on multiple levels, too, but it’s a great spot for the children to run around. Just keep an eye on them around the woodlands – there are a few fallen trees.

Stay in this modern three-storey townhouse just ten minutes from Kendal, the gateway to the Lake District. The layout of this home might be a bit confusing – there are two bedrooms on the ground floor and another two on the second floor. All bedrooms have zip-and-link beds that can either be twin beds or super-king size beds. The living, kitchen, and dining area is on the first floor and leads onto the private balcony, which has a staircase down to the shared garden. We don’t have pictures of the dining area, balcony, or garden, but we expect the style to match this contemporary abode. It’s the location that stands out to us – you’re steps from a golf course, Lake Windermere is a fifteen-minute drive away, and the Yorkshire Dales are also within easy reach.

Grange-over-Sands is a peaceful seaside town with elegant Edwardian architecture. The house is 150 metres from the Main Street, and within easy walking distance of a supermarket, local cafés, and some excellent takeaway restaurants. On sunny days, stroll along the banks of the estuary or walk seven minutes to the Ornamental Gardens for a picnic. The Lakes are easily accessible from the house – the southern end of Lake Windermere is fourteen minutes away by car, where you can practise a variety of watersports. On race days, drive eight minutes to the lively Cartmel Racecourse, and visit one of the top class restaurants in the town afterwards. Or head home and take advantage of the electric pizza oven for a pizza night on the verandah. There’s endless fun to be had here – we just hope you can squeeze it all in!

There's no place quite like the fire floor living area when it comes to sitting with a cup of tea – as the views across the first hole could keep you entertained for hours. You'll have the option to have the beds set up as king-sized or twin beds in most of the bedrooms. Meanwhile, the main suite features a spa bath and more picturesque views over the green. The landscaped garden is perfect for the summer months, and your proximity to the Lake District National Park presents endless walking, hiking and cycling routes to explore.

Mediterranean alfresco dining might appear to be on the cards, but the interiors are perfect for a classic Sunday roast.

Step inside the living space to find original timber beams lining the ceilings above the family dining space. The atmosphere is incredibly homely and welcoming, especially when the log-burner is lit up in the inglenook. With a modern country kitchen, you’ve got no excuse when it comes to homemade Yorkshire puddings – the only question is how much gravy you’d like on top.

In a charming spot in a tiny village on the little River Eea, this cosy home is a mix of character features and modern comforts. Overlooking the river, with an unusual layout and plenty of space, it's a great choice for a family but would just as readily suit a group of friends.

The Weeping Willows

The Lake District is one of England’s most cherished holiday spots, and it’s very easy to understand why. Striking scenes of huge bodies of water, rugged mountain peaks, and lush greenery as far as the eye can see – especially at its most famous lake, Windermere. Set on acres of private pasture and thick woods, this Cumbrian estate plays host to several holiday homes. But your apartment is in a lodge-like building set away from the main building. The farm is believed to date back to the 17th century, and the surrounding landscape hasn't changed much in all that time. Lace up your hiking boots and follow any number of footpaths that pass right by the front door. Lake Bank pier is just ten minutes on foot and is perfect for summer swims, canoe launches and paddle boarding.  Alternatively, head north to Coniston Boating Centre for boat hire and trips on the beautifully restored Victorian steam-powered Gondola.
