If the gentle trickle of water helps you relax and you're a lover of the great outdoors, this fabulous home is sure to delight you. Built around 1825 and once a rubble ruin, the home has been completely modernised, with plenty of contemporary luxuries blending with the building's original structures. We love the extended kitchen and dining space, where beams and exposed stone walls give way to gunmetal grey patio doors and a glass ceiling.

Set in its own pretty grounds, the rustic farmhouse can trace its roots back to the 12th century and has plenty of character. Stone floors, oak beams and fireplaces are topped off with comfy furnishings and a lived-in, home from home feel. We love the living room with its exposed stone wall and cosy sofas around the fire. This is a barn conversion in which the standard of the renovation has been of such quality that it's nigh-on impossible to picture its functional past. Set in twenty-six acres of Devon countryside, the building has been given some hi-tech features, including a ground-source heating system and an intelligent lighting system, as well as a lot of large glass windows that make the space a lot brighter than could be expected of an old barn. Our favourite space has to be the mezzanine lounge, reached via a glass spiral staircase and with a skylight on one side that's perfect for stargazing. The large kitchen looks the picture of modernity, but there's an Aga in place for a touch of rusticness. Stepping outside, there's a large patio area complete with an alfresco dining table, barbecue and fire pit, so you can sit out here on summer evenings and bask in the spectacular view of Longcombe Valley. The medieval town of Totnes can be reached in seven minutes in the car and offers plenty of quaint shops and restaurants to explore. Paignton Beach is a seventeen-minute drive away, too.

As it’s all about the great outdoors, you might not immediately think of this as a holistic, spa-like retreat destination. But this home can change your mind.

Over in the first of two living rooms, butter-soft sofas placed beside the fire are more than inviting. As is the Gatsby-esque 1920's mini bar in the grown-up feel sitting room next door – playfully known as the Cocktail Room by the owners. And the shaker-style kitchen makes cooking and entertaining a joy – especially with it's handy opening out to the sitting room so that you can keep an eye on the rest of your troops.

When it's time for some coastal adventures, take a stroll down the hill towards Dartmouth's historic maritime centre (five-minute walk – a little longer when you're coming back up!), stopping at its smart shops, galleries, and boutique bistros along the way. Or for a dose of traditional seaside nostalgia, grab your nets and buckets for crabbing on the embankment before fish and chips down at the harbour's quayside – the views of the bobbing boats are delightful. And when the beach finally calls, hop in the car and you'll be on the glorious sheltered bay of Blackpool Sands in five minutes flat.

An imposing place, built from local stone some 200 years ago, it's set over three floors and is the star of the show. On arrival here you can bag yourself one of the plush, en-suite bedrooms, before gathering for drinks in the formal entertaining space downstairs (there's a dining table with places for eighteen). Elsewhere, the barns have been converted, creating six one-bed cottages and suites around a shared courtyard. If you're planning a big celebration, you can also rent the enormous glass-roofed barn nearby, with its event kitchen. Around the estate you'll find all the things you'd hope for in a farm. Meet the farm animals, explore the pond and even – if the good old British weather is on your side – grab your towel for a swim in the outdoor pool.

This fantastic Victorian villa in the English Riviera is the perfect home for family holidays. Located in Paignton, this home is only a short walk from many great activities including Paignton Beach – a nineteen-minute walk away – where you will find the pier, the Geopark, a fairy cove, pirates bay adventure golf, and even a multiplex cinema perfect for those typical rainy British days. What’s more, Splashdown water park is a short nine-minute walk away and Torbay Leisure Centre – with its pool, gym and squash courts – is reachable in twelve minutes on foot.

Your little ones will love letting off steam in the home’s large, enclosed garden too, with the kid's swing, trampoline, treehouse, football goal and pirate boat. Meanwhile, you can relax on the garden bench with a good book or enjoy an afternoon Devonshire cream tea alfresco at the outdoor dining area. 

When it’s time to come indoors, head from the decked veranda through the French doors into the living space. Curl up on the sofa to watch a family film and even make it cosier with the wood-burning stove, which can be lit for additional warmth or roasting marshmallows. If you’d prefer to dine alfresco, head to the garden and gather on the veranda – it’s the perfect spot for morning coffees, too – plus, there’s outdoor table tennis to provide hours of family fun on windless days and a brand new smokeless fire pit. 

Head across the River Dart towards town, and you’ll find charming pubs, independent shops, vintage boutiques and vegan restaurants as you make your way up Fore Street towards Totnes Castle. Britain’s first zero-waste supermarket is just a ten-minute walk in the same direction (if you aren’t tempted to stop anywhere en route, that is). If you’re looking to explore further afield, hop in the car and reach the south-eastern edge of Dartmoor in twenty minutes, or Bantham Beach in around forty (there are closer options, but this one is the best). 


The Gardengate

This barn makes an excellent option for a rustic retreat in the heart of the South Devon countryside. Along with the idyllic views, you’ll be welcomed by neutral yet snug rooms (the living area features a cosy log burner) as well as a secure private garden – an ideal spot for children and pups to explore. And when it comes to adventures further afield, it’s just a fifteen-minute drive to the local beaches at Bantham and Bigbury-on-Sea, while beautiful walking trails can be followed straight from the door. 

A Tale From The Farm

What's better than a cedar hot tub with a sweeping view of the Totnes countryside and the River Dart? In the case of this colossal former barn, the answer is two of them. This isn't the only thing that the home doubles up on, as there are also two Webber coal barbecues on the patio for grilling up smoky flavours, which lucky guests will be able to enjoy underneath the parasols on the alfresco dining area. This is very much an address where outdoor pursuits are the number one priority. On the grounds, there's a hard tennis court, trampoline and children's play area, but beyond the perimeters, there's plenty to see, too. The town of Totnes takes forty minutes to reach on foot, and there are a number of beaches — including those at Broadsands and Paighton — that can be reached in less than half an hour in the car. However, don't worry if you fancy staying indoors for the day — or if the weather leaves you with no choice — as there's plenty to keep you occupied inside the four walls. A games room on the top floor has tables for both foosball and ping pong, as well as another stunning view out of the floor-to-ceiling window. Alternatively, what's to stop you curling up on one of the sofas in the living room with a book in hand and the log-burner crackling away comfortingly in the background?

Taken completely on its own merits, this stone cottage is a perfectly charming place to stay in the Dart Valley. The design is fresh and contemporary, with cleansingly white walls, smart wooden floors and a minimalist kitchen complete with sleek surfaces and plenty of room for making a mess while you cook. Head out through the French doors and you'll also find a pretty courtyard space in which you can dine alfresco.

What really distinguishes this home from others of a similar size, however, is the huge range of facilities and amenities that guests can access. Lying within a large hotel complex, there's everything from a championship golf course and tennis courts to a spa area and an indoor swimming pool with which to fill up your afternoons. There's even a restaurant and bar on the site in case you want a night off from the stove.

Although there's more than enough to do within the estate, you're also spoilt for choice when it comes to distractions in the local area, too. Blackpool Sands is just under a quarter of an hour away in the car, while the village of Dittisham takes more like ten – it's possible to catch a ferry from here to Greenway, the former home of Agatha Christie.

To Your Heart's Content

This 19th-century cottage in the heart of Dittisham is ideal for a small family wanting a tranquil valley view. Overlooking Mill Creek, it's peaceful with plenty of homely charm. Though it has been modernised, some of the original features remain. If you are looking for something sleek, this home might not be for you, but it is well-kept, bright and plenty comfortable. Here, you can hire a boat to explore the valley at your own pace, and there's also ample opportunity for paddle boarding or kayaking. Dartmouth is a short drive away, and so are Kingswear and Totnes. 

Mellow Mill Creek

Who could fail to fall in love with this unique home close to the centre of Dartmouth? Everything about it is charming and quirky, with its narrow 17th Century frontage having earned it the nickname 'the skinny house' locally. Set on one of Dartmouth's hillside roads, it also happens to have uninterrupted views over the town, the river and all the way to the sea.

With three main floors, guests enter through an ancient door surrounded by exquisite carvings dating back to 1629, when the town was known for its shipbuilding. Originally the entrance and annexe to Mount Galpine House, owned by the notable Holdsworth family, it's recently been modernised and converted into a delightful home away from home. Packed with character, there's also a contemporary feel, with a glossy galley kitchen and comfy modern furniture – there's not a hint of chintz in sight.

As you would expect, the rooms are narrow, so a living room on the first floor is home to a long, squashy sofa and all eyes are drawn to the window with its stunning view. But there are a few surprises in store too – like the tiny kitchen courtyard, designed to give light and ventilation, and the mezzanine bathroom tucked into the rafters of the vaulted master bedroom. 

But nothing can prepare you for this home's biggest surprise. Newly opened to guests, its beautiful 'secret garden' is located down steep steps on the other side of the narrow road. Built into walls once used as a Second World War gun placement and artillery store, it looks out over the town to defend the river. Along with plenty of natural planting and a courtyard that feels almost magical, there's a wonderful slate-roofed conservatory built against the living wall of rock and moss. Tended by a gardener, it's a hidden gem of outdoor space, with a barbecue for summer evenings.

Positioned a twenty-minute walk or six-minute drive from Blackpool Sands, this cosy period property has everything you need for a comfortable stay on the Devonshire coast. Inside, it’s modern yet classic with familiar furnishings that make the house feel just like home. Riffle through the wall of books and get lost in a paperback, stopping only to make yourself a cup of tea in the fully-equipped kitchen.

When the sun shines, spill out onto the patio for scones and jam in the afternoon or a glass or two of wine at sundown. For those who like to keep active on their holidays, there’s a tennis court a short stroll from your doorstep. But if taking it easy is more your style, relax on the nearby beach with an ice cream in hand.

Explore the interesting independent boutiques, art and bookshops on Totnes High Street or go on an adventure in nature and head to Dartmoor National Park – a sixteen-minute drive away. Or, if beach days are what you are looking for, Goodrington Sands can be reached in just seventeen minutes by car. 

In the afternoon, we would love to spend some relaxing hours in the home’s sun room, gazing out at the amazing panorama, or enjoying a Devonshire cream tea alfresco. Then, if the typical British rain begins, why not have story time in the home’s sun room, with the children reclining on the tatami mats? Plus, on colder evenings, this home still has you covered. Snuggle up in front of the Scandinavian wood-burner fireplace and get cosy on the sofa. 

Top Totnes

Dramatic views and stylish interiors are the names of the game at this home overlooking the coastline between Paignton and Brixham. A big, bright family home with a rear garden that drops away, it offers up staggering vistas, with big windows and a huge terrace built to make the most of it. Period touches like parquet floors, fireplaces and bay windows nod back to the 1930s, while luxurious, modern furnishings bring everything right up to date.

Perfect for families, there's a great deal of space to spread out in, with an open layout to the fully equipped kitchen and dining space – with one of the best views in the house. Elsewhere, a cosy living room boasts velvet sofas, a log burner and sliding doors to the terrace, while a second sitting room doubles as an extra bedroom, with a wheelchair-accessible ground-floor bedroom off it.

Upstairs, the main bedroom is a lesson in elegant styling, and we love not only its far-reaching views across the hills but also its stunning en-suite – the freestanding tub is such a treat. And we'd have been quite content if it stopped there, but this home also comes with a slight surprise – underneath the rear terrace, you'll find a bonus room used as a gym, with a treadmill, bike machine and weights.

Enjoy all your meals on the sunny terrace during the summer months, gaze out across the sea and even watch the steam trains go about their business at the local heritage railway. It's just a walk or a short drive to Broadsands Beach, and you can choose between heading out for a day at Paignton Zoo, visiting Brixham Harbour or even grabbing your clubs for a game of golf nearby – it's all within easy striking distance.

Explore the market town of Kingsbridge, drive to Salcombe and visit as much of South Devon as you can manage in between all of the relaxation you’ll be doing in this home. Kindle a fire in the wood-burning stove and sit back with a glass of wine as you watch the world go by through the floor to ceiling windows.
