If the gentle trickle of water helps you relax and you're a lover of the great outdoors, this fabulous home is sure to delight you. Right next to a narrow part of the River Harbourne, which leads to the Dart, it's a converted fruit barn with bags of character and more than its fair share of chic styling. 

Built around 1825 and once a rubble ruin, the home has been completely modernised, with plenty of contemporary luxuries blending with the building's original structures. We love the extended kitchen and dining space, where beams and exposed stone walls give way to gunmetal grey patio doors and a glass ceiling.

Designed to be cosy for four but with the option of adding two children in the spacious master suite, it's a beautiful home with several standout features. As well as the modern log burner in the sitting room, there's the private garden beside the river, the high-spec kitchen, glamorous bathrooms and comfy beds. On the outskirts of a village near Totnes, you'll be ideally positioned to access all of the South Hams easily by car. And keen walkers can head off to Totnes, Tuckenhay, Cornworthy and more. There are two good pubs within walking distance and the nearby Sharpham Estate has a great farm shop.

A collection of character homes, rented together, and set on an historic Devonshire farm – this place is a dream come true. At its heart there's the manor house. An imposing place, built from local stone some 200 years ago, it's set over three floors and is the star of the show. On arrival here you can bag yourself one of the plush, en-suite bedrooms, before gathering for drinks in the formal entertaining space downstairs (there's a dining table with places for eighteen). Elsewhere, the barns have been converted, creating six one-bed cottages and suites around a shared courtyard. If you're planning a big celebration, you can also rent the enormous glass-roofed barn nearby, with its event kitchen. Around the estate you'll find all the things you'd hope for in a farm. Meet the farm animals, explore the pond and even – if the good old British weather is on your side – grab your towel for a swim in the outdoor pool.

This is a barn conversion in which the standard of the renovation has been of such quality that it's nigh-on impossible to picture its functional past. Set in twenty-six acres of Devon countryside, the building has been given some hi-tech features, including a ground-source heating system and an intelligent lighting system, as well as a lot of large glass windows that make the space a lot brighter than could be expected of an old barn. Our favourite space has to be the mezzanine lounge, reached via a glass spiral staircase and with a skylight on one side that's perfect for stargazing. The large kitchen looks the picture of modernity, but there's an Aga in place for a touch of rusticness. Stepping outside, there's a large patio area complete with an alfresco dining table, barbecue and fire pit, so you can sit out here on summer evenings and bask in the spectacular view of Longcombe Valley. The medieval town of Totnes can be reached in seven minutes in the car and offers plenty of quaint shops and restaurants to explore. Paignton Beach is a seventeen-minute drive away, too.

More a way of life than a holiday home, this unique stay offers a wealth of outdoor activities and add-on experiences. Aimed at families who like to get out into the fresh air, it's a fabulous country house in an idyllic rural setting. Right on the River Avon, it's the perfect spot for wild swimming with a rope swing and river plunge pool in the garden. Set in its own pretty grounds, the rustic farmhouse can trace its roots back to the 12th century and has plenty of character. Stone floors, oak beams and fireplaces are topped off with comfy furnishings and a lived-in, home from home feel. We love the living room with its exposed stone wall and cosy sofas around the fire. Bedrooms are all of a good size and even the bathrooms are stylish. Ideal for a large family group, you can cook meals in the country kitchen and serve them at the huge dining table, or barbecue outside on the Argentinian grill on warmer evenings. If the lure of the water has called you here, you can spend days playing in the river, or hop into the twelve-man hot tub. Head off for walks nearby or just let the kids bounce on the trampoline while you sit back with a cold beer on the sun loungers. Other add-ons include sea fishing with the host and taking time out in the log-fired sauna in the grounds. And it's just a short drive to Kingsbridge and the coast if you fancy a change of scene.

Surrounded by 64 acres of vineyards, orchards and farmland, this luxurious barn conversion puts you between the coastal beauty of the South Devon AONB and Dartmoor National Park. A fifteen-minute drive sees you at the Southwest Coast Path to discover secluded bays and white cliffs, or make the twenty-minute drive to Bantham Beach for a day on the soft sand of the classic British seaside. 

Though if you want to stay closer to home, you’ll find plenty of activities right on the estate. Gin and wine tastings are on offer and walking the grounds you’ll come face to face with white-faced Dartmoor sheep and red Devon cattle. Should the weather turn, you’ve got a private indoor swimming pool and a dedicated cinema room with plush red theatre chairs and a big screen to keep you entertained. But sunny days can be spent on the patios, dining, reclining and unwinding in front of the rolling Devonshire scenery. 

Inside, wood-burning stoves and log fires keep things feeling cosy in the open dining and living room. The gabled beams of the barn are still on show, but the sleek kitchen and furnishings are all modern. It feels like a place for family or friends to gather after long walks in the countryside, and appreciate the peace and quiet.

What's better than a cedar hot tub with a sweeping view of the Totnes countryside and the River Dart? In the case of this colossal former barn, the answer is two of them. This isn't the only thing that the home doubles up on, as there are also two Webber coal barbecues on the patio for grilling up smoky flavours, which lucky guests will be able to enjoy underneath the parasols on the alfresco dining area. This is very much an address where outdoor pursuits are the number one priority. On the grounds, there's a hard tennis court, trampoline and children's play area, but beyond the perimeters, there's plenty to see, too. The town of Totnes takes forty minutes to reach on foot, and there are a number of beaches — including those at Broadsands and Paighton — that can be reached in less than half an hour in the car. However, don't worry if you fancy staying indoors for the day — or if the weather leaves you with no choice — as there's plenty to keep you occupied inside the four walls. A games room on the top floor has tables for both foosball and ping pong, as well as another stunning view out of the floor-to-ceiling window. Alternatively, what's to stop you curling up on one of the sofas in the living room with a book in hand and the log-burner crackling away comfortingly in the background?

Taken completely on its own merits, this stone cottage is a perfectly charming place to stay in the Dart Valley. The design is fresh and contemporary, with cleansingly white walls, smart wooden floors and a minimalist kitchen complete with sleek surfaces and plenty of room for making a mess while you cook. Head out through the French doors and you'll also find a pretty courtyard space in which you can dine alfresco.

What really distinguishes this home from others of a similar size, however, is the huge range of facilities and amenities that guests can access. Lying within a large hotel complex, there's everything from a championship golf course and tennis courts to a spa area and an indoor swimming pool with which to fill up your afternoons. There's even a restaurant and bar on the site in case you want a night off from the stove.

Although there's more than enough to do within the estate, you're also spoilt for choice when it comes to distractions in the local area, too. Blackpool Sands is just under a quarter of an hour away in the car, while the village of Dittisham takes more like ten – it's possible to catch a ferry from here to Greenway, the former home of Agatha Christie.

If you're anything like us, you'll want to spend every spare moment in the courtyard garden, watching the boats float by. Summer mornings call for coffee and alfresco breakfasts, while evenings are the perfect excuse to pour yourself a glass of wine and admire the South Devon sunsets.

Inside, you can't help but swoon over the comfortable and chic spaces. Unwind with a good book in the window seat, or throw a log on the wood-burner and snuggle up on the leather sofa for a Netflix movie night. For dinner, rustle up something tasty in the kitchen – this area is home to some of the country's best seafood – or head down to the local pub, just one minute away, when you don't fancy cooking.

Speaking of location, you've got the Dart Valley at your fingertips. You're just a stone's throw from the quayside, where you can hop on a ferry to Dartmouth and Greenway. Craving sand and sun? Drive twenty minutes to Blackpool Sands and while away the afternoon by the sea.

Set on four acres of communal grounds, you've got plenty of space here to enjoy dog walks or a ramble, and the idyllic quayside village of Dittisham is just a short walk away. The sunken bath is a nice touch here, as is that view. And just so you know, the home has an upside-down design, so both bedrooms are on the lower floor.

A big, bright family home with a rear garden that drops away, it offers up staggering vistas, with big windows and a huge terrace built to make the most of it. Period touches like parquet floors, fireplaces and bay windows nod back to the 1930s, while luxurious, modern furnishings bring everything right up to date.

Perfect for families, there's a great deal of space to spread out in, with an open layout to the fully equipped kitchen and dining space – with one of the best views in the house. Elsewhere, a cosy living room boasts velvet sofas, a log burner and sliding doors to the terrace, while a second sitting room doubles as an extra bedroom, with a wheelchair-accessible ground-floor bedroom off it.

Upstairs, the main bedroom is a lesson in elegant styling, and we love not only its far-reaching views across the hills but also its stunning en-suite – the freestanding tub is such a treat. And we'd have been quite content if it stopped there, but this home also comes with a slight surprise – underneath the rear terrace, you'll find a bonus room used as a gym, with a treadmill, bike machine and weights.

Enjoy all your meals on the sunny terrace during the summer months, gaze out across the sea and even watch the steam trains go about their business at the local heritage railway. It's just a walk or a short drive to Broadsands Beach, and you can choose between heading out for a day at Paignton Zoo, visiting Brixham Harbour or even grabbing your clubs for a game of golf nearby – it's all within easy striking distance.

On warm afternoons, spill out onto the terrace for barbecues in the balmy sunshine. Or why not pack a picnic and enjoy a bite to eat in Coronation Park, a five-minute walk away. If you’d like to learn more about the local history, visit the Dartmouth Museum before exploring Bayard’s Cove Fort. 

And of course, no trip to southwest England would be complete without a day at the beach, so slap on your sun cream and make haste to the Blue Flag Award-winning Blackpool Sands, just a ten-minute drive from your doorstep.

Spread out over three floors and glowing from top-to-toe in crisp white, this family retreat is a joy to return home to. Vintage memorabilia posters and zesty pops of colour perk the space up a treat, while period features and antique pieces bring all the character and charm.

Over in the first of two living rooms, butter-soft sofas placed beside the fire are more than inviting. As is the Gatsby-esque 1920's mini bar in the grown-up feel sitting room next door – playfully known as the Cocktail Room by the owners. And the shaker-style kitchen makes cooking and entertaining a joy – especially with it's handy opening out to the sitting room so that you can keep an eye on the rest of your troops.

When it's time for some coastal adventures, take a stroll down the hill towards Dartmouth's historic maritime centre (five-minute walk – a little longer when you're coming back up!), stopping at its smart shops, galleries, and boutique bistros along the way. Or for a dose of traditional seaside nostalgia, grab your nets and buckets for crabbing on the embankment before fish and chips down at the harbour's quayside – the views of the bobbing boats are delightful. And when the beach finally calls, hop in the car and you'll be on the glorious sheltered bay of Blackpool Sands in five minutes flat.

This 19th-century cottage in the heart of Dittisham is ideal for a small family wanting a tranquil valley view. Overlooking Mill Creek, it's peaceful with plenty of homely charm. Though it has been modernised, some of the original features remain. If you are looking for something sleek, this home might not be for you, but it is well-kept, bright and plenty comfortable. Here, you can hire a boat to explore the valley at your own pace, and there's also ample opportunity for paddle boarding or kayaking. Dartmouth is a short drive away, and so are Kingswear and Totnes.

Head across the River Dart towards town, and you’ll find charming pubs, independent shops, vintage boutiques and vegan restaurants as you make your way up Fore Street towards Totnes Castle. Britain’s first zero-waste supermarket is just a ten-minute walk in the same direction (if you aren’t tempted to stop anywhere en route, that is). If you’re looking to explore further afield, hop in the car and reach the south-eastern edge of Dartmoor in twenty minutes, or Bantham Beach in around forty (there are closer options, but this one is the best).
