Great for a family break or group getaway, there’s lots of space to make yourself comfortable (although if ten of you are staying, two will sleep on a sofa bed). The kitchen has everything you need to cater for a crowd, but with village pubs serving food nearby, you can easily take a break from cooking. Handily, this home is half an hour from London Gatwick Airport too, making it a convenient place to stay before or after a flight. And with National Trust homes and even the coast within day trip distance, this is a great base for seeing more of the South of England.

It's hard to believe that this home is not much more than twenty miles away from London. For a start, beautiful Kent countryside surrounds the property and you can fill your days with dragonfly-spotting, fruit-picking or wild-swimming in the river at the end of the garden.

The interior feels particularly rustic too, from the wooden ceiling beams and the plethora of exposed brickwork to the inglenook fireplace. That being said, there are all the modern comforts you could want here. Above the fireplace, a projection screen comes down for movie nights, while there are also tubs in all the bathrooms so you can start the day off at a super-slow pace.

The nearest village, Edenbridge, can be reached in six minutes' drive and is full of charming distractions, including a monthly farmer's market, a collection of medieval buildings and the Eden Valley Museum. Hever Castle only takes twelve minutes by car too and sits on the edge of the High Weald AONB.

Set amongst a Medieval farmstead, this gorgeous barn conversion in the heart of the Sussex Weald is the perfect escape. Relax on your private, south-facing terrace, spot the local wildlife, or enjoy an alfresco lunch.

Inside, your hosts have done a fabulous job restoring this home whilst maintaining its original integrity. We love the exposed old brick walls and the lofty vaulted ceilings in the huge open-plan living space. When the Sussex evenings turn chilly, light the log burner, cosy up on the feather-filled sofa and enjoy a movie on the 65 inch Smart TV. Our absolute favourite feature here, though, is the sumptuous bedroom with its dramatic, dark panelled walls and super comfy natural linens.

Ideally located and close to the vibrant towns and picturesque villages of Sussex and the South Downs, this is the perfect rural retreat for those wanting to explore all that the area has to offer.

The Long Barn

Once the old tuck shop for the converted school next door, this comfortable cottage provides the perfect woodland escape for a couple or solo traveller looking for a relaxing, nature-filled stay. Located on the outskirts of the village of Fairwarp and hugging the edge of Ashdown Forest, there’s a serene tranquillity to this home that’s felt the moment you step inside. Tall vaulted ceilings, modern beams and wood floors set the scene in the main living space with skylights letting plenty of sunlight pour through. Whether you’re kicking back on the sofa with a good book or cooking up a feast in the open, modern kitchen, you’ll feel at ease in this bright, welcoming space. Dating back four centuries this historic home features a fantastic farmhouse style kitchen and dining room and separate sitting room as well as access to a shared garden, tennis court and hot tub, making it the perfect place to spend quality time with friends and family. Boasting exposed brick walls and floors and exceptionally beautiful beamed ceilings as well as its very own suit of armour, this home for all seasons is bound to make you feel like you’ve stepped back in time. 

In the spring and summer months you’ll love getting in a game of tennis before luxuriating in the hot tub, dining or lounging alfresco and wandering about the large garden, glass of wine in hand. In the autumn and winter months delight in being able to cosying up in the sitting room and play games or host a movie night in front of the roaring fire. 

If you fancy stretching your legs and getting out and about in the fresh air, your home’s location at the bottom of a country lane in Crawley Down means you can explore the High Weald Area of National Beauty before stopping for a well-earned pint at one of the local village pubs. Ideally situated close to the borders of Kent and Surrey, you’ll also be easily able to snoop around the National Trust properties of Standen, Sheffield Park, Nymans Gardens and Polesdon Lacy, or if you’re the more outdoorsy type, other nearby attractions include Kew Wakehurst, the Bluebell Railway and Winnie the Pooh’s favourite hangout – Ashdown Forest.

This converted grain store in the heart of the Kent countryside is as pretty as a picture. A perfect getaway for two, it manages to be both compact and spacious, with an open-plan living area that you’ll love to spend time in.

The surrounding area has plenty to offer if you can tear yourself away though. You’re only a couple of miles away from the all-important English country pub, and both Hever Castle and Penshurst Place are a ten-minute drive. 

Pull on your comfy boots and set out on a hike through the countryside, take a day trip to the refined spa town of Tunbridge Wells (twenty-five minutes by car), visit Chartwell (home of Winston Churchill) or just snuggle up in your little nest and forget about the rest of the world. 

There’s an outdoor seating area if you fancy dining alfresco, and from May to September, you can use the host’s lovely outdoor pool and terrace as well.

Hidden away in the gardens of a 16th-century manor house, this home in East Sussex was once a stone farm building, but today, you'll find a rather lovely rural escape.

Despite the property's long history, the interior is contemporary in style, with smart Karndean flooring, soothing white walls and furnishings that come from the Scandi school of style. Aside from during the depths of winter, fresh flowers sourced from the flourishing south-facing garden, which can be spotted out of the living room windows, are thoughtfully arranged about the house by the host. 

Head out the back door and you can admire the magnolia tree and plant beds for yourself, or simply sit out on the patio with the barbecue smoking away in the background. From this vantage point, It's possible to see Newick's 11th-century sandstone church — the clock of which is silent, you might be happy to learn.

Elsewhere in the village, there's a cricket pitch, a children's playground, and a woodland walk that comes alive with bluebells in the spring. In the morning, why not check out the local bakery and grab some fresh croissants for breakfast? For lunch, stop by the cafe, and for dinner, choose from three oak-beamed pubs featuring roaring fires and tasty meals, all within easy walking distance.

Although the locale feels like the quintessential English countryside, the city of Brighton only takes thirty-five minutes to reach in the car whenever you have a hankering for a day at the seaside.

As at home in its natural environment as any building could be, this historic barn has been lovingly converted into a dreamy home. Set along a private lane in the rolling countryside just outside the village of Forest Row, its stunning views and rural setting are about as English as it gets. Here, you have no choice but to slow down, enjoy time with your loved ones and admire the beauty of the landscape. Just a six-minute drive from the village, with its pubs, hotel and nearby golf courses, it's about eleven minutes from the sprawling Ashdown Forest and the famous Winne the Pooh bridge.

As soon as you walk in, you'll feel at home in this space, with its charming period features. The heart of the home is the country kitchen, big enough to hang out in while someone takes a turn preparing breakfast and comfortable enough to spend long, lazy evenings around the farmhouse table. On fine days, you can open up the doors and eat outside on the deck. 

A large living room, with high ceilings and a log burner, is a perfect, cosy retreat for a movie before bed, and if you're feeling in the mood for some exercise, you can pop into the room next door for some yoga or weights, or head outside to kick a ball around on the field. 

There are numerous walks you can head out on, perfect if you're bringing a furry friend, and you can book all sorts of activities nearby, from horse riding to sailing. Half an hour from Tunbridge Wells and just under an hour from Brighton, it's well placed for day trips too.

Well-behaved dogs are welcome on request and the rooms are great for socialising, stretching out and catching up on work. Originally the stables of a grand 18th-century house, this charming brick cottage is set in a prestigious part of Royal Tunbridge Wells. Tucked away in a mews just a fifteen-minute stroll from the heart of the town, it offers comfortable accommodation with plenty of character features including whitewashed Moorish beams and a cosy country kitchen. If cooking at home doesn’t appeal, there's a huge list of nearby restaurants and pubs to choose from, all just a pleasant walk away, or you can enjoy sunny picnics in the four acres of park-like shared grounds near the abode. 

Just on the doorstep is Tunbridge Wells Common with footpaths and rocky outcrops to explore, and at the bottom of the hill, you’ll find the famous colonnaded shopping area known as The Pantiles, lined with boutiques, art galleries, cafes and outdoor seating. During the summer months, it’s also home to an open-air jazz concert held every Thursday evening. You’ll be perfectly placed for venturing further afield as well whether it be for a day of sailing at Bewl Water Reservoir or a day trip to London which can be reached in forty minutes by train.

Nestled on the High Weald, this mediaeval manor house promises fun for all the family – or a large group of friends – on the Kent and Sussex border. Sure, if you’re a large group, a fair number of guests will be sleeping on sofa beds, but with spacious rooms, we don’t think it’ll be a problem. Step outside and you’ll find extensive grounds and a heated pool, shared with the other two homes on-site, perfect for spending time in the great outdoors. Able to tear yourself away from your country piece of paradise? We recommend a visit to Penshurst Place, Chiddingstone or Hever Castle, all a short drive away.

This lower-ground apartment has a great location in Royal Tunbridge Wells, but more about the address shortly. Firstly, the plush living room has been decorated to a high standard and houses the dining table and a small double sofa bed for guests five and six. The narrow, galley-style kitchen is well-equipped, too, if you want to create some home-cooked meals. If you want a bit of fresh air, up some steps outside you'll find a lawned garden to enjoy. And, when you want to explore the area, the Tunbridge Wells Museum and Art Gallery is a short stroll away. Other attractions such as Dunorlan Park with its meadows and lakes, are also within walking distance.

One of a collection of three cottages on a thirteen-acre working farm in West Sussex, this home is nowhere near as rustic as these details might suggest. Step behind the front door and you'll find an interior that's contemporarily styled with a few quirky touches.

The stark white walls and sleek tiling make for a blank canvas against which the colourful cushions and hand-painted kitchen chairs really pop off. As well as that, the modern grey kitchen and pristine bathrooms are a world away from the back-to-basics country cottages that pepper the map in these parts – the rolltop bathtub in particular is sure to make a lot of guests very happy.

When the weather's on your side, there's a private outdoor space with an alfresco table and barbecue, but it's also lovely to wander about the shared parts of the site. The hosts run a private stud and breed native ponies, so if you're lucky, you might see a foal or two during your stay.

Situated on a small family-run agricultural nursery, we think this luxury lodge is the perfect place to switch off and recharge. Not only is the location excellent – the idyllic South Downs are practically on your doorstep – but the attention to detail here is second-to-none. Rainfall showers and eco-friendly toiletries in the bathrooms, Netflix on the smart TVs and a panini maker in the kitchen are just a few of the things we love. The design is impeccable with blue velvet, dark greys and lots of wood. It's the perfect blend between rustic, country living and contemporary comforts, with chic furniture handmade by host Lucca. Speaking of, he'll leave a welcome hamper brimming with goodies for you to enjoy, and depending on the season, it'll contain fresh Italian fruit and veg grown on their farm. 

Days start and end here out on the deck, enjoying alfresco breakfasts in the sun and evening dips in the private hot tub. In between, set off and explore the local area – just walk out the front gates and you're on the National Trust South Downs footpath, leading towards Highdown Hill. A fourteen-minute walk away is the local pub, a few eateries and shops in Ferring, and it's only a five-minute drive to the beach. And with Worthing, Chichester and Brighton all less than an hour by car, you'll have plenty of options for adventures around West Sussex.

This address might look effortlessly stylish on the surface, but look a little closer and you'll find that all the home comforts are present and correct. In the living room, for instance, there's a log-burner that you can get crackling while you loll about on the plush sofas facing the warmth. Up in the master bedroom — itself painted in a sultry tone of navy blue — there's an eye-catching copper bathtub that will have you scheduling a long uninterrupted soak into your itinerary. The rest of the house is dotted with house plants — especially in the light and airy kitchen-dining room — but if you want a bit more horticulture, head out into the private patio space, which is lined with flourishing beds and potted foliage. There's plenty of seating out here for taking full advantage of bursts of unseasonable weather, as well as a barbecue in case you're truly lucky. Even better is the fact that Chichester's main landmarks are within such easy walking distance. The Cathedral takes five minutes to reach, as does the town's castle.

Nestled between two islands on the picturesque banks of the River Thames – this beautiful thatched Edwardian home built in 1903, under a fifteen-minute drive from Windsor, is the perfect riverside retreat. Watch the boats, ducks and swans on the river go by from your own private heated pool. Lawns stretch down to the water – perfect for a game of croquet or challenge someone to a game of table tennis. There’s also a multipurpose play area for any younger children.

Inside, you'll see more of those divine riverside vistas. There are two living rooms and plenty of space for entertaining your family or friends. We love the master bedroom’s balcony, but a real highlight of this home for us was the bedroom attached to the side of the house on stilts. It’s constructed out of 19th century beams from one of the last pioneering ships bound for Australia and contains beautiful carvings and unique features from this period.

When you want to explore, your hosts can help arrange River Thames boat trips to pick you and your guests up directly from the garden. There’s also a lovely pub in the nearby village of Wraysbury, a ten-minute walk away. As well as close proximity to Windsor and Eton, Ascot racecourse is just over twenty minutes in the car and Thorpe Park, a fifteen-minute ride, while Henley, which hosts the Royal Regatta is forty minutes. If you visit London, Slough train station (a fifteen-minute drive away) runs services to London Paddington, the fastest being fourteen minutes.



One of England's Watery Gems

Sandwiched between the South Downs National Park and the Chichester Harbour AONB, it doesn’t get more away-from-it-all country glam than this little Sussex nook. It’s on the edge of a wildlife meadow, so sessions on the private terrace come with the soundtrack of birdsong and a gentle summer breeze.
