Your host, Caroline, has created a cosy, clever and modern delight of a home with a mix of rustic and mid-century furnishings. Two comfy armchairs are positioned in front of the sliding doors, so you can keep one eye on the television and the other on the wildlife busying itself in the immaculate garden. Tuck into breakfast in your private courtyard before taking a stroll past the pond and golden barley fields to the paddock, where Caroline’s Soay sheep are kept. Set out on a yomp along country lanes, stopping at gastro pubs along the way. And when it’s time to get some rest, we guarantee you’ll be out like a light as soon as your head hits the pillow of your cloud-soft bed.

On the outskirts of pretty little Orlestone, this sixteenth-century Grade II-listed cottage is picture perfect – so much so that it was featured in the Wealden Times Lifestyle Magazine. Beyond the manicured gardens are comfy rooms packed with original features, ideal for hunkering down. Pick your spot on a plump sofa with your feet up on the pouffe in front of the wood-burning fire, catch forty winks in the dreamy beds under Egyptian cotton sheets and patchwork quilts or tuck into your hosts’ homemade cake around the antique dining table. Spend glorious summer days on the lawns sprawled out with a picnic, enveloped in the sweet scent of the rose bushes while industrious bumblebees toil away in the foxgloves. On more adventurous days, don your walking boots and explore. Set off past the pond, through shady spots and open fields, eventually arriving at the Hamstreet Woods National Nature Reserve. There's been no horsing around in converting these stables into this studio retreat – excuse the pun. You can't have a country bolthole without a log burner to snuggle up in front of, right? Luckily there's one here, and the first basket of logs is provided to get the fire going. There's no escaping from the fact that this cottage is traditionally decorated, but it adds to the charm. The absolute highlight for us, though, is the garden with its wonderful views over wildflower meadows to Orlestone Forest (famous for its nightingales). When you're ready to explore, head to the nearby village of Hamstreet, with its shops, eateries and pub, a short drive away (it's walkable too).

Outside, you'll find an alfresco dining area – the perfect spot to tuck into the cake host Georgina leaves for you – and a cosy lounge area surrounding an open-air fire pit, which is ideal for enjoying a moment of calm while watching the sunset. You may even spot the resident kingfisher as it flies from the pond. When you're ready for sleep, drift off in the plush beds in the country-style bedrooms, then wake up feeling well-rested and ready to explore Kent. You're perfectly located for adventures – make the twenty-minute drive to the coastal Dungeness National Nature Reserve or reward yourself after a stroll with a pint in one of the delicious pubs nearby.

Known for its picturesque high street and proximity to the Kent coast and High Weald AONB, Tenterden is an excellent starting point for outdoor adventures. This cottage is just a short walk from the centre, putting shops, pubs, and eateries within easy reach. On summer days, you'll want to make the most of the garden. We think it's the perfect spot to enjoy alfresco lunches and evening sundowners. When the weather turns, the lounge is cosy as can be. You'll have all you need to settle in here, from a well-appointed kitchen to comfortable bedrooms. There's also on-street parking, so day trips to Rye, Camber Sands, and more are sure to be on the cards.

Tenterden Charm

A stone’s throw from Camber Sands, this stylish home takes beach shack to glamorous new heights, making it the perfect coastal retreat for friendly get-togethers and extended families. 

The interior is characterfully designed using reclaimed and antique materials, offering a revitalised version of seaside chic. The host is evidently a fan of up-cycling – look out for creative touches such as repurposed doors, stain-glass windows and rustic radiators. We especially love the wood-panelled walls and flooring that shape the space as a whole, while the comfortable furnishings, neutral tones and wood-burning stove keep things cosy. 

Here, as much attention has been paid to comfort as it has to style – drift off to sleep beneath Egyptian cotton bed linen or relax on leather sofas in the sitting room. But, don’t spend too much time inside as this home is close to an expansive sandy beach. Enjoy exclusive use of a private “No Through” sandy road, with access only to residents, and walk to the sand dunes in two minutes. End the day with early-evening sundowners on the front porch, sharing anecdotes and listening to the waves lapping in and out of the shore, before heading into the local village for a spot of traditional pub grub, five minutes away on foot. 

Camber Sands

Overlooking the river, this Camber cottage is ideally placed for a relaxing coastal retreat. It’s a short stroll down the lane to Broomhill Sands beach and just a little further along the coast to Rye – which has a wider selection of amenities. Back at home, the garden has everything you could need to make the most of the great outdoors – including a fire pit and a barbecue. The main cottage has two cosy bedrooms, while the third bedroom is located in a cute boathouse in the garden – making this a great option for those seeking a little extra privacy.

We love the garden, where you can unwind with a tipple and admire the scenery. Feeling sporty? The shared tennis courts are ideal for a mid-afternoon game. Inside, the design is contemporary, cosy, and just the right amount of quirky. The purple banquette is perfect for breakfasts, while evenings are best spent curled up with a book in one of the squishy armchairs. You’ll feel right at home here.

If you’re feeling up to it, you can reach Camber Sands in just over an hour by foot or a ten-minute drive in the car. Back at home, a living space that’s equal parts stylish and cosy calls for cups of tea in front of the fire. And when it’s time to head for the land of nod, an inviting bedroom finished in soothing coastal tones awaits.

We defy anybody not to fall completely head over heels for this cosy stone cottage nestled away in deepest Kent. Downstairs, you'll find a charming mix of vintage furnishings, shelves packed full of books and a log burner to gather around come nighttime. By contrast, the first floor is a more modern affair, with stark white walls, spotlights in the ceiling and sleek bathrooms each with a bathtub for a rejuvenating post-walk soak. There are patios with seating around the front and back of the address — compete with a barbecue ready for summer feasts — as well as a large garden. If this gives you the taste for the great outdoors, you're in luck as the Kent Downs AONB can be reached in a twenty-minute drive, while Hythe Beach takes just over twenty-five.

Leave your stresses and troubles far behind as you arrive at the foot of this charming coastal bolthole. Handily nestled little more than a stone's throw from the nearest pebbled beach, this place welcomes you to sample life by the sea in style – and we can't wait for you to see it for yourself.

From the outset, we are greeted by a soothing cream–washed facade and pretty porchway decorated with cascading flora and fauna – and as we venture beyond the brown front door, we can't help but feel instantly at home.

Decor wise, it's contemporary but cosy right through. A medley of neutrals and brights illuminate each and every room and the snuggly soft furnishings add to the homey appeal of the place. There's a lot to love here, but our favourite feature has to be the kitchen. Freshly renovated and leading directly onto the open–plan dining area, head here first thing in the morning and whip up a frothy coffee and get set to fuel up for the day ahead.

For those visiting during the warmer months, the sprawling garden with its sweeping patio and verdant lawn presents the perfect spot to soak up the rays. There's also a fully–furnished open–air dining set–up for all your al fresco feasts and the added bonus of a makeshift bar in the back corner.

Pitching up in the garden and staying put will certainly feel tempting at times, but with all that stunning scenery right at your fingertips, you'd have to be mad not to explore it.

As refined and attractive a home as you're likely to see, this single-storey apartment is a wing of a Grade II Gothic mansion. But what makes it truly unique is that it faces the ruins of an ancient Franciscan abbey that's of such historical importance it's been granted Scheduled Monument status. Set in the home's grounds, the abbey dates from 1285 and it's quite a sight to wake up to each morning.

Inside, the home is beautifully detailed, with character features like a meticulously restored original fireplace with log burner in the living room, Gothic plasterwork, ornate cornice to the high ceilings and stone mullion windows. Decorated in a classical country residence style, there's a Chesterfield to lounge upon, a vintage dining table and chairs, and an antique writing table. But it also boasts some tasteful modern touches, like the emperor-size bed with a cashmere and wool mattress and 800 thread count linen in the master bedroom, the stylish marble bathrooms, the cosy double bed and built-in bunkbed in the second bedroom. Comfortable and warm, it's a real home from home, with a well kitted-out kitchen (including a basket of local produce) and unbeatable views framed by tall windows.

With its own private and fully enclosed garden and a wood-fired hot tub, you'll no doubt be spending much of your time outdoors, and there's a table and chairs plus a barbecue for meals alfresco. But the village pub is only a short walk away and the charming medieval town of Rye, bursting with pubs, shops and restaurants, is just a few minutes by car. Explore Winchelsea’s cellar tours, 13th century church with stunning stained glass windows, farm shop, pub, and vineyard wine tours hosted by a neighbour of the home. Keen walkers can hike across the marshes, while beach lovers will be in their element – Winchelsea beach is just down the road, while both Rye Harbour and the famous dunes of Camber Sands are a short drive. You're also only two hours from London.

Five floor-to-ceiling windows offer views of the surrounding nature reserve – you’ll be perfectly positioned on the Dungeness Estate, on a shingle beach 3 miles into the English Channel.

Beachfront living is hard to beat, and that's exactly what this fuss-free apartment offers. Set on Sandgate Esplanade, the shingled beach is just across the street. It's on the top three floors of a Victorian building dating back 150 years, so expect to climb quite a few stairs. You'll find it's worth the effort, though, as the views from up here are superb. The bay window offers sweeping sea panoramas, including a glimpse of France in the distance. It's not the most modern home – the communal hallway is especially dated – but it works well for families keen to be seconds from the sea.

Beachside Solitude

Positioned directly on Dungeness's public beach, this former foghorn testing station has been fully renovated into a unique getaway for two. The nearby lighthouse's foghorn still works, although we much prefer the idea of waking up to the sound of the waves and seagulls. The sea is literally on your doorstep, and huge glass doors and a small terrace maximise the idyllic views. It's more of a studio than a one-bed, but we like the single-level layout. Although phone signal is patchy here and there's no proper TV, there is wi-fi for remote working and streaming. That said, the Bose speaker system, wood burner and teak bathtub are all you need to truly unwind.
