Nearby, you'll find plenty of kerbside cafes, innovative restaurants and vibrant bars within a stone's throw of your front door, making it the perfect choice for young couples and solo travellers looking for a cool base with a sense of community, where everything is within walking distance.

The open-plan interior features elegant antique armchairs sitting happily alongside industrial-chic steel tables and chairs – it's not a marriage we've seen before, but it works. A sleek modern kitchen completes with space, equipped with everything you might need to whip up delicious homemade meals.

A calming white bedroom offers a pristine place to relax and unwind at the end of the day, while the thoughtfully designed bathroom is perfect for pampering sessions. 

Move Like Jagger

This elegant hall situated in Norwich awaits you, with verdant private grounds that are perfect for spending afternoons out on the grass under the sun as a family. What makes this home unforgettable is the amazing access to the gorgeous surrounding lake, fitted with a boat berth and kayak for all of your boating needs – we recommend sitting on the deck as you dip your feet in the water while you sip on a cup of coffee or glass of wine. From the lake, you'll find that you're encompassed by plenty of greenery in this incredibly peaceful and rural spot.

Evenings can be spent playing on the pool table as you challenge your loved ones to some games. Watch the sunset in the evenings from the alcove sofa in the dining room with a book as you sink into the comfy cushions – you may spot the local birds flying to their nests as the amber glow closes in. 

The city centre of Norwich is only a twenty–two–minute drive away and is filled to the brim with eateries, shops to browse, and charming pubs to while the hours away as a family. Bracon Ash is a short walk away with a wonderful playground for the children as you tuck into a light bite under the sun – or a tasty homemade picnic.

Vintage Hibiscus

This majestic house is surrounded by an immaculate garden and private woodland. With its stately grandeur and Georgian architecture, it's a true one-off. Inside, opulent furnishings nod to the history of this estate and provide luxurious comfort. There's even a house manager and team on hand to prepare the home to suit your occasion. The surrounding coastline and local countryside provide ample opportunity for beautiful scenic walks and outdoor pursuits. 

Sense & Sensibility

Set within pristine manicured lawns, this impressive manor home will captivate you from the moment of arrival. Outside, you can enjoy swims in the heated pool and long soaks in the hot tub. There’s a barbecue for summer afternoons and games for kids. Inside, the elegant rooms are perfect for entertaining and cosy evenings by the fire. Eight of the bedrooms come with ensuite bathrooms and all of them feature everything you could need for a refreshing night’s sleep. And when you’re ready to adventure further afield, there are walking trails straight from the door. Plys, it’s a short drive to the Broads, the coast and the heart of Norwich. 

Garden of Magic

Tucked between the Broads National Park and Great Yarmouth on the Norfolk coast, this converted hayloft is an ideal escape for two. Inside, it’s all charming beams and A-frame ceilings, with heaps of space to stretch out after a day in the salty sea air. A sunny courtyard is perfect for morning coffees and cocktails under the stars. You'll also find a communal tennis court and eight acres of grounds to roam. And speaking of roaming, there's plenty to get up to in the local area, from birdwatching and beachgoing to outdoor adventures in beautiful surroundings.

Norfolk Haven

You can't get more central – or more charming for that matter – than Norwich Lanes. Steeped in history, this area is brimming with independent shops, delicious restaurants, and buzzing bars – and you'll find it all just moments from this apartment. Inside, a cosy living area invites you to kick back after a spot of sightseeing. The kitchen boasts a breakfast nook and all the essentials for cooking, and there's even a roof terrace for barbecues and sundowners. Granted, in this vibrant spot, noise is likely, but we think that it's worth it to be a stone's throw from all the attractions. 

The Lanes Lookout

With farmland to the front and the owner’s beautiful private nature reserve behind – this gorgeous home, part of a cluster of mill buildings, is in an idyllic spot. 

Take a stroll through winding footpaths of the reserve that meander through meadows and forests of giant cedars and ancient oaks. In spring, you’ll see enchanting carpets of bluebells, primroses and daffodils, but whatever time of year you come, you’ll be treated to an array of wildlife, from chaffinches to woodpeckers. There are maps to find the footpaths going onwards to Snape Maltings, just over two miles away, and to the sea at Aldeburgh (or it’s seven minutes in the car). You can borrow some bikes too if you prefer to cycle.

You don’t have to go anywhere to get some fresh air, though. There’s a lovely old cobbled, sunny courtyard where clematis and wisteria clamber up the walls – it’s the perfect spot to enjoy the welcome hamper of breakfast goodies. There’s another patio area, too, with fragrant rambling roses – ideal for a glass of wine.

The home itself is a sympathetic conversion of a stable and grain store. We adore the character features inside, such as the traditional 17th Century Suffolk white brick flooring, wood-panelled walls and old oak floorboards. Part of the original manger has been incorporated into the wall dividing the kitchen and the living space area – a lovely touch. Open the stable doors here and listen to the blackbirds singing at dusk. Furnished with antiques, this cottage will appeal to couples and pet owners looking for a luxurious country bolthole.

This Seething Village cottage sets you up for a relaxing stay close to the Norfolk Broads and coast. A perfect base for a family getaway with furry friends in tow, there’s plenty of space for everyone to relax and unwind here. Expect two sitting rooms and a free-flowing kitchen and dining area that’s made for socialising. Spend winter nights curled up beside the sitting room’s wood-burning stove. While summer evenings are all about alfresco dining in the enclosed rear garden with a patio that catches the sun all day long. When the coast comes calling, Winterton-on-Sea and Horsey Gap to see the seals are all within easy reach.

A Gentle View

An idyllic countryside escape, this home is perfectly set up for a group of friends or family looking to explore the Norfolk Broads and the Suffolk Heritage Coast. This Georgian property includes a beautiful sunroom with a pool table, a comfortable sitting room, and four magical bedrooms. Gather your ensemble for a games night in the dazzling conservatory with elegant grey furnishings, vintage record prints and large picture windows, or spend cosier, more intimate evenings curled up in front of the crackling fireplace with a good book in the lounge. Overlooking Waveney Valley, you'll be surrounded by farms, fields and meadows that make for wonderful countryside walks. You're also just a short fifteen-minute amble from the charming village of Somerleyton with its grand hall and fantastic pubs. Here, you'll also find tranquil footpaths and scenic cycling routes that crisscross the stunning countryside. Five minutes up the road, St. Olaves is the place to go to hire a boat for a relaxing day on the river. Meanwhile, the beaches of Gorleston and Great Yarmouth are around a twenty-minute drive. With its serene setting and well-connected location, you're in for a truly relaxing holiday. 

Somerleyton Meadows

You'll find this charming home in the village of Morley St Botolph, right in the heart of Norfolk's countryside. It's the perfect location to slow down and unwind. Country walks are on your doorstep, quaint market towns are a short drive away, and the coast is reachable in an hour when you fancy a beach day. Welcoming and warm, this home offers plenty of space to stretch out. Snuggle up in the beamed living area, show off your culinary skills in the modern kitchen, or retreat to one of the bedrooms for some well-earned R&R. Outside, the sunny garden boasts countryside views – perfect for summer afternoons.

Countryside Corners

Nestled in the cosmopolitan heart of Norwich, referred to by some as the "Notting Hill" of the area, this bright apartment boasts plenty of charm. Set over two floors and filled with interesting touches, this is a city pad with personality. 

We love this home’s quirky vibe, owed in no small part to its bold use of colour. Nowhere is this more apparent than in the lounge area, with its eye-catching Chesterfield sofa and ottoman, both promising a cosy snug. The living area is split-level with the kitchen raised up above the sitting room, a stage for cooks to perform their culinary theatrics. Luxury in the bedrooms is a little more understated, a soft palette ushering you into a gentle night's sleep under the skylights. 

Open your front door and you're in the heart of an area with a lively mix of restaurants, cafes and bars, plus numerous green spaces dotted about. You get the magic of the city centre, located just a fifteen-minute walk away, without too much of its hustle and bustle, and with all of the comforts at your disposal, there’s everything you’ll need here for a truly relaxing stay. 


Market Aubergine

Getting out to the countryside is a treat on its own – add some rescued horses (there's an on-site horse sanctuary) and a 400-acre estate to roam, and we are sold. This cosy home sits on the Broads National Park border, which boasts over 125 miles of tranquil rivers and lakes that you can explore. Fritton Lake is a six-minute drive or a thirty-minute walk – spend a day out kayaking, or head out to the Norfolk beaches – Lowestoft and Great Yarmouth are both around twenty minutes in the car. 

When you return, this home will greet you like a hot cup of cocoa – the muted wall colours are soothing. Whip up some dinner with some fresh, local Norfolk produce and enjoy the fruits of your labour at the dining table. This place is ideal for a family – there are board games aplenty to keep everyone occupied. The master bedroom even has a jacuzzi-style bath, inviting you to have a soak after a long country walk.
