After a windswept walk on the beach, it offers a warm welcome – think delicious home-cooked dinners and cosy fireside evenings. And in the summer months, the heated swimming pool is a real treat, set in a pretty garden that’s peaceful and secluded. Some of the best beaches in West Sussex are on your doorstep too, like East and West Wittering, and historic Chichester is only fifteen minutes away.

Past Horizon

Located just steps from the beautiful East Wittering beach, this contemporary home is the ultimate seaside staycation. Boasting a private balcony with sea views, start the day with a cup of coffee while you breathe in the fresh sea air. When you're ready to head out and explore, you'll find golden shores mere minutes away, where you can stroll, sunbathe and surf the waves. If you fancy beach hopping, West Wittering is only a 10-minute drive away and has Blue Flag status.

After a day on the sand, travel home to jump in the shower and enjoy a family dinner in the garden. The lush green lawn offers plenty of space to stretch out and is perfect for little ones wanting to blow off some steam while the adults prepare food on the barbecue. When dinner's ready, gather everyone around the dining table on the patio and tuck in.

Natural light is ushered into the open-plan living, kitchen and dining area, the true heart of the home, and deep comfortable sofas, a natural palette and beautiful log burners welcome you in and wrap you up in a hug. Enjoy a movie night in front of the flat-screen TV – but only after you’ve indulged in a divine feast at the sprawling dining table, neatly tucked amongst a corner of windows. Sneak off for a relaxing bubble bath with a glass of Prosecco in hand, and it will be the most wonderful way to unwind.

Indulge in a morning coffee sat next to the lavender, listening to the hum of the bees for a peaceful morning treat. Wind in Your Sails

Set near the water’s edge on Hayling Island, this contemporary home really makes the most of its picturesque position. The house has an upside-down layout, with the bedrooms on a lower floor and the living space upstairs, ensuring extra-special views from the sofa. We love the garden, which has plenty of room to relax in the fresh sea air, and the covered balcony, where you can enjoy the view even when it rains. The island itself is a true holiday haven, with unspoilt beaches, scenic cycle trails, and a kid-friendly amusement park. Little ones will also like this home’s hidden playroom and bunk bed slide – but guests of all ages will love this coastal gem. 

 Tides of Hayling

Bright, cosy, and just a stone's throw from the beach, this home in East Wittering ticks all the boxes. The living space is filled with light and has more than enough room for everyone. Need to work from home? A dedicated study is the perfect spot to catch up on emails. Come summertime, you'll want to make the most of the garden. It's fully fenced and ideal for furry friends, with a decked area that invites sundowners and barbecues. Last but not least, there's the location. Not only is the coast a short stroll away, but East Wittering village is also within walking distance, where you'll find restaurants, shops, and a bevvy of local pubs.

Harbour's Retreat

They say that first impressions are everything and we defy anybody not to be wowed upon laying eyes upon this Georgian property close to the West Sussex – the handsome brickwork, large sash windows and manicured front garden give off a real air of grandeur.

We're happy to report that this attention to appearance continues inside. The design treads the fine balance between heritage and modernity rather adroitly, with antique furnishings and decorative items sitting quite happily alongside more contemporary artworks and a smart kitchen. As well as looking the part, you won't struggle to get cosy in the pair of living rooms, complete with shelves packed full of books, a fireplace and a grand piano next to the bay window.

Nor will there be any difficulty in finding somewhere to unwind in the large garden during bursts of warm weather. Little ones will love bouncing about on the trampoline, while there's a large alfresco table that is the perfect setting for an alfresco dinner party – as well as a barbecue to help make that a reality.

If you're ever in need of ingredients, there's a farm shop just next door to the home. You don't have to go far to find distractions, either. The seaside village of Selsey is just over five minutes' drive away and there's a great choice of beaches in the local area, including West Wittering about twenty minutes away in the car. The cathedral city of Chichester takes a similar amount of time northwards, too.

Dashing Gentleman

Pack up your bucket and spades and hit the beach at this contemporary yet playful home located just a five-minute stroll from the unspoilt sandy shores of the exclusive West Wittering Estate. A home begging for an intimate group of family or friends to come together, there's ample space to all spill out here. When the sun shines, pad across the cool, polished concrete floor and slide the patio doors right back to let the sunshine in. Kick back with a morning coffee from the espresso machine on the terrace while children play in the vast lawned garden. Or join them for an impromptu game of football – there's goals ready and waiting for action. On cooler days, come together around the vast dining table and break out the home's board games – the underfloor heating will keep toes toasty. Challenge your troops to a round of table football. Or sneak away upstairs for an early evening bath in the master suite – a glass of something chilled optional. When the sea finally calls, the soft sandy shores and dunes are just five minutes away for castle making, kite flying, and, if you're lucky with the swell, surfing. Should tummies start to rumble, there's a cafe at the beach, and the village's gastropub and coffee shop are just three minutes from your door. Or take a stroll along the coast to East Wittering (or a four-minute drive) for obligatory fish and chips on the beach. 

Elephant's Breath

Keen to be a stone’s throw from the shore? This coastal retreat is just a ten-minute walk from East Wittering’s pebble beach and a five-minute drive from the Blue Flag sands of West Wittering. When you're not taking advantage of the fantastic location, you'll find plenty to enjoy back home, too. The patio has all you need to kick back in the sunshine, including a gazebo ideal for sundowners and a barbecue where you can grill up the catch of the day. Inside, there's an open fire, board games, and cosy touches to make you feel at home. We think it's a brilliant choice for a laid-back family stay.

Shore Serenity

Glorious views, fresh sea air and an abundance of coastal charm – the tranquil village of West Wittering makes it easy to slow down and embrace life in the great outdoors. And just a short five-minute drive from East Wittering Beach, this home provides a welcoming seaside sanctuary. 

From slow morning breakfasts around the table to lazy afternoons with a book by the wood-burning fire and long soaks in the bath, you’ll find everything you could need for a restorative retreat. And with the welcome addition of a barbecue and pizza oven, summer evening’s can be spent embracing family fun and delicious meals in the garden. 

Back inside, you’ll find the living room sets the tone for cosy movie nights while the snug bedrooms will ensure you awaken feeling refreshed and ready to explore. 

Days can be spent strolling along the seafront, braving invigorating swims, following hiking trails and admiring the beautiful views. You’ll find it's just a short walk (or drive) to the local shops, pubs and restaurants, while the historic city of Chichester is easily reachable by car too.

A working clock takes pride of place on the home’s old facade, surrounded by white cladding and red brick. The walled garden out front welcomes you with an alfresco dining area – perfect for a summer cocktail or two – and a patio bursting with flora and illuminated with strings of lights at sundown. Stepping inside, the living room is made cosy with a wood-burning stove and you can choose between the plush leather or soft velvet sofa to lounge away the evening. It’s the quirky touches that really grabbed us though – brass pineapple lampstands and gnarled wooden beams on display in the bedroom. You’re in the heart of old Chichester here, a ten-minute walk to the 12th-century cathedral and amongst shambling streets with coffee shops, pubs and restaurants a-plenty. If exploring the outdoors is more your scene, the South Downs National Park is a five-minute drive, and the wild-life filled trails of Chichester Harbour AONB is a ten-minute drive.
