You’ll find this laidback retreat, with its coastal-inspired colour scheme and grounding natural textures, just ten metres from Agia Paraskevi Beach. Waking up here is a pleasure, especially when an Ionian breeze drifts through the open windows. Begin your mornings with a traditional Greek breakfast in the neat living space before heading out onto the terrace to watch the day slip away from the vantage point of a lounger. If the heat gets to be a bit much, cool off with a dip in the pool or skip down to the seafront to bob about in the calm waves. 

In the late afternoon, jump in the car and take the ten-minute drive into Sivota for a bite to eat in a family-run taverna and a stroll through the vibrant streets. Find a spot to watch the sunset by the marina then head home for an early night in your comfortable bed. 

In Rainbows

Poised on a mountainside overlooking the village of Syvota and the Ionian Sea, this villa offers breathtaking vistas and an endlessly comfortable base from which to enjoy them. 

Boasting a private infinity pool framed by deck chairs, you can while away hours in the inviting waters while catching some rays and admire incredible sunsets over the sea, a glass of Greek wine in hand. 

Inside, a modern, pared-back decor keeps things fresh and comfortable with a sleek kitchen area beckoning breakfasts over fresh coffee and plates of locally bought fruit and a comfortable bedroom with direct access to the pool and patio. Factor in the luxurious rainfall shower and you’ve got everything you need for a blissful stay. 

Outside of your home, you’re a twenty-five-minute walk (or a ten-minute drive) from beautiful Mikri Ammos Beach, while the village of Syvota is five minutes away by car. 


Greek Mythology

This Greek villa offers stunning views of the Ionian Sea to Corfu and Paxos beyond and is situated just a ten-minute walk from the sand of Zavia Beach and the village of Sivota. The home features an elegant outdoor pool, along with a terrace, perfect for alfresco meals. Keen chefs will appreciate the sleek kitchen and dining area, making it ideal for organising group feasts in the evening. Bear in mind that although Sivota is within walking distance, a car is recommended here to get the most out of your stay. 

Gods Of The Earth

If proximity to the sea is your number one holiday requirement, then this villa is the place for you. Located right on Karvouno Beach, you're never more than a few steps away from the gorgeous golden sand and crystal-clear waters. 

The home itself is a modern space with chic, sophisticated interiors – and, with two living rooms, everyone can enjoy their own peace and quiet. There is an excellent range of amenities to enjoy here, from the sauna to the gym equipment and even a hot tub with fabulous sea views. And, you'll love the sparkling swimming pool – it's the perfect place to cool off when the temperature rises, before refueling with a barbequed feast on the terrace. 

Your host will arrange for you to have your very own sunbeds and umbrellas on the beach, and can even provide kids' toys to keep the little ones busy. The surrounding village of Syvota is full of Greek charm – you'll love wandering the pretty streets, and stopping off at the tavernas for a glass of local wine. And, if you fancy a day trip, you can book a boat to whizz you over to the island of Corfu in only half an hour. 

Petite Paradise 

Sometimes a home leaves us a little lost for words. This stunning piece of contemporary architecture is only outdone by its unbelievable views across the Ionian Sea – all the way to the islands of Paxi and Corfu. Built on a hillside, everything about this place has been designed to make the most of that view. With huge, double-height window walls to the open living space and a master bedroom that feels as though you could step out across the sea, it's the place for you if you can't get enough of the colour blue.

The outside space is smart and simple, with a covered dining area that you'll want to use for every meal of the day and a comfy lounging area where glass balustrades mean nothing distracts from the view. But best of all is that just a step or two from your giant sliding doors is one of the most magical infinity pools we've seen. Floating in the water here, which wraps around one side of the villa, it's hard to tell where the pool ends and the sea begins, and where the sea's shade of blue meets the sky's. This has to be one of the best views in the world.

From here it's just a two-minute drive to Mikri Ammos beach and five minutes to Sivota, where you'll find a picture-perfect harbour lined with restaurants and shops – all backed by the area's rugged, green mountain range.




 

Dripping in Blue

Perched above the pretty harbour town of Sivota Epirus, what this cave-style villa lacks in size, it more than makes up for in scenery. Whether you're sprawled out on the sun loungers, swimming in the dazzling infinity pool or waking up in the comfortable beds, you'll have spectacular views of the Ionian Sea every way you look. The sunsets here are absolutely magical. Our suggestion? Pour yourself a glass of local wine and get comfortable on the chairs because you won't want to miss a single moment. 

Even when you're relaxing inside, you can make the most of the vistas, thanks to the open-plan layout and patio doors leading onto the terrace. The design is modern and sleek – we love the Guy Laroche amenities, super-soft linens and lavish rainfall showers in the en-suite bathrooms.

When you fancy mixing things up, it's only a two-minute drive to Mikri Ammos beach. Also worth a visit is Sivota's idyllic seafront (ten minutes by car), lined with tavernas, cafes, bars and boutiques. Make like the locals and enjoy fresh-caught seafood right on the water, or for an adventure, rent a boat and visit the three wooded islands (and their hidden beaches) just off Sivota's coast.

Beguiling Tide

The sunset from this villa, on a mountainside above the picturesque town of Sivota, took our breath away. Watch the Ionian Sea turn a rich Greek honey colour as the light begins to fade. Then go for an evening dip in the gorgeous infinity pool. We love the views over the islands of Paxos and Corfu from here.

Inside, there’s a beach vibe, with soothing ocean blues and pebble greys. Both bedrooms have the most glorious sea vistas – what a way to wake up in the morning. Let the concierge arrange a massage for you after breakfast – total bliss.

Or, if you fancy exploring, there’s plenty to see. Situated in Sivota Epirus on the west coast mainland of Greece – the fishing town of Sivota with its tavernas, cafés, bars and boutiques is a five-minute drive away. Mikri Ammos, set in a small blue cove surrounded by cliffs, is a two-minute drive if you want a day on the beach.



Woven Of Soft Lights

Moonlight Sonata

Contemporary and super stylish, this sleek new home is part of a small development built into the hillside, overlooking the beautiful bay of Syvota. With some of the most romantic Ionian sunset views you're likely to find, it's been designed for up to four. Here there's nothing to distract from the main event – the epic sea view – with a luxurious private infinity pool disappearing over the edge and frameless glass balustrades.

Inside it's cool, modern, and minimal. White and grey hues, along with smooth concrete, natural stone, and lots of glass keep it fresh and bright, and it's a world away from the stresses of day-to-day life. Whip up a breakfast of fresh fruit and coffee, read all day on the sunny terrace, or drive to one of the area's fabulous beaches, later heading into town for a special meal together. Just be sure to get home in time to watch the sun go down – you won't want to miss it.

Stonemade

Sivota is well known for its hilly terrain and striking shores – a truly unique coastline that's perfect for hiking, as well as island hopping to nearby Corfu and Paxos. But with pristine beaches and crystal-clear waters, you might not need to leave the mainland. And just a seven-minute drive from Sivota Marina, this villa might give you more reasons to stay put.

After arriving at this hillside abode, the first thing you’ll notice is the breathtaking coastal view. This home makes the most of its mountain location by allowing the scenery to extend out from its glass terraces. An infinity pool takes pride of place, with cushioned loungers at either side, where you can start with brunch in the morning, a swim in the afternoon, then cocktails as you watch glorious sunsets over the archipelago.

When you need a top-up, head in through huge glass, sliding doors and into a modern living space. Understated furniture, white walls, and a matte grey kitchen make the whole room feel bright and fresh. But the real purpose of this minimalist decor is to let the main attraction stand out from every room – that fantastic sea view.

Ionian Infinity

Steps from a private beach, this seaside home boasts postcard views over the bay. A haven for outdoor hangouts, there's a pool, a hot tub, and a dining table for post-adventure barbecues. You'll also find a cinema room and exercise equipment inside, though having the bedrooms on different floors may suit adult groups or families with older children better than those with little ones. Sivota is a just few minutes away by car, offering a working harbour, boat trips, and authentic cuisine.

The Fountain Spring

Set atop a hill overlooking the glittering Ionian Sea, this low-slung, laidback villa is deliberately simple and immediately soothing. Inside, it’s bright white and pale blue with huge glass doors framing the endless seascape. Both bedrooms spill out onto the suntrap terrace where slow mornings begin with fresh fruit and Greek coffee. Settle into a deckchair with an ice-cold drink or lie back and relax on a comfortable lounger. When the temperature begins to rise, slink into the infinity pool and float about in the cool water. 

In the afternoon, explore Greece’s stunning coastline. You’re a ten-minute drive from Megali Ammos Beach and forty minutes from the pine-clad seaside town of Parga. After dinner in a traditional taverna, head home to pour yourself a glass of wine and watch the sun dip into the navy ocean.
