A short drive from the medieval village of Arcevia, this historic country house offers a peaceful retreat in the gentle hills of Le Marche. Set across six self-contained apartments, it’s well suited to larger groups or families travelling together, with plenty of privacy when needed. The interiors lean rustic – think exposed beams, stone walls and sturdy wooden furniture, offering plenty of Italian charm. Outside, there’s a pool, two hot tubs and various garden spots for al fresco dining or sunset aperitifs. You’re also within easy reach of walking trails, castles and local wineries – making it a sublime setting for exploring.

A Rustic Vision

Once the residence of a local noble lineage, this renovated country home provides a tranquil base for families and large groups. You'll find it nestled in verdant hillslopes, boasting five acres of lush landscaped gardens and panoramic views of the medieval town of Valfabbrica. Here, the famous Sentiero di San Francesco hiking trail is practically on your doorstep, while the beautiful towns of Perugia and Assisi are less than a thirty-minute drive away.

At first glance, this home charms with its rustic stone facade. Inside, it's all exposed beam ceilings, terracotta tiled floors and traditional furnishings. We especially love the country kitchen, fully equipped for home cooking and seamlessly connected to the lounge and dining room through wide, sweeping archways. After a restful slumber in the spacious sleeping quarters, fire up the Moka pot and enjoy espressos on the patio. 

Outside, expansive gardens offer ample space for relaxing in the sun. Spend your days catnapping on a sun lounger or tucking into a picnic amidst the foliage. On balmy evenings, gather for alfresco feasts on the wood-fired oven and masonry barbecue before curling up in the cosy lounge by the warm glow of the fireplace.

Divine Reverie

Arriving at this Umbrian villa, you wouldn’t think it was a new build – it’s got all the character and charm of an old, Italian farmhouse with brick-lined, arched windows and a terracotta roof. It’s built with local stone and embraces organic architecture. Blending in with its bucolic surroundings, it looks out over the Oasi di Alviano nature reserve – home to protected Umbrian flora and fauna. It’s a short drive to Terni to explore ancient ruins and local cuisine in family-run restaurants and a traditional medieval hilltop town awaits at Todi nearby.

The first thing that catches the eye is the inviting, Roman-style swimming pool that looks out over the fauna-filled valley and patchwork fields to hazy hills in the distance. A loggia-style dining area houses a table for the group and a barbecue grill, all with that stunning view before you. Steal away to the olive grove and curl up in a hammock with a holiday read.

Inside, antique and vintage pieces throughout add to the old farmhouse feel of the home, alongside wooden ceilings and terracotta tiled floors. A huge double-sided fireplace sits between the dining and living room for cosy evenings in. The view from the arched window in here is simply sublime – framed like a picture on the exposed stone wall. Up on a mezzanine level, you’ll find a secluded little reading nook to hide away in.  

New Old World

Chic, contemporary and packed full of all the necessary ingredients for a relaxing stay, this villa is an ideal base for a small family or group of friends on an Italian getaway. The cherry on the cake for us is the outdoor space. Sun-kissed terraces allow you to gaze out at the sparkling lake views, or you can cool off in the Perugian sun with a swim in the private pool. Lake Trasimeno is a mere stone’s throw away, perfect for when you fancy a day on the water or a simple refreshing stroll around the shore. 

Sunshine Rhapsody

Dating back to the 14th century, this farmhouse has an adjoining church which was once the parish of the estate, so it’s steeped in history. Inside, there are plenty of areas to relax and the elegant decor compliments the character features. Another total highlight is the beautiful vistas of the valley from the garden, terraces and the private heated swimming pool and Jacuzzi. You may feel like staying put in this magical home, but if you want to explore, then Perugia, with its medieval Priori Palace and Gothic cathedral is within driving distance.

Emerald Hideaway

This peaceful villa boasts a sprawling garden with plenty of outside living areas nestled in the Umbrian countryside. Take in views of the mountains while relaxing on sun loungers around the private pool. It's a perfect fit for those after a rural retreat. There's also a table tennis table, barbecue, and sauna (fees apply), making it well-suited for larger groups looking to relax at home. Meanwhile, we recommend having a car due to the remote location. From here, you can reach plenty of golf courses and charming villages by bicycle. Your host even provides four bikes for your own adventures and excursions.

The Lady's Retreat

Sit out on the balcony of this home and enjoy the view over the Umbrian Valley. The lush, green countryside is echoed in the home’s 3.5-hectare garden, where you’ll find an olive grove with 700 trees, alongside manicured lawns and terracotta terraces nearer the home. Breathe in the scent of oleander flowers and fig, plum and fruit trees as you make your way to the pergola framed by trailing plants – the perfect spot for an alfresco lunch cooked on the traditional wood oven. You’re likely to spend much of your time laying back on the sunbeds or swimming in the pool, but in the evenings, the glass gazebo is the perfect spot to enjoy a glass of local wine. Inside, as well as the main kitchen and grand living space, you’ll find a separate kitchen, sitting room and two bedrooms on the lower floor, making this a great space for two families or groups of friends.The historic town of Foligno is just 5km away, with Perugia a 40-minute drive and Siena only a little further in the distance.

Abriana

Set within an expansive estate in Umbria, this villa was once a 13th-century water mill. Beautifully restored, it offers a range of impressive facilities that make for a relaxing retreat. From the underground Jacuzzi to the sauna and outdoor pool, you can enjoy private spa days here, making it the perfect choice for a romantic getaway. Close to a stream and surrounded by greenery, you’ll have plenty of peace and quiet here, while many of the area’s well-known towns like Perugia, Arezzo and Siena are within easy driving distance when you fancy a change of scene.

Villa Serenity  

In the folds of the hills, this home is all about those Tuscan sunsets. Catch the golden hour, as the sun dips below the forest-clad hills, from the terrace where curtains frame the view and dining by candlelight is a delight. Days can be spent drifting from one terrace lounge to another, or swimming laps in the pool – the sun hits the water throughout the day. There are two farmhouse-style kitchens to choose from – one is professional-grade in the basement of the main villa and the other, a smaller affair in the separate cottage. Guests can spread out between both buildings, each with its own living room, and join together for excursions to Cortona, 10 kilometres away.  

Rosemary Breeze

Nestled in a private estate, this thoughtfully restored farmhouse has been transformed into an idyllic country retreat. You can soak in the stunning views while swimming in the pool. There’s also a home spa with a Jacuzzi, a sauna and a treatment room where wellness treatments can be arranged for an additional fee. There’s an abundance of socialising space inside with two reception rooms and a home bar for celebratory drinks. All of the bedrooms come with en-suite bathrooms for optimum privacy and housekeeping can be arranged on request. You will need a car to get around here, but it’s just a short drive to Orvieto. 

Ancient Earth

Even though this charming villa sits out in the Umbrian countryside, you can see the medieval fortress of Asissi from the terrace. The winding streets packed with cafés, restaurants and ancient sights are just a five-minute drive away, yet your secluded abode is surrounded by fields and hills for peace and quiet. Plus, there's a traditional osteria serving Umbrian cuisine on the edge of the forest, just 1km from the villa – four bicycles are provided to get around. 

Within the grounds, you’ve got a sparkling swimming pool on the hillside, overlooking the valley below. While away the days floating on the lilo and drying off on the comfy, beanbag-style loungers. To the side of the house, you’ll find a wooden pergola with greenery creeping up the woodwork where alfresco dining comes courtesy of a wood-fired oven. 

Alternatively, you could opt to cook meals in the sleek, modern kitchen inside and dine in the open-plan living area, surrounded by modern artworks. Bold, textured paintings sit on gallery-white walls and striking sculptures populate the corners of rooms. Perhaps the greatest image, though, is the view of hilltop Asissi from the sliding glass doors in the plush living room.
