Offering plenty of space across the main house, plus a separate annexe that sleeps up to four guests, you'll have access to two kitchens and living areas here. Best of all, however, is the garden set-up featuring a swimming pool overlooking the landscape with a sun terrace and a jacuzzi hot tub. Although the home's traditional elements may not be to everyone's taste, modern furnishings present a comfortable space where guests can relax after days out discovering the Province of Macerata and surrounding areas.

Dating back to the 11th-century, this watchtower is just as striking as its surroundings. Overlooking the Sibillini Mountains, you can admire the sweeping views while soaking in the hot tub or swimming in the pool. There is also an amphitheatre, beautiful gardens and a terrace with a barbecue – perfect for alfresco dining. Inside, the rooms unfold across two apartments and offer a unique sense of character. It’s worth noting there are a number of steps here so this may not be the best option for young children, but it’s the perfect setting for an adults-only escape. From here, you can follow hiking trails straight from the door, take the short drive to Amandola or adventure further afield towards the Adriatic coast.

Sitting within a medieval borgo (little village) whose heyday was the early 17th century, this villa complex embraces old-world Umbria. It’s pure peace and quiet out here between the endless olive groves (extra virgin olive oil is the region’s speciality) and rolling hills covered in a patchwork of fields. It’s five kilometres to Monte Castello di Vibio with its ancient theatre and fifteen kilometres to the pretty town of Todi for restaurants and supermarkets.

The yard, where wheat was once threshed by hand, is now home to a smattering of chairs and tables for tipples in the sunshine. The porticoed upper terrace is the perfect spot for breakfast, or big barbecue lunches, with views of the 22-hectare estate. But the crowning glory of the gardens has to be that Roman-style swimming pool with its panoramic view of the countryside.

Accommodation is split between three separate buildings set around the courtyard. Two annexes have their own kitchenettes, living rooms and dining area so the group can spread out. The main villa is home to myriad antique-filled lounges and living rooms, including a striking main lounge set around the ancient hearth. Low, wood-beamed ceilings and old agricultural tools on the walls give that rustic farmhouse feel. A little games room invites guests to sit down for a game of chess or to peruse the library of books in here. But the real bonus inside is the dedicated celebration room which is a vast, barn-like space which can be set up for dining, dancing or even a spot of yoga.

A seven-minute drive from two of the Adriatic coast’s glorious beaches, this Italian country villa sits in a blissfully quiet location. You’re overlooking rolling vineyards here, verdant green in summer and burnt orange and sunshine yellow in autumn. Once the residence of a local noble lineage, this renovated country home provides a tranquil base for families and large groups. You'll find it nestled in verdant hillslopes, boasting five acres of lush landscaped gardens and panoramic views of the medieval town of Valfabbrica. Here, the famous Sentiero di San Francesco hiking trail is practically on your doorstep, while the beautiful towns of Perugia and Assisi are less than a thirty-minute drive away.

At first glance, this home charms with its rustic stone facade. Inside, it's all exposed beam ceilings, terracotta tiled floors and traditional furnishings. We especially love the country kitchen, fully equipped for home cooking and seamlessly connected to the lounge and dining room through wide, sweeping archways. After a restful slumber in the spacious sleeping quarters, fire up the Moka pot and enjoy espressos on the patio.

Nestled in the rolling hills of Marche, this home is the definition of rural charm. The 200-year-old farmhouse is now a charming, four-bedroom villa showcasing both modern amenities and traditional style. Admire the exposed wooden beams and fireplace in the living space, and take in the views from the master bedroom's private balcony – whoever takes this room is very lucky indeed. The garden is an attraction in its own right, with flourishing flowers and shaded dining areas where you can enjoy breakfast in the morning. If it's even possible, the gardens perhaps look more charming after the sun goes down, when the pool lights up and lamps cast the trees in a warm glow. While this home's charm comes from its rural location, you're just a twenty-minute drive from Pesaro, a coastal city where you can visit palaces and take to the many cycling trails.

This rustic Italian retreat looks out over a peaceful Umbrian valley, yet it’s only a short walk into the historic centre of Amelia for the local cheese shop, bars, bakeries and grocery shops. Arriving at this Umbrian villa, you wouldn’t think it was a new build – it’s got all the character and charm of an old, Italian farmhouse with brick-lined, arched windows and a terracotta roof. It’s built with local stone and embraces organic architecture. Blending in with its bucolic surroundings, it looks out over the Oasi di Alviano nature reserve – home to protected Umbrian flora and fauna. It’s a short drive to Terni to explore ancient ruins and local cuisine in family-run restaurants and a traditional medieval hilltop town awaits at Todi nearby.

The first thing that catches the eye is the inviting, Roman-style swimming pool that looks out over the fauna-filled valley and patchwork fields to hazy hills in the distance. A loggia-style dining area houses a table for the group and a barbecue grill, all with that stunning view before you. Steal away to the olive grove and curl up in a hammock with a holiday read.

Inside, antique and vintage pieces throughout add to the old farmhouse feel of the home, alongside wooden ceilings and terracotta tiled floors. A huge double-sided fireplace sits between the dining and living room for cosy evenings in. The view from the arched window in here is simply sublime – framed like a picture on the exposed stone wall. Up on a mezzanine level, you’ll find a secluded little reading nook to hide away in.  

New Old World

This palatial Umbrian villa sits on a 140-acre wine estate amid beautiful countryside. There are hiking and cycling trails through the surrounding vineyards, making this an excellent base for outdoorsy travellers. Orvieto, with its winding medieval streets and Gothic cathedral, is just fifteen minutes away, perfect for a day-trip or a meal out. The villa is traditional, with beamed ceilings and terracotta-tiled floors. A grand feature staircase leads from the open-plan living space to the bedrooms, which are comfortable enough to rival a hotel’s. Outside, you'll have a private pool and a barbecue for alfresco dining in stunning surrounds. 

Umbrian Vista

As far as villas go, you don't get much more 'hilltop' than this. Soak up the views across the Umbrian hills towards the city of Todi, a tableau so beautiful so you'll never want to leave. The scents of jasmine, lavender, and roses follow you down the stone steps to the infinity pool, which is surrounded by sun loungers and a shaded gazebo. The views take centre-stage in the villa, too – large windows surround the space, where you'll find a country-style kitchen with an island and a cosy living space with a corner sofa and fireplace. A marble staircase leads upstairs to the bedrooms, where you'll wake up each morning to similarly spectacular country vistas. Sip your coffee outside on the terrace, then spend the morning sunbathing on the perfectly manicured lawn. Take the 10-minute drive to Todi to wander the cobbled streets and explore local restaurants – you might recognise some of the plazas from Italian movies. Pick up some local wine to enjoy with a barbecue back at your villa, and savour a glass while admiring the stunning sunset over the surrounding hills.

Sweet Jasmine

This beautiful home can be found on the Italian coast in a municipality of Ancona known as Sirolo. Whilst small – there are under four-thousand inhabitants – it has been continually praised, and it’s not surprising to see why once you visit. Paying homage to its rich history, it features a restored mediaeval town centre dotted with attractive restaurants and bars that you’ll probably end up frequenting. Once you’ve had lunch with a negroni cocktail, walk to any one of the many beaches to dip your toes into the Adriatic sea. 

Grab tiramisu on your way back home and settle around the dining table to devour it together – don’t forget to make a round of espresso to enjoy afterwards. When you’re done gushing about just how good that was, why not clear the table for a round or two of poker – loser gets the pizza for dinner. As the day winds down, settle into the couch with a good book and simply appreciate the natural warmth of the wooden rafters and exposed brick.

Two guests will share a sofa bed on the mezzanine, though – since privacy is limited, we think it's best for kids. Location-wise, you're just a short drive from the small medieval town of Gualdo Cattaneo, while Todi, Perugia and Assisi are all excellent options for day trips.

The views at this Umbrian home are truly spectacular. The villa stands in vast private grounds just a ten-minute drive from the hilltop town of Montone, looking out over the hills and valleys of the Umbrian countryside. It’s a secluded retreat, but still within easy access to all that Umbria has to offer. The villa is rustic, with a simple and comfortable decor – expect cotto floors, beamed ceilings and exposed original stonework, plus a few antiques. The gardens have been designed to make the most of the wraparound views, so you’ll find many a terrace and quiet corner to enjoy. We love the fig tree by the pool – time your visit right and you can pick sun-warmed fruit straight from the tree for breakfast. 

Drink in the Serenity

Tucked away in the Umbrian countryside, this traditional villa has tranquillity running through its core. While the upper level is reserved for the owner’s family, there’s more than enough space on the lower level for a family or group of friends to enjoy a comfortable stay. And the cherry on top is the outdoor space. Sun-kissed terraces, shady alfresco dining spots and a private pool – what’s not to love? When you’re ready to explore, it’s a mere fifteen-minute drive to Puglia, where authentic Italian cuisine awaits.

Another highlight is the location – it’s only 12 kilometres from the historical centre of Todi, with its medieval buildings, piazzas, palaces and Roman relics.

Traditional and cosy, this villa has all the hallmarks of an Umbrian getaway. The private pool is open in the summer and boasts panoramic views of the surrounding hills. Indoors, there's plenty of character to admire – the home was built in 1616, after all. Our favourite spot is the conservatory-style lounge, with its large windows showing off the scenery. Two bedrooms are located in a separate annexe, making it ideal for those wanting a bit more space and privacy. As for location, you'll be based near the medieval village of Monte Castello di Vibio and within easy driving distance of Todi, Perugia, and Orvieto.

Umbrian Touch

There are few things better in life than an infinity pool, but an infinity pool with a gorgeous view is definitely among them. This home in the heart of Umbria treats paddlers to a verdant panorama of rolling countryside and distant hilltops.

It's a truly rustic scene and you'll be glad to hear that the home itself slots nicely into the landscape. Traditional in style, you'll find high-ceilinged rooms filled with elegant wooden furnishings, antique decorations and floor tiling so shiny you can almost see your reflection in it. However, it's more modern where it matters, particularly the super-sleek bathrooms and equally glossy kitchens.

If you pay a visit during the warmer months, you'll most likely want to spend as many hours out in the open air as possible and that's more than easy to do here. As well as the aforementioned pool, guests also have a large garden at their disposal, plus a barbecue and alfresco table for when dinnertime rolls around.

There are plenty of attractions in the local area, too. Bevagna is only a kilometre away and its quaint streets are lovely to wander before stopping for dinner and digestifs in one of the restaurants. You don't have to travel much further to find more Umbrian gems either, from Assisi 25 kilometres away to Perugia only 44 kilometres away.
