We could tell this exquisite home, in the heart of the East Sussex countryside, is owned by an interior photographer – it's picture-perfect. We love the attention to detail that has gone into this place. It's been designed with entertainment in mind – relax in the hot tub in the secluded south-facing garden with a glass of Sussex fizz, dine under the shade of the vine-covered pergola or sunbathe on the loungers. Play croquet on the extensive lawn or simply spot the wildlife – if you're lucky, you may see rabbits, badgers and the occasional deer. 

Inside, there are even more options to keep your family or friends occupied. Listen to some music on the Bluetooth sound system, channel your inner Mozart at the electric piano or bang out some rhythms on the drum kit. If music isn't your thing, watch a movie in the cinema room or play some table tennis. This charming cottage lies in the village of Staplecross, a wonderful mix of the modern and traditional. With a maximum occupancy of four adults, one child and one pet, this home is ideal for a lovely family stay. Underfloor heating, a brick fireplace and large windows let light in and make this cottage extra cosy. You'll want a car to explore the nearby towns and landmarks, including Rye, Battle, and Bodiam Castle. You'll find plenty of independent shops, great eateries and local vineyards, ripe for days out.

Surrounded by ancient woodlands, historic iron workings and picturesque meadows, The Writer's Cottage offers a charming escape to the rolling hills of High Weald, an Area of Outstanding Natural Beauty in East Sussex. Hastings and Rye are both nearby, and easy to reach if you’re after a day trip. The cottage itself on a working farm, which has plenty to see, from the chickens to the orchards, and even the occasional pig. The garden is a lovely place to spend afternoons, and there’s a hot tub available, as well as a hammock slung between the trees. Then, as the night draws in, it’s hard to look past the wood-burning stove, which makes for a spectacularly cosy setting.

There's getting back to nature and then there's staying in this stunning 18th-century barn conversion, set on 350 acres of nature reserve. The house's location sounds like the start of a poem: next to a wildflower meadow and on the edge of a stream – beautiful. With wetlands and woodlands all around, birdwatching is easy through the double-height windows in the living area or while sipping a drink on the patio. Make the most of the setting on one of the owner’s wildlife safari tours, or just admire the passing Konik ponies, and keep your eyes peeled for animals and insects. There's just as much to explore within the house. Oak beams run across the ceiling of every room, giving the space a cute, country feel. On cold days, there's a log-burner or roll-top bath for warming up. Dinner can be cooked in the kitchen, with a large wooden table for big feasts, or fire up the BBQ outside.

There's even a 30-acre family-run vineyard owned that guests have the opportunity to discover on a wine tour and tasting organised by the hosts. Make the most of the on-site wine tasting lounge – it's the perfect place to socialise after a day out in the country air. 

As well as communal access to the winery, you'll have private access to an entire wing of the home as well as a private piece of the garden – separate from any other guests. Stone paths pave the way inside to the cosy main living space with a traditional aesthetic throughout. While there isn't a kitchen as such in the wing, the living area includes a fridge, freezer, toaster, kettle and some dining essentials so that you can enjoy simple meals around the table. But what makes it truly unique is that it faces the ruins of an ancient Franciscan abbey that's of such historical importance it's been granted Scheduled Monument status. Set in the home's grounds, the abbey dates from 1285 and it's quite a sight to wake up to each morning.

Inside, the home is beautifully detailed, with character features like a meticulously restored original fireplace with log burner in the living room, Gothic plasterwork, ornate cornice to the high ceilings and stone mullion windows. Decorated in a classical country residence style, there's a Chesterfield to lounge upon, a vintage dining table and chairs, and an antique writing table. For more things to do, head to the nature reserve and pebble beach at Rye Harbour, drive to the famous dunes of nearby Camber Sands or take part in one of Winchelsea's 'cellar tours' looking at the ancient undercrofts of the town's oldest buildings. There's even a neighbouring vineyard where you can tour, taste and maybe pick up a few bottles for your stay.

Spread over three buildings, this converted farm dates back to the 17th century and maintains plenty of historic charm. Designed specifically with families in mind, you can have a multi-generational shindig here – two guests have the dairy to themselves (with its ground floor bedroom, it's perfect for older couples), while the farmhouse, spread over three floors, can house up to twelve (with ten adults), and the granary up to ten (with six adults) – the latter two buildings have living areas, as well. You won't need to be apart for long, though – you'll all likely be meeting for mealtimes at the long dining table, while the pool and large garden can fill most of the times in between.

A stone’s throw from Camber Sands, this stylish home takes beach shack to glamorous new heights, making it the perfect coastal retreat for friendly get-togethers and extended families. 

The interior is characterfully designed using reclaimed and antique materials, offering a revitalised version of seaside chic. The host is evidently a fan of up-cycling – look out for creative touches such as repurposed doors, stain-glass windows and rustic radiators. We especially love the wood-panelled walls and flooring that shape the space as a whole, while the comfortable furnishings, neutral tones and wood-burning stove keep things cosy. 

Here, as much attention has been paid to comfort as it has to style – drift off to sleep beneath Egyptian cotton bed linen or relax on leather sofas in the sitting room. But, don’t spend too much time inside as this home is close to an expansive sandy beach. Enjoy exclusive use of a private “No Through” sandy road, with access only to residents, and walk to the sand dunes in two minutes. End the day with early-evening sundowners on the front porch, sharing anecdotes and listening to the waves lapping in and out of the shore, before heading into the local village for a spot of traditional pub grub, five minutes away on foot.

A breezy stroll from the town of Rye and a ten-minute drive from Camber Sands, this 70s-inspired home has been featured in magazines and on the BBC. The bedrooms are on the first floor, each boasting retro-style murals and vintage furniture. With a private gate leading to the River Rother, this home is well-placed for walks along the water. The garden has more than enough space for alfresco dining, as well as a dedicated lounge area for evening drinks and socialising. While there's plenty of parking, you'll find vineyards, restaurants, shops, and public transport are all within walking distance. Plus, Brighton and London are only a train ride away.

This beautiful beachfront home is located in the popular seaside resort town of St Leonards in East Sussex. It’s close to sites of historical importance like Bodiam Castle and the ruins of Battle Abbey, but you may find yourselves entirely content to stay put – the beach is directly in front of the house, after all. When you’re not paddling or eating fish and chips on the beach, you’ll have a private hot tub to relax in on the terrace. This former boutique hotel is perfect for large groups, with eight en-suite bedrooms and plenty of space for gathering together.

With beautiful country views and a peaceful setting on the owners’ sheep farm, this perfectly petite home is the ideal base for exploring the Kentish Weald. You’re a ten-minute drive from the well-heeled town of Tenterden with its independent boutiques and tearooms as well as many National Trust properties. The beautiful gardens at Great Dixter, just 11 mins away, or the famous Pashley Manor make for a fabulous day out or head just up the road to the pretty weather-boarded village of Rolvenden for the weekly farmers’ market or a pub lunch. The cottage itself is a cute red-brick bolthole where sheep and donkeys graze in the fields out front. Admire the surrounding farmland from the rocking chair on the wooden deck, or watch the kids run free on the lawn. Inside, it’s a cheerful medley of white, teal and magenta and kitsch flowery curtains add a bit of character. Throw open the French doors to let the country air stream in, and perhaps curl up with one of the books from the mini-library to the sounds of sheep in the fields.

This clifftop cottage in the Hastings Country Park lived a former life as one of the original coastguard terraced cottages. Tucked away at the foot of a country lane, this cottage sits cosy on the coastline. Its views go on for miles, with sighs of Dover, Beachy Head and even France from the top floor (with good weather!). Staying here is about nights around one of the two fireplaces, and relaxing with a book and glass of wine in the conservatory or in the bath. Exploration is on your doorstep in the surroundings of the Hastings Country Park, where ponies frolic and the wilderness goes on for miles. Further afield, central Hastings is a fifteen-minute drive for those nights when you just need to hang your apron and go out for dinner.

A delightfully quaint bolthole set in the beautiful Kent countryside, this home's modern black facade is complemented by a rustic and quirky interior. Glass-fronted and beaming with sunlight all year round, the bright living space is warm and welcoming from the moment you arrive. The fully-equipped kitchen has soft wooden tables and open shelves, creating a homely and relaxing space to gather over a homecooked meal. It opens onto the trendy and whimsical lounge, with its yellow armchair and eclectic decorations. We loved the garden most of all – slide open the glass doors and step outside into the fresh air. Outside, you'll find an alfresco dining area – the perfect spot to tuck into the cake host Georgina leaves for you – and a cosy lounge area surrounding an open-air fire pit, which is ideal for enjoying a moment of calm while watching the sunset. You may even spot the resident kingfisher as it flies from the pond. When you're ready for sleep, drift off in the plush beds in the country-style bedrooms, then wake up feeling well-rested and ready to explore Kent. You're perfectly located for adventures – make the twenty-minute drive to the coastal Dungeness National Nature Reserve or reward yourself after a stroll with a pint in one of the delicious pubs nearby.

In a spectacular setting, they're part of a Grade II Listed mansion that dates from 1819 and face the ivy-clad ruins of a 13th Century abbey. Definitely a place for lovers of historical architecture, it also happens to be within half an hour's walk of Winchelsea's quiet beach and the beautiful nature reserve of Rye Harbour. 

With one on the ground floor and the other on the first floor, each apartment has two bedrooms, along with cosy living rooms, modern kitchens and dining spaces. Fully updated but retaining charming period details like the fireplaces, ornate cornice and stone mullion windows, they're both beautifully put together with great attention to detail. We love the upstairs apartment's long balcony, where double doors open it up to the living room and both bedrooms, and we're big fans of the super stylish bathrooms.

There's a real surprise outside, with private, fenced gardens for both homes, outdoor furniture and barbecues. And best of all each comes with its own log-fired hot tub – perfect for a long soak after a day playing on the beach.

Nearby you can walk the ancient streets of Rye, packed with shops and great places to eat, play golf or walk your dog on the beaches. Even the famous dunes of Camber Sands are within easy reach. Or stay closer to home, tour the neighbouring vineyard, walk to the local farm shop and book yourselves on a 'cellar tour' of this town's medieval undercrofts.

A mile away from the nearest country pub, this 19th-century cottage is great for small groups seeking a quiet getaway in the High Wealds. The wi-fi connection here isn't strong, but indoor highlights include the cosy wood burner and a bright kitchen leading onto the pond-facing patio. While this home is off the beaten track, the surrounding scenery is special for nature lovers. You'll find shops and restaurants in nearby Hawkhurst, plus plenty of National Trust landmarks in the area to pad out your itinerary.

Surrounded by beautiful countryside – this cottage is nestled within the High Weald Area of Outstanding Natural Beauty. There are plenty of outdoor activities to enjoy in the area, including walking, hiking, and cycling. You can also visit the nearby towns of Rye and Hastings. We love the views over the countryside from this four-level home and the garden is the perfect spot to soak up the Sussex sun. There’s a wood-burning stove for when the weather turns chilly, too. This is a perfect base for a family holiday.

We're particularly fond of the exposed ceiling beams, handcrafted kitchen worktop and the repurposed ladder-turned-clothes rail upstairs, which only add to the country charm. The living room is just as quaint, with comfy armchairs gathered around a wood-burning stove, making it the perfect place to relax with a glass of wine, snuggle up with a book or enjoy a family movie night. 

Outside, the views are as idyllic as they come. There's no better spot to enjoy afternoon tea (and the scenery) than on the terrace, complete with handmade furniture fit for alfresco dining. The High Weald is yours for the taking, so don your comfiest boots and set off exploring – or just wander down to the local pub, a twenty-minute stroll away. But when you fancy a change of scenery, Rye and Hastings are half an hour by car and make excellent options for day trips.

A classy barn conversion on the wild and magical Romney Marsh, this little place is anything but plain. Step inside the cosy living area, where vaulted ceilings lined with oak beams provide plenty of character. On chilly evenings, throw a log on the wood burner and snuggle up with a film, or in the summer, rustle up a meal in the well-equipped kitchen and tuck into your fare on the patio. There's no better spot to unwind than the private hot tub, perfect for stargazing on summer nights or soaking up the views across the owner's vineyards and the marsh. And between the underfloor heating, sleek rain shower, bespoke beds and eco-friendly solar panels, there are a few luxury touches, too. Location-wise, this is an excellent spot for ramblers. A short walk along the Saxon Shore Way will take you to a charming 14th-century pub or you can just keep going for miles in this famously flat landscape. But if you fancy a change of scenery, spend the day on the coast – Camber Sands is only twenty minutes away by car.

Overlooking the river, this Camber cottage is ideally placed for a relaxing coastal retreat. It’s a short stroll down the lane to Broomhill Sands beach and just a little further along the coast to Rye – which has a wider selection of amenities. Back at home, the garden has everything you could need to make the most of the great outdoors – including a fire pit and a barbecue. The main cottage has two cosy bedrooms, while the third bedroom is located in a cute boathouse in the garden – making this a great option for those seeking a little extra privacy.

From its enviable spot in St Leonards-on-Sea, this former hotel has been transformed into a contemporary coastal retreat. Featuring a private roof top terrace and a large deck area with a hot tub, this is the perfect setting to slow down and savour quality time together. Inside, the rooms are set across three floors and offer plenty of space to socialise and switch off. It’s also just a five-minute walk to the beach, while local restaurants, cafes and pubs are less than ten-minutes away.



Song to the Sea

Located in the High Weald Area of Outstanding Natural Beauty, within the grounds of a 50-acre estate, this detached oast house overlooks fields and paddocks from its southwest-facing terrace and lawned garden. You may spot the local wildlife, including deer, foxes, and barn owls. If you have children with you, though, a fenced-off pond is nearby, so they'll need to be supervised. Inside, there's a log burner for cosy nights in and a charming circular main bedroom. It would be tempting to spend all your time here, wouldn't it? But that would be a shame as Bewl Water is a ten-minute stroll away, pretty Tunbridge Wells is a twenty-minute drive, and Camber Sands is a forty-minute ride.

The Old Oast House

Quirky and cool, this loft apartment may be small, but it's packed with personality. Let's start with the design – there's a cow-print sofa that puts the 'moo' in smooth and funky cow-themed artwork adorning the walls. It's not something you see every day – especially not in a seaside village in East Sussex – but that's precisely why we love it. But the fun doesn't end there – a huge collection of DVDs, books and CDs will keep the boredom at bay, there’s a desk for remote working and the compact yet well-equipped kitchen is ideal for rustling up tasty breakfasts to start the day off right. Our favourite spot is the chaise lounge in the bedroom – sprawl out with a glass of wine, a good book and admire the views over St Leonards.

Nestled in a Victorian conversion in the creative quarter, you'll be well-placed for exploring the village on foot. Everything is within walking distance – from the lively cafes and shops on Kings Road (just around the corner) to the sprawling beach (a mere five-minute stroll) and train station (walkable in two minutes). Catch a flick at the independent cinema, grab a bite to eat at the numerous restaurants on the waterfront or wander along the seaside promenade and visit Hastings, a fifteen-minute walk away. 

The Lofty Cow

Mouth-watering restaurants, cosy pubs and charming independent shops are all just moments away from this apartment nestled on the famous George Street in Hasting's Old Town. Step out the front door right onto the pretty pedestrianised lane and walk three minutes to the pebbled seafront, stopping for a coffee and a pastry along the way. It's the perfect spot for exploring Hastings – right in the heart of the vibrant city centre, yet the double-glazed windows keep the outside noise to a minimum. Set on the second floor, this apartment has a cool, contemporary vibe. Edison pendant lights hang above the dining table, funky artwork by underground artists Pyky adorns the exposed brick wall and the squishy leather sofa is both comfortable and chic. The kitchen is compact, but it's well-stocked with crockery if you're in the mood for a homecooked meal – though with so many excellent eateries nearby, we bet you'll want to treat yourself to dinner out and about. We love the rainfall shower in the bathroom, and the bed is a cosy place to rest your head and recharge after a long day strolling around town.

This striking black townhouse in the seaside town of Hastings holds a few secrets inside. First of all, the eclectic living room, set around a big bay window with ingenious half-fold wooden shutters that allow in natural light while keeping a bit of privacy. The wood-burning stove is a cosy bonus for cold nights and the walls are adorned with vibrant modern art. Then there’s the private patio garden with its summer house set up as a creative studio. The outdoors is illuminated with stringed lights at night where a sunken, hand-crafted picnic table and chairs await. Finally, our favourite spot has to be the Japanese onsen style bathroom, with its cascading waterfall sink and a bubble Jacuzzi tub designed specifically for the space. The bathroom is a testament to the rest of the house, where bannisters feel hand-crafted from reclaimed wood and book-filled shelves in the bedrooms are bespoke. Venturing out into Hastings, you’ll find the long sweep of sandy beach is just a fifteen-minute stroll away, and the heart of town, brimming with shops, restaurants and cafés is ten minutes on foot.

It's no wonder this glass-fronted eco-lodge squirrelled away in leafy protected woodlands has graced every high-end interior glossy going – and a few home design TV shows to boot. The ultimate year-round hideaway, here you'll swoon over the minimalist Scandi interiors, complete with a floating wood burner for winter nights and a pebble bath overlooking the forest for long soaks. Your host can arrange personalised woodland yoga sessions and food hampers for a little extra luxury. Fancy a little bustle? The vibrant villages and seaside towns of East Sussex are a short drive away. Although with wood stacked by the fire at home, why you'd ever want to leave this place is anyone's guess.

While the period features add interest, our favourite feature is the electric heater with the appearance of a rustic wood-burning stove – it sums up the home's blend of old and new perfectly. Upstairs you'll find striking stained glass windows in the hallway, two comfy bedrooms and a modern metro-tiled bathroom. Knock up a lazy brunch in the fully-equipped kitchen – complete with a sociable breakfast bar – and plan out the day's tourist itinerary. Whether you're taking a short stroll up the road to explore the charming High Street or spending a fun family day down at Rock-A-Nore Beach, only a five-minute walk from home, there's a great close-knit community feel, amazing food and pretty views all within reach. Round off the day with a glass of wine from your private garden overlooking East Hill and the beautiful natural surroundings.
