This is no ordinary holiday home – it’s a family playground disguised as a seaside retreat. From the bubbling hot tub to the soundproof games room and poker-ready bar, every corner is packed with things to do (and ways to unwind). There’s plenty of space to spread out, including a sunny garden deck, smart TVs in every room, and flexible sleeping options across two floors. You’re tucked away in a quiet part of town, but still within walking distance of Hastings’ best beaches, parks and restaurants.

Hastings Hideaway

Two individual apartments in the guest wing of this stunning period building, these elegant homes can be rented together by larger groups or two families looking to escape to the Sussex coast together. In a spectacular setting, they're part of a Grade II Listed mansion that dates from 1819 and face the ivy-clad ruins of a 13th Century abbey. Definitely a place for lovers of historical architecture, it also happens to be within half an hour's walk of Winchelsea's quiet beach and the beautiful nature reserve of Rye Harbour. 

With one on the ground floor and the other on the first floor, each apartment has two bedrooms, along with cosy living rooms, modern kitchens and dining spaces. Fully updated but retaining charming period details like the fireplaces, ornate cornice and stone mullion windows, they're both beautifully put together with great attention to detail. We love the upstairs apartment's long balcony, where double doors open it up to the living room and both bedrooms, and we're big fans of the super stylish bathrooms.

There's a real surprise outside, with private, fenced gardens for both homes, outdoor furniture and barbecues. And best of all each comes with its own log-fired hot tub – perfect for a long soak after a day playing on the beach.

Nearby you can walk the ancient streets of Rye, packed with shops and great places to eat, play golf or walk your dog on the beaches. Even the famous dunes of Camber Sands are within easy reach. Or stay closer to home, tour the neighbouring vineyard, walk to the local farm shop and book yourselves on a 'cellar tour' of this town's medieval undercrofts. 


The Two Friars

From its enviable spot in St Leonards-on-Sea, this former hotel has been transformed into a contemporary coastal retreat. Featuring a private roof top terrace and a large deck area with a hot tub, this is the perfect setting to slow down and savour quality time together. Inside, the rooms are set across three floors and offer plenty of space to socialise and switch off. It’s also just a five-minute walk to the beach, while local restaurants, cafes and pubs are less than ten-minutes away.



Song to the Sea

This Hastings home is a vibrant Victorian escape with sweeping sea views and bags of personality. Painted a cheerful blush pink, the house is full of original features and colourful interiors that make it feel playful yet refined. After a day exploring the old town or wandering the pier, come back to long soaks in the freestanding bath, lazy evenings by the woodburner, or alfresco suppers in the walled garden. Families and friends will love the space to spread out, and you’re even able to bring your furry friends along too!

Hastings Haven

A quintessentially English countryside escape, you may have seen this characterful 16th-century manor feature in the film Mr Holmes and more notably in season three of The Crown. In honour of such a humble appearance – we've named this home after the episode in which it features, titled "Cri de Coeur". Surrounded by 720-acres of National Trust farmland, the property boasts a location amidst breathtaking natural beauty that stretches as far as the eye can see. There's even a 30-acre family-run vineyard owned that guests have the opportunity to discover on a wine tour and tasting organised by the hosts. Make the most of the on-site wine tasting lounge – it's the perfect place to socialise after a day out in the country air. 

As well as communal access to the winery, you'll have private access to an entire wing of the home as well as a private piece of the garden – separate from any other guests. Stone paths pave the way inside to the cosy main living space with a traditional aesthetic throughout. While there isn't a kitchen as such in the wing, the living area includes a fridge, freezer, toaster, kettle and some dining essentials so that you can enjoy simple meals around the table. After country walks through the sheep fields or to Winchelsea Beach (fifty minutes away on foot) – make returning and snuggling up in front of the log burner fire a cosy ritual that you'll crave long after your stay. From the bedroom windows, take in the best views in the house, as the vistas sweep across the rolling hills and out to sea. With the town of Rye positioned just 4 miles away, this place is not as remote as it may seem – as you'll have convenient access to an array of charming shops, pubs and restaurants just a ten-minute drive away. 

Cri de Coeur

As refined and attractive a home as you're likely to see, this single-storey apartment is a wing of a Grade II Gothic mansion. But what makes it truly unique is that it faces the ruins of an ancient Franciscan abbey that's of such historical importance it's been granted Scheduled Monument status. Set in the home's grounds, the abbey dates from 1285 and it's quite a sight to wake up to each morning.

Inside, the home is beautifully detailed, with character features like a meticulously restored original fireplace with log burner in the living room, Gothic plasterwork, ornate cornice to the high ceilings and stone mullion windows. Decorated in a classical country residence style, there's a Chesterfield to lounge upon, a vintage dining table and chairs, and an antique writing table. But it also boasts some tasteful modern touches, like the emperor-size bed with a cashmere and wool mattress and 800 thread count linen in the master bedroom, the stylish marble bathrooms, the cosy double bed and built-in bunkbed in the second bedroom. Comfortable and warm, it's a real home from home, with a well kitted-out kitchen (including a basket of local produce) and unbeatable views framed by tall windows.

With its own private and fully enclosed garden and a wood-fired hot tub, you'll no doubt be spending much of your time outdoors, and there's a table and chairs plus a barbecue for meals alfresco. But the village pub is only a short walk away and the charming medieval town of Rye, bursting with pubs, shops and restaurants, is just a few minutes by car. Explore Winchelsea’s cellar tours, 13th century church with stunning stained glass windows, farm shop, pub, and vineyard wine tours hosted by a neighbour of the home. Keen walkers can hike across the marshes, while beach lovers will be in their element – Winchelsea beach is just down the road, while both Rye Harbour and the famous dunes of Camber Sands are a short drive. You're also only two hours from London.

The Friar's Monument

This charming cottage lies in the village of Staplecross, a wonderful mix of the modern and traditional. With a maximum occupancy of four adults, one child and one pet, this home is ideal for a lovely family stay. Underfloor heating, a brick fireplace and large windows let light in and make this cottage extra cosy. You'll want a car to explore the nearby towns and landmarks, including Rye, Battle, and Bodiam Castle. You'll find plenty of independent shops, great eateries and local vineyards, ripe for days out.

Cottage of Wheelwrights

In its past life, this unique home used to be a research base for triangulated radar – now, it’s an acclaimed designer gem, perfect as a base for a romantic getaway. Situated near a functioning lighthouse, just steps away from the beach and surrounded by the Dungeness Nature Reserve, this place is a haven of peace and natural beauty. The inside boasts Scandi elegance and simplicity – and with a sauna, a luxurious sunken bathtub and a wood burner, it’s easy to see why this home is such a hit.

Walking out your front door onto the beach is a novelty you'll never tire of at this Victorian period apartment perched right along Seaford's Esplanade.

For all the apartment's period grandeur and charm (think soaring ceilings and original wooden flooring), the apartment is expertly reimagined for modern living. There's a log burner fireplace for chiller evenings, lighting fast Wifi for those working remotely (if you must), and heaps of contemporary style with unique artwork and an array of houseplants bringing the space to life.

But it's the uninterrupted sea views taking all the glory here – best seen from the living room's bay window, savouring a freshly brewed morning coffee from the pod machine. Or grab a deck chair and nip over the road to the beach to decamp for a while. It's an afternoon well spent with its gently sloping shores, colourful beach huts, artisan ice cream sellers, and playground nearby.

Away from the beach, Seaford's pace of life is much slower than its party cousin, Brighton (half an hour drive along the coast). Spend days hiking over the South Downs (or, for the adventurous, parasailing) and exploring the nearby charming Sussex villages of Alfriston and East Dean (both just a ten-minute drive). Or stay local in Seaford to mooch about its galleries and shops. Just be sure to make it home for dusk – the sunset views are spell bounding.

Seaford Rocks

Perched on the coast at Greatstone, this modern beach house makes for a luxurious family getaway. This contemporary home is designed with entertaining in mind – with plenty of open-plan communal spaces. We love the cinema room, complete with a sofa big enough for all the family to get cosy. Socialising continues outdoors – equipped with a bar, barbecue, and pizza oven – the terrace is definitely the place to be. The garden comes with direct access to the sandy coastline via the dunes, so you'll have exclusive access to the quiet part of the beach – what's not to love?

At The Waters Edge

A magical place to stay at any time of year, this elegant apartment sits within one wing of a vast Gothic mansion. Built in the early 19th Century, lovers of historical architecture will marvel at the ornate coving, the original fireplace and the stone mullion windows, and will find themselves staring out at a designated Site of Special Historic Interest – the imposing ruins of the 13th Century Franciscan abbey on the estate. Privately owned and with just one other holiday home on the site, this place is like stepping back in time. A deep sense of peace pervades the ancient site, whilst the accommodation provides a sense of quiet luxury with a fully enclosed garden

You enter your first-floor retreat through a courtyard and by climbing the stairs to the terrace, where you can look out across the grounds from double doors leading into your living room and both bedrooms – making it easy to step outside for some fresh air each morning. Inside, the home has been renovated with style and attention to detail, making sure it's modern and comfy without losing any of its period charm. We particularly love the master bedroom's enuite with its stunning agate floor and wall tiles and its luxurious Japanese soaking tub. 

And that's not all. As well as the long balcony with its sweeping views, you'll have a private section of the garden, where a dining table and a barbecue mean you can make the most of sunny days. And what could be more of a treat than a long soak in your very own wood-fired hot tub? 

Located on the edge of beautiful Winchelsea, a mile from the beach, 2 miles from Historic Rye, and under 2 hours from London. It's just few minutes walk to the nearby pub, farm shop and to the quiet beach at Winchelsea, while the medieval town of Rye – packed with shops and restaurants – is just a seven-minute drive. For more things to do, head to the nature reserve and pebble beach at Rye Harbour, drive to the famous dunes of nearby Camber Sands or take part in one of Winchelsea's 'cellar tours' looking at the ancient undercrofts of the town's oldest buildings. There's even a neighbouring vineyard where you can tour, taste and maybe pick up a few bottles for your stay.

The Friar's Eyrie

Nestled in a glorious garden offering fabulous views (and a small glimpse of the sea), this two-bedroom home is made with relaxation in mind.
