On your doorstep is Corton Woods, a local nature reserve that's perfect for scenic walks with the whole family (including dogs!), not to mention the North Sea coast if you want to sprawl out in the sand. Mix things up with a day at the local amusement park – it's five minutes away by car – or drive ten minutes into Lowestoft for seaside eateries, shopping, pubs and museums. It's the most easterly point in the UK, making it the first place to see the sunrise – early birds won't want to miss it.

The other benefit of it having been a farm, is that there is acreage for days. In almost every direction you look, you’ll be met with untamed flora to make mornings seated out front with a fresh coffee the sort of peaceful affair you need to fully unwind. On balmier days, spend time out barbecuing, a local cider in hand, or if that seems like too much effort, open the bifold doors and let the breeze into the living area where we hope you’ll be plopped on the sofa with a good book.

Set on the Suffolk coast, just a stone's throw from the beach, you'll find this charming former fisherman's cottage. Your hosts have recently renovated this home from home with your needs in mind, yet they've retained plenty of its undeniable period charm in the process.

Inside, the living room is decorated in soothing green tones, with plenty of comfortable Chesterfield seating and a wood burner that makes for idyllic nights telling tall tales around the fire. Elsewhere, the dining room has seating for four and a convenient workspace for anyone who can't quite leave the office behind. And we absolutely love the vast master bedroom up in the eaves. Surrounded by steel girders and with its own lounge area and bathroom, it's a luxurious and quirky place to sleep. Here you'll be just a ten-minute walk from the seafront and beach, with all sorts of attractions, shops and restaurants right outside your door.

With three great waterways clamouring for your attention – the River Yare, Breydon Water lake, and the North Sea – the town of Great Yarmouth is quite the destination for watersports fans and beach bums. An eight-minute walk to Great Yarmouth Beach, this penthouse flat is perfectly located for shaking off the sand and cosying up after a long day of exploring. Set in a majestic, red-brick building in a Victorian style, you’ll be impressed from the offset. Ascending to the top floor, it only gets better. From up here, you’ve got gorgeous views of local sights like St George’s Plaza from a triple set of sash windows in the lounge. Pop a bottle of prosecco, say cheers to the start of the holiday, and check out the bustling scene below. In contrast, the apartment is fairly understated. Minimalist furniture and a sleek, white kitchen create a calming atmosphere, but a playful edge comes through with the dark turquoise feature wall. It’s a similar story in the bedrooms, with neutral tones, white, and yellow dominating the colour palette – ideal for relaxing after you return from an evening in the pub.

Getting out to the countryside is a treat on its own – add some rescued horses (there's an on-site horse sanctuary) and a 400-acre estate to roam, and we are sold. This cosy home sits on the Broads National Park border, which boasts over 125 miles of tranquil rivers and lakes that you can explore. Fritton Lake is a six-minute drive or a thirty-minute walk – spend a day out kayaking, or head out to the Norfolk beaches – Lowestoft and Great Yarmouth are both around twenty minutes in the car. 

When you return, this home will greet you like a hot cup of cocoa – the muted wall colours are soothing. Whip up some dinner with some fresh, local Norfolk produce and enjoy the fruits of your labour at the dining table. This place is ideal for a family – there are board games aplenty to keep everyone occupied. The master bedroom even has a jacuzzi-style bath, inviting you to have a soak after a long country walk.

This is a charming barn conversion that's been beautifully renovated with high spec fittings and furnishings. It has ample space, indoors and out, for large groups of loved ones or cherished friends (including the furry kind) to get together in the glorious Suffolk countryside. And it's just 15 minutes’ drive from the nearest beach. The garden is a palette of greens, featuring an idyllic pond-side patio with alfresco dining and your very own pétanque (boules) court. One thing that really stands out is the superbly sociable space offered by the open-plan kitchen, dining and lounge area: three distinct spaces stitched together so the whole group can feel connected whilst having the flexibility to do your own thing. The chefs among your party will certainly appreciate this architectural quirk. Another large living room, complete with a wood-burning stove and French windows, offers a change of tone, perfect for an after-dinner game of charades or a quiet nightcap before retiring to the comfort of your rooms.

The picturesque village of Southwold sits on The Suffolk Coast and Heaths, one of only forty-six regions in the country officially labelled an ‘Area of Outstanding Natural Beauty’. We think the best way to discover this exceptionally beautiful landscape, is to stay in an exceptionally beautiful home. On a street of candy-colored cottages, an eight-minute walk from Southwold Pier, your home is painted in a dreamy pale blue, with terracotta roof tiles, and a cute white door beckoning you inside. Built in 1850, you’ll love the original features like exposed wooden beams, a winding staircase, and wood-burning fireplace in the lounge. We think this is the perfect spot to settle down on the sofa, crack open a bottle of fizz, and say cheers to the start of your holiday. Another option would be sipping champagne in the luxurious freestanding tub, or taking celebrations out to your private patio on a sunny afternoon. When you get peckish, take a wander to your nearest chippie, three minutes away. Protect your portion of fish and chips from the seagulls as you stroll one minute down to the promenade and take in the fresh air from the North Sea.

The home itself is a magnificent lodge-style house of wood and glass – huge windows ensure that the sea-facing views can be admired at every opportunity. There are countless cosy nooks and crannies for you to curl up in with a book, and children are well catered for with books and games. The living space is bright and inviting, with enough comfy seating that your whole party can lounge around together. 

First thing in the morning, slip out of the balcony doors and watch the sun rise over the sea. It’s breath-takingly beautiful – you’ll feel a million miles away from normal life. After a cooked breakfast around the table, grab the dogs and head out for a walk along the beach to skim stones and – if you’re brave enough – paddle in the bracing sea. 

Ten minutes by car will take you to Southwold, home to a charming pier and those picture-perfect brightly coloured beach huts. An ice cream is surely on the cards here, or maybe you fancy fish and chips? For a bit more adrenaline, Lowestoft is just a fifteen-minute drive away and offers speedboat racing and boat hire. Nature-lovers will appreciate Oulton Broad and Pakefield beach, where some of the UK’s rarest birds have been spotted. There’s so much opportunity to get out into the great outdoors from this wonderful home. 

Make sure you catch the sunset from the garden, before heading off to spend an evening in the local pub. This is the kind of holiday home you never tire of – you’ll never want to leave. 


I Do Like To Be

Once a chapel, now a cosy family home, this unique retreat provides an atmospheric stay on Norfolk’s charming coast. Original features have been lovingly restored in the living space – think Gothic-style windows and intricately carved timber beams – while the kitchen is all mod-cons and the bedrooms boast sumptuous beds that are a treat to fall into. 

When you’re not curled up on the leather couches with a mug of tea or penning a smug postcard at the handy writing desk, you’ll be making sandcastles on Gorleston-On-Sea Beach, a twenty-minute walk away, and tucking into golden fish and chips picked up from Gorleston high street. If you have the little ones in tow, Great Yarmouth, with its arcades and amusement parks, is a day well spent – and best of all, it’s less than a ten-minute drive away.

Sanctuary by the Sea

The coastal village of Southwold, like most English seaside towns, has a splendid mix of quaint shops, rustic pubs, and chippies. A twelve-minute walk from its traditional pier, and fourteen from the boating lake, this cottage is a perfect base for exploring the local delights. As you enter through the red brick archway, stepping inside the home is like being transported to old England. You’ll immediately feel a warm welcome for the original wooden beams and fireplace in the lounge. With muted colours throughout, it’s a calming space for a country retreat. White walls bring a fresh and modern feel, with some quirky features like a funky chandelier in the master bedroom. Outside, we love the idea of sitting out in sun on the peaceful patio, with a cup of tea and a novel. And to pique the interest of literature fans, Southwold is a former stomping ground of George Orwell. A far cry from the urban dystopias of some novels, the fictional town from 'A Clergyman’s Daughter' is based on this very village. See if you can find the Orwell plaque in town (hint: follow the smell of fish and chips).

Well, this bright and comfortable apartment offers you just that, as it's right across the road from the sea. Any closer to the water and you'd be swimming in it – from the big windows, you'll have a first-rate view of lapping waves, the Lighthouse and the famous Southwold Pier. Our favourite part is the compact balcony, where you can sit with a drink and watch life pass by on the promenade below.

And it should come as no surprise that the location is excellent. You're just a five-minute walk from the shops and pier in Southwold and mere moments from the sandy beach. Whether you fancy fish and chips along the promenade, a pint at one of the local pubs or sunbathing on the seaside, your options are endless. And it's all within easy reach – exactly what you need for a carefree, coastal holiday.

Whether you visit during the sunny summer's months or in the chill of winter, this home remains a warm, welcoming and tranquil place to retreat to when seeking an escape from the mundane. From the living space, large glass sliding doors invite in plenty of natural daylight from the outside patio – perfect for relaxing amidst the sea air. 'Tis the Sea-Sun

There are too many good things about The Hobart Spring to list, but suffice to say that it’s every bit as good as it looks. Most of the buildings date to the 1470s, when Sir James Hobart (later attorney general to the king) built his family home. Our favourite room (not an easy decision) is the kitchen, which looks beautifully traditional, but alongside the Aga, has an electric oven, gas hob, espresso machine and more. You can also pick herbs from the raised beds in the back. Either as a gateway to the Broads, or as a destination in itself, you can’t go wrong.

Dating back as far as the 1470s when Sir James Hobart (a confidante of Henry VII) built a family estate, This home is one of the most spectacular places we’ve ever seen and truly perfect for family gatherings, breaks away with friends, weddings, and more. Step into history oozing with the finest luxury afforded to the home's guests, including ample space as, on top of the main hall, there’s also the Gatehouse, the Cottage, and the Garden Rooms, as well a separate barn for hosting events, and of course the grounds. The history of this home has been preserved immaculately, while at the same time, modern comforts are around every corner. Either as a gateway to the Broads, or as a destination in itself, you can’t go wrong.

The facilities available at the hall are second to none, with no need or whim uncatered for, including perfectly equipped kitchens, games room, library, a wealth of entertainment, cosy open fires and woodburners, lawns and meadows, and even a moat, and should you wish to prize yourself away from this phenomenal home and head on out to explore, the bustling seaside town of Great Yarmouth is just a twenty-seven-minute drive away, while the Norwich city centre can be reached in twenty-two minutes by car, and is perfect for those shopping needs. We highly recommend trying out the cosy pubs around the area for a good pint and perfect company.

The Hobart Spring Estate

Positioned at the bottom of Skillman’s Hill, this contemporary cottage is no more than a fifteen-minute stroll from the sand and shingle beach at Southwold Pier. Expect unfussy interiors, with open-concept communal spaces to make entertaining a breeze. But as evening rolls in, close the bifold doors in the living area to create two cosy sitting rooms. The heart of this home is most certainly the kitchen. Keep wine glasses topped up as your brood eagerly awaits dinner on the comfortable couches. The Falcon cooker is sure to impress the most discerning chef, while the toasty underfloor heating is a treat for chilly feet after paddling in the North Sea. For afternoon tea or hearty lunchtime fare, you’ll find cafes and pubs reached in just five minutes by foot.

Driftwood & Sea Spray

Found among peaceful Suffolk woodland and surrounded by fragrant lavender plants, this traditional cottage recently underwent a complete renovation. Lots of original features were retained — such as the exposed brickwork and the inglenook fireplace in which a log burner sits for those chilly nights — but the rest was spruced up to the high standards demanded by twenty-first-century travellers. The palette of muted greys and recessed ceiling spotlights feels particularly en vogue, while the private garden with its neat plant beds and alfresco seating on the patio really makes the most of the space. You’ll find a farm shop a half-hour walk away in the nearby village of Wangford, but if you don’t fancy cooking, there’s also a gastropub ten minutes away on foot, too. In terms of days out, you really are spoilt for choice. The seaside town of Southwold takes less than a quarter of an hour to reach in the car, while RPSB Minsmere can be reached in just under twenty-five minutes.

A Rainbow Shines

Grab your bucket and spades and hit the Norfolk coast at this modern, family home just a ten-minute stroll from the beach. Located in the charming seaside village of Caister-on-Sea, just north of Great Yarmouth, it's the village's endless sandy beach that's the biggest draw, and rightly so. An ideal starting point for inspiring coastal walks to Hemsby, Winterton, or Great Yarmouth; there's plenty of Norfolk's expansive coastlines to discover from here. Or for a spot of culture, head to Caister's 15th-century old castle (five-minute drive away) - now home to a royal range of vintage cars. When tummies start to rumble, there are pubs for hearty grub within walking distance and, of course, an obligatory fish and chip shop. Or head home for a barbecue in your private enclosed garden, where kids and dogs can roam free with sandy toes. Inside, this home is perfectly set up for an easy family holiday. Upstairs there are smart, clutter-free spaces, including a nursery room with a cot ready to go. Downstairs, the large breakfast bar in the kitchen is a fantastic spot to all come together to rustle up breakfast and hatch plans for a day exploring. Although with that glorious beach just a stroll away, we wouldn't blame you if you stayed precisely where you are.

If you’re looking to enjoy Southwold, you’ll be perfectly positioned – just an eight-minute walk from the popular pier and sandy beach. Spend mornings getting tea or coffee in town before strolling along the shore on the promenade. There’s plenty of footpaths across the marshes to lead you around the less travelled parts of town too if you’re craving scenic adventure. Then return home to your lovely cottage, which brings the carefree spirit of the seaside into its effortlessly chic décor. We love the roomy sage-coloured kitchen, ideal for preparing home-cooked meals for the whole family to enjoy at the large wooden table. Then let the kids run around the grassy lawn, or settle in the bright living area with your holiday reads and a board game. The light wood parquet flooring and stylish modern light fixtures make this classic cottage feel contemporary and cool, even in a place as charmingly constant as Southwold. 

Brine and Sand

With characterful original features like open brick fireplaces, exposed wooden beams and carefully preserved wooden floors, this traditional cottage is utterly charming. It blends antique and shabby chic furniture to create a welcoming vibe – recline on the plush white sofas in the living area, fix up breakfast to enjoy at the classic round dining table and sleep in cosy bedrooms full of books and charm. While the shared outdoor courtyard is the spot for morning coffees or afternoon drinks, the downstairs’ table tennis set up is the after-dinner spot. But best of all, you’ll be excellently located in Southwold on the Suffolk coast. The beach is an eight-minute walk away, where you can paddle in the sea or stroll along the pier. The shops and pubs in town are even closer, with a deli, wine shop and butchers all within a five-minute walk. Regardless of whether you prefer land or sea activities, you couldn’t be better placed.

Set just a few minutes’ walk from the beach in Southwold, this gorgeous home is a welcoming base for a family or group of friends looking to explore the beautiful Suffollk coastline. Stay a stone's throw from the high street in the popular seaside town of Southwold. As a former malt house, the Grade II-listed home offers an eye-catching blend of ancient exposed beams, soaring vaulted ceilings and open communal spaces that lend themselves very well to modern living. A spacious kitchen provides direct access to a suntrap patio out back – perfect for summer barbecues – while the expansive living and dining area on the first floor is a stunning social space. Bedrooms are secluded away in separate wings of the house, so a quiet moment is never more than a closed door away.

Step outside and the town centre is just a couple of minutes away on foot, with an enticing array of independent shops, charming cafes, welcoming pubs and innovative restaurants lining the streets. Southwold's seaside promenade is a little over five minutes from your front door, which is perfect for contemplative moments gazing out to sea. Elsewhere the Common is ideal for walks with four-legged family members, with a footpath leading all the way to Southwold Harbour (just over a mile away) for access to the foot ferry (summer only) over to Walberswick.

If you’re looking for a classic British seaside holiday experience, this pastel blue cottage in Southwold should do the trick. It’s right in the heart of the town, with the iconic lighthouse in view, but still retains a sense of calm. Maybe that’s down to the oceanic colour scheme inside, which reminds you that the shore is just a few minutes walk away. There’s a gas fireplace to keep the living room cosy-warm after a day catching the sea air, and a splendid selection of holiday reads on the bookshelves.

Take a wander down the pier, admire the brightly painted beach huts, or go for a swim if the water’s not too chilly (it is the North Sea after all) – this is all just a seven-minute stroll along the seafront away. For the more adventurous, the Suffolk Heaths beckon, with their woodlands, estuaries.

Once a rectory in a former life, this handsome stone house surrounded by well-kempt grounds mixes rural charm with enough contemporary flourishes to make it palatable for 21st-century travellers.

A wander about the home will show you exactly what we mean. There's an emphasis on old-fashioned warmth and cosiness in many of the spaces, from the snug complete with a wood-burning fireplace and the library with shelves packed full of books to the master bathroom with a freestanding bathtub. By contrast, the kitchen is all sleek surfaces and clean lines, save for the Aga.

During the warmer months, guests have the option of heading outside and making the most of the wraparound garden, which has its own iron rose pavilion, a treehouse and a firepit by which to get toasty on summer evenings. The south-facing outdoor space is home to plenty of wildlife, which can be spotted using the telescope positioned by the library window.

If you want to see some non-native species, Pettitts Animal Adventure Park takes just over twenty-five minutes to reach in the car. It takes a similar amount of time to get to both Gorleston-on-Sea and the city of Norwich, so there are days outs for all tastes here.

Once part of a working dairy, this Grade II-listed cottage is now the perfect jumping-off point for exploring Southwold and the Suffolk coast. Boasting original brick floors and 19th-century character, every inch of this home is as warm and cosy as you'd expect. Snuggle up for a film night in the living area, where squishy leather sofas and shelves brimming with well-thumbed books invite you to kick back and relax. The dining table, meanwhile, was made for big family dinners and the charming window seat is an excellent spot for afternoon tea. When the sun is shining, open the French doors and relax in the south-facing garden, which provides a grassy patch for lawn games, tables and chairs for alfresco dining and a barbecue for summer evenings. And, if you need to check in with the office, a separate snug is the ideal place to work from home.

Nestled in the Southwold South Green area, you're only a three-minute walk from the sprawling beach, where dips in the North Sea and sunbathing on the shore are a given. After a stroll along the seafront promenade, pick up supplies from independent butchers, delis and bakeries on the high street – just a short stroll away – followed by a tasting tour at Adnams Brewery, five minutes on foot.

For a seaside escape filled with comfort and charm, look no further. This delightful apartment can be found on Southwold’s bustling High Street, right at the heart of the lovely Edwardian town. 

The apartment is filled with light, making it a bright and welcoming place to call home. You’ll find nods to the nautical in every pocket of this home – and the beach is just a twelve-minute walk away. Pack your bucket and spade and spend the day on the sand, paddling in the sea, or exploring the pier. 

When everyone is sun-kissed, sandy and sleepy, head back to the apartment for a quiet night in. Set the little ones up in the snug watching movies while you open a bottle of wine and relax in the living room. 

In the morning, go for a peaceful stroll along the beachside promenade. The apartment is the perfect coastal hideaway, with easy access to the beach and pier, as well as the heathlands of this part of Suffolk. You’ll want to return time and again.

A little further afield, you can walk or cycle paths along the coastline and through the heathland to Walberswick, Dunwich and beyond.
