The beaches of the Tyrrhenian coast, such as Giannella Beach, are also reachable in around half an hour by car.

The upper ground floor features a large kitchen, 3 double bedrooms each with its own shower/bidet/WC, and an exit to the veranda with one french bed and two double beds. There's also a large terrace of 30 m2 with terrace furniture, balcony furniture, and 4 deck chairs providing guests with beautiful panoramic views of the valley. The property is conveniently located near several towns and cities such as Città S.Angelo and Pescara, which are only 10 km and 15 km away respectively. It’s all about peace and seclusion at this Umbrian villa. On all sides, you’ve got a patchwork of rolling fields and acres of olive groves. Should you wish to discover a bit of Umbria on a day trip, the beautiful city of Orvieto is a short drive away – a shamble of ancient, ochre buildings sitting on a hilltop. However, days here can easily be spent without leaving the grounds.

The saline swimming pool is an inviting shade of turquoise, sitting against the Umbrian hills and surrounded by greenery. Beneath ancient olive and oak trees, you’ll find wooden tables for rustic lunches outdoors – perhaps cooked in the little stone building that’s been converted into a barbecue shed with a wood-fired oven. 

Beyond this villa's stone and wood-shuttered facade, you’ll find an ode to Umbrian tradition. An arched fireplace in the main living room harks back to days gone by while the worn terracotta bricks underfoot keep things cool. Wrought iron candelabra and wooden ceilings give a medieval feel to the huge sitting room in the annexe and there’s a small, book-lined living room for a quiet moment alone. Double wooden doors open up from the kitchen to the patio, so the shuttling of salads and sauces to the barbecue area is a breeze. Arriving at this Umbrian villa, you wouldn’t think it was a new build – it’s got all the character and charm of an old, Italian farmhouse with brick-lined, arched windows and a terracotta roof. It’s built with local stone and embraces organic architecture. Blending in with its bucolic surroundings, it looks out over the Oasi di Alviano nature reserve – home to protected Umbrian flora and fauna. It’s a short drive to Terni to explore ancient ruins and local cuisine in family-run restaurants and a traditional medieval hilltop town awaits at Todi nearby.

The first thing that catches the eye is the inviting, Roman-style swimming pool that looks out over the fauna-filled valley and patchwork fields to hazy hills in the distance. A loggia-style dining area houses a table for the group and a barbecue grill, all with that stunning view before you. Steal away to the olive grove and curl up in a hammock with a holiday read.

Inside, antique and vintage pieces throughout add to the old farmhouse feel of the home, alongside wooden ceilings and terracotta tiled floors. A huge double-sided fireplace sits between the dining and living room for cosy evenings in. The view from the arched window in here is simply sublime – framed like a picture on the exposed stone wall. Up on a mezzanine level, you’ll find a secluded little reading nook to hide away in.

As far as villas go, you don't get much more 'hilltop' than this. Soak up the views across the Umbrian hills towards the city of Todi, a tableau so beautiful so you'll never want to leave. The scents of jasmine, lavender, and roses follow you down the stone steps to the infinity pool, which is surrounded by sun loungers and a shaded gazebo. The views take centre-stage in the villa, too – large windows surround the space, where you'll find a country-style kitchen with an island and a cosy living space with a corner sofa and fireplace. A marble staircase leads upstairs to the bedrooms, where you'll wake up each morning to similarly spectacular country vistas. Sip your coffee outside on the terrace, then spend the morning sunbathing on the perfectly manicured lawn. Take the 10-minute drive to Todi to wander the cobbled streets and explore local restaurants – you might recognise some of the plazas from Italian movies. Pick up some local wine to enjoy with a barbecue back at your villa, and savour a glass while admiring the stunning sunset over the surrounding hills.

There's a wealth of things to do here, from splashing about in the outdoor pool, enjoying lavish feasts off the barbecue or enjoying a little R&R in the wellness centre, which features another pool and a Turkish bath. Your host can help arrange fun experiences, including both cookery and yoga classes.

Somewhat unsurprisingly given the rural location, the living quarters lie on the rustic side of things and are heavy on natural materials, be that wooden beams or stone walls. We can't think of a cosier way of ending the day than by taking up residence next to the traditional fireplace, either.

Beyond the edge of the grounds, you'll find unspoilt countryside in Monte Peglia park and Meana forest – the latter of which was recently classified as a UNESCO World Biosphere Reserve. Lake Trasimeno is an hour's drive north if you fancy trying your hand at watersports, as well.

With stunning views across the Nature Reserve of Monte Rufeno, it’s easy to see why this home caught our eye. Located on the border of Tuscany and Umbria, it’s just a short drive to the village of Trevinano, with easy access to some of the region's most beautiful spots. And while there’s plenty to keep you busy in the surroundings, this home has a lot to offer too. The swimming pool can be heated, the garden is surrounded by olive trees and the terrace is perfectly positioned for idyllic sunset drinks.

Secluded in the Tuscan countryside, this villa is surrounded by acres of unspoiled hills and scenery. But as alluring as the views are, there more to this charming stone home than just that. With nothing to bother you apart from the sounds of the local wildlife and the twinkling of the stars at night, it's a rural retreat for nature lovers, artists and musicians. Here the order of the day is country walks, reading in the shade, whipping up delicious meals each evening and just generally enjoying the good life. There's no need to rush anything here.

But if, after breakfast on the terrace, those views across the iconic hills have motivated you to explore, that's easily done too. Head to the surrounding villages to see their Etruscan and Roman ruins, explore Montemerano – a twenty-five-minute drive away – and don't miss the nearby thermal springs. A little isolated for some, it's a short drive to pick up supplies or eat out – but for others, this is the magic of this place.

The living area and kitchen are located on the top floor to maximise the views, treating you to panoramas wherever you decide to unwind. When you’re ready to explore, the medieval town of Todi is just 10 kilometres away.

Formerly a convent of Saint Francis of Assisi, this extraordinary home is a paragon of Italian Renaissance architecture, and has been lovingly renovated to become a magical retreat for families and friends. The convent is part of a 16th century estate designed by Antonio da San Gallo, the most influential architect of his time. It’s set atop a wooded ravine on 26 acres of magnificent Tuscan countryside, with sprawling views of distant vineyards and sheep grazing in the meadow below. 

Step inside the house and you’ll be awestruck by the opulent interiors. There are multiple living areas, the most grand being the former winemaking room, with its original giant chestnut barrels, a limestone wine cellar below, and a long banquet table that seats twenty. The kitchen is fully kitted out for cooking up Italian feasts, or if you prefer, a private chef is available to hire. There are plenty of cosy sitting rooms to relax in – perhaps you’ll want to curl up with a book in the library, or play cards on the velvet sofas while a fire crackles in the hearth. The seven bedrooms are bursting with character. From crimson drapery on a four poster bed, to ancient pottery lining the fireplace, each one has a unique charm. The bathrooms are equally majestic – we love the freestanding pewter bath tub, and the deep azure ceiling, so you can bathe like nobility. 

On summer days, plunge into the 18 metre saltwater infinity pool overlooking the Tuscan hills, before relaxing on a deck chair beneath the fragrant jasmine pergola. Outside the house there’s an alcove with flowering archways, which is the perfect place for alfresco dining. On warm evenings, wander through the ancient fig and lavender garden, or follow one of the winding Etruscan paths near the house. The Mediaeval town of Pitigliano is a ten-minute walk away, where you’ll find family run Italian restaurants, authentic gelaterias, and breathtaking Etruscan architecture. Welcome to a home like no other.

Convento San Francesco

Traditional and cosy, this villa has all the hallmarks of an Umbrian getaway. The private pool is open in the summer and boasts panoramic views of the surrounding hills. Indoors, there's plenty of character to admire – the home was built in 1616, after all. Our favourite spot is the conservatory-style lounge, with its large windows showing off the scenery. Two bedrooms are located in a separate annexe, making it ideal for those wanting a bit more space and privacy. As for location, you'll be based near the medieval village of Monte Castello di Vibio and within easy driving distance of Todi, Perugia, and Orvieto.

This villa sits in idyllic countryside, yet is less than an hour’s drive from the centre of Rome, so you can get the best of both worlds. You’ll find this place perched between two golf courses, and a short walk from the banks of serene Lake Monterosi and the town of the same name. Spend a day exploring your surroundings or head to the Colosseum and ancient ruins of central Rome, a fifty-minute drive away.

The home itself is split across two separate villas, sharing a grand social space outdoors. Two swimming pools are connected by an infinity edge and beg for a dip on a hot day. Dine poolside under the shade of a parasol, or set up beneath the shaded veranda for a barbecue feast. Come sundown, the gazebo by the pool shades comfy sofas and chairs for an aperitivo. Across the private gardens, azaleas and roses bloom and the whole place is surrounded by olive groves.

Heading inside, honey-yellow walls are livened up with modern artworks and the old timber of the building is on display. Brick archways connect lounges with games rooms and there’s a full-size snooker table for evenings in. Bibliophiles will love the floor-to-ceiling bookcases, stuffed with paperbacks and gilded classics – the perfect accompaniment to a crackling fire in the main lounge. 

The Last Word

Dating back to the early 1900s, you can see the turn-of-the-century architecture in the stone steps between terraces and wooden-shuttered windows. It’s a veritable playground for those that seek relaxation in the terraced gardens, where succulents fill the perfectly positioned flower beds. Spend days floating in the sleek, modern swimming pool with its integrated Jacuzzi. Lunch can be taken at the round table on the lower terrace, while dinner can be set up on the upper terrace at the more formal spot. Sun loungers are shaded by parasols and there are two hanging egg chairs for reading in the sun. From here, you can catch a glimpse of the sea with the Pontine islands floating in the deep blue.

Inside, it’s an ode to grandeur as rooms are filled with gallery-worthy sculptures and striking paintings. Art deco chandeliers in the luxe living room hark back to the villa’s origins and you can take in that sea view from the comfort of plush sofas. Parquet flooring intersects with the original salvaged mosaic. We love the light-filled kitchen with its green splashes of trailing botanica.
