First impressions count, and they don't get much better than this. But what might not be immediately apparent on arrival is how the villa's old-world charm will slowly unveil itself to you throughout your stay here. From the fact that there's always a shaded spot by the pool to escape the heat, to the way the breeze picks up in the afternoon just as you're questioning whether you might have to retreat inside and how the sun settles on the seating area by the house each evening – these factors combine to create a stay that's sure to live long in the memory.

Inside, you'll find all the mod cons you'd expect sitting beneath elegant vaulted ceilings and surrounded by antique furniture. The spacious rooms provide plenty of space to socialise, as well as secluded spots to claim as your own when you want to lose yourself in the pages of a good book. The Italian town of Viterbo – sandwiched between Rome and Tuscany – has been renowned for its thermal baths since the Romans were around. With this centrally located apartment, you don't even need to step out your front door for some restorative me-time. The home's wellness area comes with a Finnish sauna and is set up for Chromotherapy. It’s a peaceful space that gives this home real wow-factor.  

Aside from the wellness room, there are plenty of other striking design choices that vie for your attention. We love the spiral staircase that leads to the mezzanine, as well as the bold lime-green and blue kitchen. The clever reinvention of the fireplace to hold an artfully arranged source of illumination adds warmth and is yet another talking point. What's perhaps most impressive is that this isn't all found within a newly built block of apartments, but is instead hidden away behind the walls of a fifteenth-century palazzo building. 

The palazzo is in a small square typical of this part of Italy, with a church and fountain. The town of Viterbo is lovely to stroll around with a gelato, and there’s lots of history to take in. The Palazzo dei Papi is just fourteen minutes away, and is the former seat of the papacy. When you’ve had your fill of history, hop in the car and drive seven minutes to the hot springs. Soak away your troubles before returning to the apartment for another evening of blissful R&R.

This villa sits in idyllic countryside, yet is less than an hour’s drive from the centre of Rome, so you can get the best of both worlds. You’ll find this place perched between two golf courses, and a short walk from the banks of serene Lake Monterosi and the town of the same name. Spend a day exploring your surroundings or head to the Colosseum and ancient ruins of central Rome, a fifty-minute drive away.

The home itself is split across two separate villas, sharing a grand social space outdoors. Two swimming pools are connected by an infinity edge and beg for a dip on a hot day. Dine poolside under the shade of a parasol, or set up beneath the shaded veranda for a barbecue feast. Come sundown, the gazebo by the pool shades comfy sofas and chairs for an aperitivo. Bibliophiles will love the floor-to-ceiling bookcases, stuffed with paperbacks and gilded classics – the perfect accompaniment to a crackling fire in the main lounge. 

The Last Word

This recently restored 19th-century farmhouse is all you could wish for from a stay in Umbria. We love the character features such as the Barberino stone walls, terracotta floors, and barrel vault ceilings with exposed chestnut beams. The large rooms and furnishings wonderfully evoke noble hunting lodges of the last century. 

The real highlights here, though, are the beautifully-kept garden with its lawns and fragrant rose, lavender and rosemary bushes. There are around 5 hectares to explore as well. Spend your days lounging by the gorgeous saltwater pool, admiring the views over the countryside, relax in the hammock or enjoy an alfresco lunch under the jasmine-covered pergola. An impressive centuries-old oak also provides pleasant natural shade – the perfect spot to read a book.

Out and about, explore the olive groves, hills and woods of Umbria on foot, mountain bike or horseback. Or head to medieval hill town Lugnano in Teverina, a twenty-five-minute drive away. The Marmore Falls, a man-made waterfall created by the ancient Romans, is thirty minutes in the car and well worth a trip.

Dating back to the early 1900s, you can see the turn-of-the-century architecture in the stone steps between terraces and wooden-shuttered windows. It’s a veritable playground for those that seek relaxation in the terraced gardens, where succulents fill the perfectly positioned flower beds. Spend days floating in the sleek, modern swimming pool with its integrated Jacuzzi. Lunch can be taken at the round table on the lower terrace, while dinner can be set up on the upper terrace at the more formal spot. Sun loungers are shaded by parasols and there are two hanging egg chairs for reading in the sun. From here, you can catch a glimpse of the sea with the Pontine islands floating in the deep blue.

Inside, it’s an ode to grandeur as rooms are filled with gallery-worthy sculptures and striking paintings. Art deco chandeliers in the luxe living room hark back to the villa’s origins and you can take in that sea view from the comfort of plush sofas. Parquet flooring intersects with the original salvaged mosaic. We love the light-filled kitchen with its green splashes of trailing botanica. Or, perhaps, the original vaulted ceiling in the basement bedroom with its baby grand piano in the corner. 

Location-wise, you’re in the coastal town of Circeo where a long stretch of beach is just a short walk away. In the other direction, the ancient, walled centre of town awaits with a handful of local trattoria in the shambling streets.

Stretch out on a poolside lounger after a dip, or gather under the veranda for a drink as the sun goes down. We're big fans of the traditional details inside – think chestnut ceiling beams, terracotta floors, and antique Sicilian majolica pottery. For those keen on privacy, the fifth bedroom is situated in an adjacent annexe with its own kitchenette. Location-wise, the small commune of Attigliano is a five-minute drive away, while Orvieto, Perugia, and Rome are all great day trip options.
