The lush, green countryside is echoed in the home’s 3.5-hectare garden, where you’ll find an olive grove with 700 trees, alongside manicured lawns and terracotta terraces nearer the home. Breathe in the scent of oleander flowers and fig, plum and fruit trees as you make your way to the pergola framed by trailing plants – the perfect spot for an alfresco lunch cooked on the traditional wood oven. You’re likely to spend much of your time laying back on the sunbeds or swimming in the pool, but in the evenings, the glass gazebo is the perfect spot to enjoy a glass of local wine. Inside, as well as the main kitchen and grand living space, you’ll find a separate kitchen, sitting room and two bedrooms on the lower floor, making this a great space for two families or groups of friends.The historic town of Foligno is just 5km away, with Perugia a 40-minute drive and Siena only a little further in the distance.

Sitting within a medieval borgo (little village) whose heyday was the early 17th century, this villa complex embraces old-world Umbria. It’s pure peace and quiet out here between the endless olive groves (extra virgin olive oil is the region’s speciality) and rolling hills covered in a patchwork of fields. It’s five kilometres to Monte Castello di Vibio with its ancient theatre and fifteen kilometres to the pretty town of Todi for restaurants and supermarkets.

The yard, where wheat was once threshed by hand, is now home to a smattering of chairs and tables for tipples in the sunshine. The porticoed upper terrace is the perfect spot for breakfast, or big barbecue lunches, with views of the 22-hectare estate. But the crowning glory of the gardens has to be that Roman-style swimming pool with its panoramic view of the countryside.

Accommodation is split between three separate buildings set around the courtyard. Two annexes have their own kitchenettes, living rooms and dining area so the group can spread out. The main villa is home to myriad antique-filled lounges and living rooms, including a striking main lounge set around the ancient hearth. Low, wood-beamed ceilings and old agricultural tools on the walls give that rustic farmhouse feel. A little games room invites guests to sit down for a game of chess or to peruse the library of books in here. But the real bonus inside is the dedicated celebration room which is a vast, barn-like space which can be set up for dining, dancing or even a spot of yoga.

You’ll find this 19th-century Tuscan farmhouse nestled in the heart of the Grosseto Maremma. Traditional interiors blend seamlessly with modern furnishings, making it feel like a true home away from home. But for us, the star of the show is the outdoor space. With far-reaching views and three hectares to enjoy, there’s plenty of room for everyone to spread out and enjoy some quiet time. That said, we think people will naturally gravitate to the pool area, or gather at the table for a spot of alfresco dining. Location-wise, there are beaches, historical towns, and renowned wineries all within easy reach – you’ll never be lost for things to do.

Nestled in the Maremma countryside and surrounded by olive groves, a mere four kilometres from the beach of Castiglione della Pescaia, this charming villa waits to welcome you home. It’s worth noting that the keeper lives on-site in a separate home near the entrance gate, and there’s an annexe on-site for the exclusive use of the owner, but don’t let that detract from everything this home offers. With a poolside gazebo that boasts a living area, dining area and kitchen, an outdoor gym, and a basement floor dedicated to wellness with a sauna, reaction tub, and another living space, there’s something for everyone here.

It’s all about peace and seclusion at this Umbrian villa. On all sides, you’ve got a patchwork of rolling fields and acres of olive groves. Should you wish to discover a bit of Umbria on a day trip, the beautiful city of Orvieto is a short drive away – a shamble of ancient, ochre buildings sitting on a hilltop. However, days here can easily be spent without leaving the grounds.

The saline swimming pool is an inviting shade of turquoise, sitting against the Umbrian hills and surrounded by greenery. Beneath ancient olive and oak trees, you’ll find wooden tables for rustic lunches outdoors – perhaps cooked in the little stone building that’s been converted into a barbecue shed with a wood-fired oven. 

Beyond this villa's stone and wood-shuttered facade, you’ll find an ode to Umbrian tradition. An arched fireplace in the main living room harks back to days gone by while the worn terracotta bricks underfoot keep things cool. Wrought iron candelabra and wooden ceilings give a medieval feel to the huge sitting room in the annexe and there’s a small, book-lined living room for a quiet moment alone. Double wooden doors open up from the kitchen to the patio, so the shuttling of salads and sauces to the barbecue area is a breeze. In the bedrooms, dark wood and wrought-iron furniture keep the traditional feel going.

Culinary types, rejoice – Quattro Formaggi has everything an epicurean could need. Take self-catering to the next level by harvesting vegetables from the garden, picking olives from the trees, or even catching your own fish from the pond (rods provided). Assemble your ingredients in the outdoor kitchen, then roast them on the barbecue or pop them on a pizza base for baking in the stone oven. There’s even a cantinetta for storing and serving wine. Once you’ve cleared away the plates, relax in the mosaic-encrusted pool for spectacular views over Tuscany.

This villa sits in idyllic countryside, yet is less than an hour’s drive from the centre of Rome, so you can get the best of both worlds. You’ll find this place perched between two golf courses, and a short walk from the banks of serene Lake Monterosi and the town of the same name. Spend a day exploring your surroundings or head to the Colosseum and ancient ruins of central Rome, a fifty-minute drive away.

The home itself is split across two separate villas, sharing a grand social space outdoors. Two swimming pools are connected by an infinity edge and beg for a dip on a hot day. Dine poolside under the shade of a parasol, or set up beneath the shaded veranda for a barbecue feast. Come sundown, the gazebo by the pool shades comfy sofas and chairs for an aperitivo. Bibliophiles will love the floor-to-ceiling bookcases, stuffed with paperbacks and gilded classics – the perfect accompaniment to a crackling fire in the main lounge. 

The Last Word

In the heart of the Lazio countryside, on the border with Umbria and close to Tuscany, lies this home. Set on the first floor of a farmhouse and accessed by an external staircase, inside, you’ll find plenty of characterful features. We love the vistas of the surrounding hills and valleys, and another highlight is the garden with its private pool. There’s a reed-covered pergola that provides a shaded spot for alfresco dining and a balcony, too. Located within the family farm, which extends over 100 hectares with arable land, olive groves and woodland, there are plenty of hiking opportunities. You’ll also find the picturesque Aquilonaccio Waterfall here or visit the nearby town of Acquapendente, 7 kilometres away.
