The interior is beautiful, but we imagine you’ll be spending most of your time making the most of the outdoors. Especially when considering the outdoor kitchen, fully equipped for trying your hand at local dishes. You'll find it nestled in verdant hillslopes, boasting five acres of lush landscaped gardens and panoramic views of the medieval town of Valfabbrica. Here, the famous Sentiero di San Francesco hiking trail is practically on your doorstep, while the beautiful towns of Perugia and Assisi are less than a thirty-minute drive away.

At first glance, this home charms with its rustic stone facade. Inside, it's all exposed beam ceilings, terracotta tiled floors and traditional furnishings. We especially love the country kitchen, fully equipped for home cooking and seamlessly connected to the lounge and dining room through wide, sweeping archways. After a restful slumber in the spacious sleeping quarters, fire up the Moka pot and enjoy espressos on the patio. 

Outside, expansive gardens offer ample space for relaxing in the sun. Spend your days catnapping on a sun lounger or tucking into a picnic amidst the foliage. Dating back to the 11th-century, this watchtower is just as striking as its surroundings. Overlooking the Sibillini Mountains, you can admire the sweeping views while soaking in the hot tub or swimming in the pool. There is also an amphitheatre, beautiful gardens and a terrace with a barbecue – perfect for alfresco dining. Inside, the rooms unfold across two apartments and offer a unique sense of character. It’s worth noting there are a number of steps here so this may not be the best option for young children, but it’s the perfect setting for an adults-only escape. From here, you can follow hiking trails straight from the door, take the short drive to Amandola or adventure further afield towards the Adriatic coast.

Sit out on the balcony of this home and enjoy the view over the Umbrian Valley. The lush, green countryside is echoed in the home’s 3.5-hectare garden, where you’ll find an olive grove with 700 trees, alongside manicured lawns and terracotta terraces nearer the home. Breathe in the scent of oleander flowers and fig, plum and fruit trees as you make your way to the pergola framed by trailing plants – the perfect spot for an alfresco lunch cooked on the traditional wood oven. You’re likely to spend much of your time laying back on the sunbeds or swimming in the pool, but in the evenings, the glass gazebo is the perfect spot to enjoy a glass of local wine. Inside, as well as the main kitchen and grand living space, you’ll find a separate kitchen, sitting room and two bedrooms on the lower floor, making this a great space for two families or groups of friends.The historic town of Foligno is just 5km away, with Perugia a 40-minute drive and Siena only a little further in the distance.

Painted in a cheery bright yellow, we think this villa in the Ancona region will have you smiling before you’ve even unloaded the car. Lovingly restored, the house has been renovated in a traditional style that pays homage to its humble start as a farmhouse while showcasing the many great attributes it now holds. Spread over three floors, the home also has two separate apartments - one with a double bedroom and living space on the ground floor which can be accessed from both the main building and the dining terrace, and a small second apartment on the top floor with a sofa, two beds and a kitchenette. As vibrantly decorated inside as it is outside, there’s a rustic, cosy feel to this home that we just love with its antique furniture, bright washes of colour on the walls and exposed ceiling beams that create a warm atmosphere to feel right at home in. But it’s the outside where this sunny villa really shines - with several hundred square metres of land surrounding the villa, you’re treated to not only a beautiful, uninterrupted view of Le Marche countryside but also to a well-cared for, mature garden that features lavender, lilac, pink hydrangeas, oleander, roses, and fruit trees of all kinds. Needless to say, there’s plenty of space to spread out here as well as all sorts of peaceful spots to take a nap, read a book or enjoy an evening aperitivo. And the pool not only boasts some of the best views on the grounds but is large enough to host a whole family of novelty inflatables and is surrounded by a generous number of sun loungers so no one has to wait their turn to top of their tan.

Hidden in the lush greenery of the Colfiorito plateau, this elegant villa lies in a small village between the Italian regions of Umbria and Marche. Fill that need for luxury and solitude, and surround yourself with the breathtaking vistas of the Italian countryside. The historic Art Nouveau style sets this villa apart, and its roots in the local area are apparent from the village chapel attached to the back of the home. Enjoy your own infinity pool, with plenty of space on the terrace and across the vast gardens for alfresco dining, and an outdoor shower for rinsing off after a plunge in the pool. With bedrooms sorted into suites with some boasting their own bathrooms and living rooms, everyone will have more than enough room to stretch their legs. There is even a cinema room with a projector and a basement playroom for children. Go for a game of ping pong under the lush canopies of the trees, or let the kids play in the gardens while you catch some rays on the row of sun loungers. The spa room is accessible for a fee, too. 

When it comes to exploring the local area, you're in for a treat – you'll already be immersed in the surrounding village, and you'll be just a short drive from the main shopping centre where you'll find some fantastic local restaurants and bars, as well as a supermarket for all the essentials you might need during your stay. A little further afield you'll be able to get on the highway and take a day trip to some of the culture-rich cities of the regions of Umbria and Marche.

Sun-Kissed Green Heart

Sitting within a medieval borgo (little village) whose heyday was the early 17th century, this villa complex embraces old-world Umbria. It’s pure peace and quiet out here between the endless olive groves (extra virgin olive oil is the region’s speciality) and rolling hills covered in a patchwork of fields. It’s five kilometres to Monte Castello di Vibio with its ancient theatre and fifteen kilometres to the pretty town of Todi for restaurants and supermarkets.

The yard, where wheat was once threshed by hand, is now home to a smattering of chairs and tables for tipples in the sunshine. The porticoed upper terrace is the perfect spot for breakfast, or big barbecue lunches, with views of the 22-hectare estate. But the crowning glory of the gardens has to be that Roman-style swimming pool with its panoramic view of the countryside.

Accommodation is split between three separate buildings set around the courtyard. Two annexes have their own kitchenettes, living rooms and dining area so the group can spread out. The main villa is home to myriad antique-filled lounges and living rooms, including a striking main lounge set around the ancient hearth. Low, wood-beamed ceilings and old agricultural tools on the walls give that rustic farmhouse feel. A little games room invites guests to sit down for a game of chess or to peruse the library of books in here. But the real bonus inside is the dedicated celebration room which is a vast, barn-like space which can be set up for dining, dancing or even a spot of yoga.

Inside, there are plenty of areas to relax and the elegant decor compliments the character features. You may feel like staying put in this magical home, but if you want to explore, then Perugia, with its medieval Priori Palace and Gothic cathedral is within driving distance.

The views at this Umbrian home are truly spectacular. The villa stands in vast private grounds just a ten-minute drive from the hilltop town of Montone, looking out over the hills and valleys of the Umbrian countryside. It’s a secluded retreat, but still within easy access to all that Umbria has to offer. The villa is rustic, with a simple and comfortable decor – expect cotto floors, beamed ceilings and exposed original stonework, plus a few antiques. The gardens have been designed to make the most of the wraparound views, so you’ll find many a terrace and quiet corner to enjoy. We love the fig tree by the pool – time your visit right and you can pick sun-warmed fruit straight from the tree for breakfast.

You can watch the stunning sunsets from this stone farmhouse in the Umbrian hills. Take in the views of the surrounding valleys from the private pool, garden and balcony – wonderful memories with family and friends are sure to be created here. The accommodation, set over three floors, is split between the main house and an annexe which has two more bedrooms and and a kitchen area. Another highlight is the location – it’s only 12 kilometres from the historical centre of Todi, with its medieval buildings, piazzas, palaces and Roman relics.

Sip your coffee outside on the terrace, then spend the morning sunbathing on the perfectly manicured lawn. Take the 10-minute drive to Todi to wander the cobbled streets and explore local restaurants – you might recognise some of the plazas from Italian movies. When you want to explore, long walks can be enjoyed around the estate’s communal grounds home, to olive groves and river valleys or visit the fascinating city of Perugia.

This magical, 13th-century monastery on the hilltop of Collazzone invokes the sound of bells and the hum of Gregorian chants. Surrounded by ancient olive groves and three acres of park-like grounds, the imposing stone exterior has stood the test of time. But it's inside where the surprises start. Beautifully converted with great reverence to its past use, the hosts have also managed to create a stylish and luxurious home with an eclectic mix of old and new. Think flagstone floors and ceiling beams, alongside a sleek, modern kitchen. Divided into two parts, the main house and an annexe, it's a very special place to stay – with a long and fascinating history. When it comes to outside space, this home has it all, with a beautiful pool, inflatable hot tub and all sorts of shaded terraces and private nooks. Eat outside in the large poolside gazebo, which comes complete with a kitchenette, traditional wood-fired barbecue and lounge area, or serve up a formal feast in the enclosed inner courtyard. With its own chapel, it's even possible to book this fabulous place for special events.

The first thing that drew us to this beautiful villa in the Umbrian countryside was the plunge pool, suspended above the swimming pool with a waterfall cascading between the two. The whole thing creates a tiered terrace effect, which is perfect for a home perched on the hillside. From the pool, you can admire the forest-clad hills unfurling for miles before you. Below, the poolside terrace is home to myriad loungers, and there’s a second wrap-around terrace in the villa’s first floor, covered by a pergola and adorned with soft furnishings. A full outdoor kitchen in rose-pink can provide lavish alfresco feasts with its gas hob and rustic pizza oven. You’ll also find a huge lawn for football or tennis, or perhaps a game of boules, within the 10,000 square metres of tree-filled grounds.

Inside you’ll find all the classic features of a traditional Umbrian home – wood-beamed ceilings, terracotta tiled floors and a rustic-style kitchen that still has serious 19th-century farmhouse vibes. Each bedroom has its own character, with wrought-iron beds and hand-painted wardrobes harking back to yesteryear. We were keen on the sunflower room in olive and forest green, and the master with its four-poster swathed with curtains. But the room with the lion tapestry really grabbed us.

The Waterfall Effect

You're not just looking at one home here, but rather a grand total of six properties hidden away among green hills in the Umbrian countryside. With this huge guest count, it's a superb address for weddings, events or even just holidays with all the extended family.

There's a wealth of things to do here, from splashing about in the outdoor pool, enjoying lavish feasts off the barbecue or enjoying a little R&R in the wellness centre, which features another pool and a Turkish bath. Your host can help arrange fun experiences, including both cookery and yoga classes.

Somewhat unsurprisingly given the rural location, the living quarters lie on the rustic side of things and are heavy on natural materials, be that wooden beams or stone walls. We can't think of a cosier way of ending the day than by taking up residence next to the traditional fireplace, either.

Beyond the edge of the grounds, you'll find unspoilt countryside in Monte Peglia park and Meana forest – the latter of which was recently classified as a UNESCO World Biosphere Reserve. Lake Trasimeno is an hour's drive north if you fancy trying your hand at watersports, as well.
