Tucked against the Roman walls of medieval Spello, this villa puts you a short stroll from cobbled, flower-lined streets, the main piazza, and the magic of Italian life. It's also the perfect base for sightseeing with Assisi and its UNESCO World Heritage Basilica di San Francesco within easy driving distance. Back at home, the balcony offers views across the Umbrian hills – perfect with a glass of local wine in hand. Inside, bold, eclectic art fills the living room, while the kitchen and dining area open directly onto that view through French windows.

Peaceful Sundown

Settled among olive groves near the village of Cartoceto, this villa is set up for the kind of trip where you happily lose track of the days. The private pool looks out over panoramic views, with a solarium and outdoor shower nearby for easy post-swim afternoons – and the large furnished porch is made for long alfresco lunches. When the mood shifts indoors, billiards and a ping pong table keep things lively. A dedicated yoga and exercise room on the top floor adds a quieter counterpoint. Fano's Roman arch and coastline are a twenty-minute drive away.

Cartoceto Olive Grove

Casa Dhanu

With stunning views over rolling Umbrian countryside, this farmhouse has an idyllic setting. In the beautiful garden, there’s a swimming pool, alfresco dining and a fragrant wisteria-covered terrace with a sofa for soaking in the vistas. Inside, you find traditional decor and plenty of character features. When you want to explore the area, Perugia, known for its ancient city walls and medieval Priori Palace is nearby and for golfers, there’s a famous course within driving distance. This place is perfect for a relaxing vacation.

Wisteria Splendour

Painted in a cheery bright yellow, we think this villa in the Ancona region will have you smiling before you’ve even unloaded the car. Lovingly restored, the house has been renovated in a traditional style that pays homage to its humble start as a farmhouse while showcasing the many great attributes it now holds. Spread over three floors, the home also has two separate apartments - one with a double bedroom and living space on the ground floor which can be accessed from both the main building and the dining terrace, and a small second apartment on the top floor with a sofa, two beds and a kitchenette. As vibrantly decorated inside as it is outside, there’s a rustic, cosy feel to this home that we just love with its antique furniture, bright washes of colour on the walls and exposed ceiling beams that create a warm atmosphere to feel right at home in. But it’s the outside where this sunny villa really shines - with several hundred square metres of land surrounding the villa, you’re treated to not only a beautiful, uninterrupted view of Le Marche countryside but also to a well-cared for, mature garden that features lavender, lilac, pink hydrangeas, oleander, roses, and fruit trees of all kinds. Needless to say, there’s plenty of space to spread out here as well as all sorts of peaceful spots to take a nap, read a book or enjoy an evening aperitivo. And the pool not only boasts some of the best views on the grounds but is large enough to host a whole family of novelty inflatables and is surrounded by a generous number of sun loungers so no one has to wait their turn to top of their tan.

A Sunny Disposition

Once the residence of a local noble lineage, this renovated country home provides a tranquil base for families and large groups. You'll find it nestled in verdant hillslopes, boasting five acres of lush landscaped gardens and panoramic views of the medieval town of Valfabbrica. Here, the famous Sentiero di San Francesco hiking trail is practically on your doorstep, while the beautiful towns of Perugia and Assisi are less than a thirty-minute drive away.

At first glance, this home charms with its rustic stone facade. Inside, it's all exposed beam ceilings, terracotta tiled floors and traditional furnishings. We especially love the country kitchen, fully equipped for home cooking and seamlessly connected to the lounge and dining room through wide, sweeping archways. After a restful slumber in the spacious sleeping quarters, fire up the Moka pot and enjoy espressos on the patio.

Outside, expansive gardens offer ample space for relaxing in the sun. Spend your days catnapping on a sun lounger or tucking into a picnic amidst the foliage. On balmy evenings, gather for alfresco feasts on the wood-fired oven and masonry barbecue before curling up in the cosy lounge by the warm glow of the fireplace.

Divine Reverie

Tucked into the gentle hills of San Marcello in Le Marche, this villa is built for those who want to slow right down. A fifteen-metre infinity pool sits at the heart of the outdoor space, with the barbecue and hot tub nearby for long evenings under the Italian sky. Inside, panoramic windows frame the rolling hillside, a fireplace keeps cooler nights comfortable, and a dedicated home theatre room adds something different. The villa runs entirely on solar power – a rarity in rural Italy. For a day out, the beaches of Ancona are around a forty-minute drive away.

Infinity over Marche

Oh, Mamma Mia! Sitting on 37 acres of land filled with woods, olive groves and blooming flowers, this home comprises an old abbey and church that have been beautifully restored. From dining alfresco in the shade of the cobbled courtyard to strolling through the grounds with a glass of Chianti or gathering for an intimate evening under the warm light of the chandeliers, you're in for an unforgettable experience when you stay here. With stone walls, antique furniture and rustic details, every area of this home exudes character and charm. Start your day like a true Italian with a cup of espresso, before taking the short stroll to the pristine swimming pool to enjoy the backdrop of the surrounding Colvalenza hills. In the afternoon, retreat to the shaded portico of the restored farmhouse for a light lunch, then spend evenings watching the light change as the sun casts its last rays of the day on the sprawling grounds. We adore the old church across from the main house — it's easy to imagine all the happy memories that have been captured here over the centuries. Now, it's time to make your own.

Santa Elena

Nestled on the hills at the foot of Lake Trasimeno, this charming villa is the perfect escape away from the hustle and bustle of everyday life. Ideal for larger groups, there’s plenty of space to spread out and enjoy some quiet time here – and with each bedroom boasting an en-suite, there will be no queue to get ready in the mornings. That said, we think everyone will naturally be drawn to the outdoor space. A private pool, sun-drenched terraces, alfresco dining spots and views across the lake – what’s not to love?

Terra Magica

Perched on a hill overlooking the Umbrian countryside, this villa is a scenic spot for your Italian getaway. It’s a great option for a big family trip or group holiday, with six individual apartments and generous gardens offering ample room to relax. Enjoy having your own space to spread out, while sharing picturesque pool days and leisurely lunches on the terrace. Time for a spot of sightseeing? Explore nearby Citta di Castello, where you’ll find elegant palazzos and galleries. Or head further afield to Arezzo, which hosts a monthly antique fair – perfect for picking up special souvenirs.

Valley Serenity

The views at this Umbrian home are truly spectacular. The villa stands in vast private grounds just a ten-minute drive from the hilltop town of Montone, looking out over the hills and valleys of the Umbrian countryside. It’s a secluded retreat, but still within easy access to all that Umbria has to offer. The villa is rustic, with a simple and comfortable decor – expect cotto floors, beamed ceilings and exposed original stonework, plus a few antiques. The gardens have been designed to make the most of the wraparound views, so you’ll find many a terrace and quiet corner to enjoy. We love the fig tree by the pool – time your visit right and you can pick sun-warmed fruit straight from the tree for breakfast.

Drink in the Serenity

Located just 4 kilometres from Todi, this farmhouse offers rustic charm and peaceful surroundings. You can glimpse the historic cityscape from the primary suite's windows – a perfect way to start the day. We're big fans of the contemporary kitchen and the cosy living space. Outside, spend the afternoon lounging by the pool, basking in the views, and enjoying meals under the pergola. Keen to explore? Todi is close by, Perugia is a forty-five-minute drive, and Assisi is less than an hour away.
