There are too many good things about The Hobart Spring to list, but suffice to say that it’s every bit as good as it looks. Most of the buildings date to the 1470s, when Sir James Hobart (later attorney general to the king) built his family home. Our favourite room (not an easy decision) is the kitchen, which looks beautifully traditional, but alongside the Aga, has an electric oven, gas hob, espresso machine and more. You can also pick herbs from the raised beds in the back. Either as a gateway to the Broads, or as a destination in itself, you can’t go wrong.

Dating back as far as the 1470s when Sir James Hobart (a confidante of Henry VII) built a family estate, This home is one of the most spectacular places we’ve ever seen and truly perfect for family gatherings, breaks away with friends, weddings, and more. Step into history oozing with the finest luxury afforded to the home's guests, including ample space as, on top of the main hall, there’s also the Gatehouse, the Cottage, and the Garden Rooms, as well a separate barn for hosting events, and of course the grounds. The history of this home has been preserved immaculately, while at the same time, modern comforts are around every corner. Either as a gateway to the Broads, or as a destination in itself, you can’t go wrong.

The facilities available at the hall are second to none, with no need or whim uncatered for, including perfectly equipped kitchens, games room, library, a wealth of entertainment, cosy open fires and woodburners, lawns and meadows, and even a moat, and should you wish to prize yourself away from this phenomenal home and head on out to explore, the bustling seaside town of Great Yarmouth is just a twenty-seven-minute drive away, while the Norwich city centre can be reached in twenty-two minutes by car, and is perfect for those shopping needs. We highly recommend trying out the cosy pubs around the area for a good pint and perfect company.

Looking at this modern home, set in the rural countryside of Norfolk, you might not be fully convinced of its former life as a dilapidated cattle farm, but the clues are there if you know where to look. The wooden beams, for one, add plenty of character and warmth, and so does the exposed brick.

The other benefit of it having been a farm, is that there is acreage for days. In almost every direction you look, you’ll be met with untamed flora to make mornings seated out front with a fresh coffee the sort of peaceful affair you need to fully unwind. On balmier days, spend time out barbecuing, a local cider in hand, or if that seems like too much effort, open the bifold doors and let the breeze into the living area where we hope you’ll be plopped on the sofa with a good book.

Between this gorgeous space – inside and out – and the hot tub, you might not have time for much else, but don’t let the quintessential pub visit stay on the bucket list. Besides, there’s nothing like a fish and chip lunch after a visit to one of the sandy beaches.

Once a rectory in a former life, this handsome stone house surrounded by well-kempt grounds mixes rural charm with enough contemporary flourishes to make it palatable for 21st-century travellers.

A wander about the home will show you exactly what we mean. There's an emphasis on old-fashioned warmth and cosiness in many of the spaces, from the snug complete with a wood-burning fireplace and the library with shelves packed full of books to the master bathroom with a freestanding bathtub. By contrast, the kitchen is all sleek surfaces and clean lines, save for the Aga.

During the warmer months, guests have the option of heading outside and making the most of the wraparound garden, which has its own iron rose pavilion, a treehouse and a firepit by which to get toasty on summer evenings. The south-facing outdoor space is home to plenty of wildlife, which can be spotted using the telescope positioned by the library window.

If you want to see some non-native species, Pettitts Animal Adventure Park takes just over twenty-five minutes to reach in the car. It takes a similar amount of time to get to both Gorleston-on-Sea and the city of Norwich, so there are days outs for all tastes here.

This cosy home sits on the Broads National Park border, which boasts over 125 miles of tranquil rivers and lakes that you can explore. Fritton Lake is a six-minute drive or a thirty-minute walk – spend a day out kayaking, or head out to the Norfolk beaches – Lowestoft and Great Yarmouth are both around twenty minutes in the car. 

When you return, this home will greet you like a hot cup of cocoa – the muted wall colours are soothing. Whip up some dinner with some fresh, local Norfolk produce and enjoy the fruits of your labour at the dining table. This place is ideal for a family – there are board games aplenty to keep everyone occupied. The master bedroom even has a jacuzzi-style bath, inviting you to have a soak after a long country walk.

In the heart of The Golden Triangle (also known as 'the Notting Hill of Norwich'), this flat is nestled among local pubs, cosy cafes, delicious restaurants and leafy parks. Plus, it's just a fifteen-minute walk to the city centre or you can catch a bus from the stop right outside the flat.

Pocket-sized yet cosy, we think this home is a great option for solo travellers, couples or those in town on business. The layout makes the most of the square footage – the bed is tucked away behind a small wall and the fully-kitted kitchen has a stylish bar-top counter with stools instead of the usual dining table. A squishy sofa and quirky wall art make for a real homely feeling– all in all, we think it's a comfortable place to rest your head and kick off your shoes after a busy day exploring Norwich.

Once a post office, this building still retains features like its impressive windows and partially tiled, loft-style walls. And we absolutely love the vast master bedroom up in the eaves. Surrounded by steel girders and with its own lounge area and bathroom, it's a luxurious and quirky place to sleep. Here you'll be just a ten-minute walk from the seafront and beach, with all sorts of attractions, shops and restaurants right outside your door.

It may well go without saying, but farmyard barns tend to be quite large, so when they're converted into homes, they also fall into the larger camp. That's certainly the case with this property close to the Suffolk village of Barsham. Finished in a contemporary neutral colour scheme, it's unlikely that guests will be short of space at any point. The kitchen has plenty of surfaces for preparing a hearty feast, while the long dining table can only be described as banquet-esque. The open-concept living space comes with a free-standing wood burner, as well as glass doors looking out to bucolic views. Out the back, there's a large enclosed garden complete with a barbecue and an alfresco dining set-up. When you fancy taking in the great outdoors, there are three circular walks that start nearby and the coastal town of Lowestoft can be reached in half an hour in the car.

We'd especially recommend a trip to the Merrivale Model Village if you're after a fun family day out – as with most of the popular attractions, it's well within reach here.

Spend your days strolling Norwich’s cobbled streets, or head to the coast in just thirty-five minutes for sandy beaches galore. Set in a majestic, red-brick building in a Victorian style, you’ll be impressed from the offset. Ascending to the top floor, it only gets better. From up here, you’ve got gorgeous views of local sights like St George’s Plaza from a triple set of sash windows in the lounge. Pop a bottle of prosecco, say cheers to the start of the holiday, and check out the bustling scene below. In contrast, the apartment is fairly understated. Inside, the stripped-back, authentic character of this place is evident in the ancient beams, brick floors and inglenook fireplace. A comfy velvet sofa provides a modern twist but otherwise, the living room is dressed like it would have been a hundred years ago or so. Elsewhere there's a delightful country kitchen, a casual dining room and a midnight-blue TV room, along with a useful utility room and three gorgeous bedrooms.

And outside you'll find pretty gardens, along with a greenhouse and a deck for enjoying the sun. Step inside the summer house for the biggest surprise though. A lovely space for friends and family to socialise and eat together, it comes with a Scandinavian-style indoor barbecue cabin. 

Around half an hour's drive from both Diss and Norwich, you'll be deep in the country here so a car is essential, but there are great walks to be had nearby and the coast is around forty-five minutes away. Visit Southwold, Lowestoft and more for days out by the sea.

Grab your bucket and spades and hit the Norfolk coast at this modern, family home just a ten-minute stroll from the beach. Located in the charming seaside village of Caister-on-Sea, just north of Great Yarmouth, it's the village's endless sandy beach that's the biggest draw, and rightly so. An ideal starting point for inspiring coastal walks to Hemsby, Winterton, or Great Yarmouth; there's plenty of Norfolk's expansive coastlines to discover from here. Or for a spot of culture, head to Caister's 15th-century old castle (five-minute drive away) - now home to a royal range of vintage cars. When tummies start to rumble, there are pubs for hearty grub within walking distance and, of course, an obligatory fish and chip shop. Or head home for a barbecue in your private enclosed garden, where kids and dogs can roam free with sandy toes. Inside, this home is perfectly set up for an easy family holiday. Upstairs there are smart, clutter-free spaces, including a nursery room with a cot ready to go. Downstairs, the large breakfast bar in the kitchen is a fantastic spot to all come together to rustle up breakfast and hatch plans for a day exploring. Although with that glorious beach just a stroll away, we wouldn't blame you if you stayed precisely where you are.

A hidden gem on a pretty countryside lane in the village of Neatishead, this cosy lodge is perfect for peaceful couple retreats or solo getaways. With incredible views across the spacious garden throughout this home, what could be a better way to start your day than to wake up to green vistas before taking your morning cuppa alfresco to the outdoor table on the patio?

The best way to experience the Norfolk Broads is by boat, and the ‘Capital of the Norfolk Broads’ Wroxham – where you can hire a boat or take a tour up the river – is a short eleven-minute drive from your door here. So, roam up the river and admire the views before you stop for lunch at one of the restaurants, pubs or cafes, many of which even offer riverside seating. 

The village of Neatishead itself is also a quiet and unspoilt area of Norfolk, with its own pub, village shop and swim barn – a pool which you can book online. Plus, there are plenty of country lanes that make great places for walking or cycling. 

In the evening, when the weather allows it, we would love nothing more than to dine alfresco in the garden at this home. Then, snuggle up inside with a good book or play a board game together.

This charming cottage feels like a step back in time. It sits in the former stable block of an elegant Georgian Estate, dating back to the early-seventeenth century. Now a working farm, it's surrounded by four hundred acres of gloriously green pastures and ancient parkland – inhabited by herds of red deer, muntjac and an array of birdlife – which you're encouraged to explore. Here, you're just shy of a twenty-minute drive from the picturesque cathedral city of Norwich and the enchanting Norfolk Broads.

The exquisitely renovated interior is cosy and welcoming. Hardwood floors, exposed brickwork, and beam-clad ceilings offer a characterful canvas primed for relaxation. We especially love the sitting room with its plush velvet sofas and wood-burning fireplace, not to mention the delightful country-house kitchen, where a spacious dining table offers a lovely space for homecooked feasts with your clan. 

Framed by a grade-two listed stone wall and dense woodland, a private south-facing garden beckons you to feel completely immersed in nature. After a restful slumber in Egyptian cotton linens, step outside and enjoy your morning brew to the sound of birdsong and gently rustling leaves. Between adventures, spend your days sunbathing on the lawn, reading in the conservatory and, come sunset, sipping cocktails on the furnished patio.

If you’re looking for a real away-from-it-all retreat that’s truly one of a kind, then look no further than this home on the Norfolk Coast. Featured on Channel 4's Homes by the Sea, it’s located right next to the dunes at Winterton-on-Sea, in an Area of Outstanding Natural Beauty. A former working lighthouse, it’s perfect for a peaceful stay with a surreal fairytale quality. When we visited, we were particularly impressed by the unusual round rooms that stack up on top of one another. Once filled with nautical equipment, these are now well designed spaces with beautiful furniture and objects, including an impressive library, bunk-bed room for kids, living room, and finally a lofty viewing platform bedroom (not for the faint hearted). Down on ground level you’ll find a contemporary open-plan space where you can cook in the shiny stainless steel kitchen or bask in the warmth of the wood burner as you eat dinner in the relaxed dining area. Folding doors give access out into the small garden for picnics or al fresco breakfasts. Families in particular will love the easy access to seaside life, including great fish and chips, good local pubs, parks and boat-trips. The Norfolk Broads is also nearby; the UK's largest wetland area, it's perfect for boating, cycling and walking. In short, this is a great home for those who want to experience everything a Norfolk staycation has to offer, while staying somewhere with real wow factor.

If you were to picture a cute home in the Norfolk countryside, you'd imagine something like this. The whole home is in pristine condition – every inch has been carefully tidied, polished and radiates with an immaculate aesthetic. 

Even from the outside, the home exudes perfection. If you peek through a row of colourful flowers and fresh plant life, you'll discover a charming home with a majestic centrepiece – the gorgeous conservatory. 

Painted in lime green, lined with smooth tiles and supported by exposed brick walls, it's a room that oozes with style. It perfectly blends traditional design with modern comforts – find rustic furniture sitting next to new, comfy seats. 

Whatever season you visit, it's a dreamy spot to settle for breakfast, lunch or dinner. You can curl up with a book on the colder nights and snuggle into the cosy seats. Barsham Bliss

This is a charming barn conversion that's been beautifully renovated with high spec fittings and furnishings. It has ample space, indoors and out, for large groups of loved ones or cherished friends (including the furry kind) to get together in the glorious Suffolk countryside. And it's just 15 minutes’ drive from the nearest beach. The garden is a palette of greens, featuring an idyllic pond-side patio with alfresco dining and your very own pétanque (boules) court. One thing that really stands out is the superbly sociable space offered by the open-plan kitchen, dining and lounge area: three distinct spaces stitched together so the whole group can feel connected whilst having the flexibility to do your own thing. The chefs among your party will certainly appreciate this architectural quirk. Another large living room, complete with a wood-burning stove and French windows, offers a change of tone, perfect for an after-dinner game of charades or a quiet nightcap before retiring to the comfort of your rooms.

Perfect for families, this lovely home stands in Spexhall, on the outskirts of Halesworth. It’s close to the seaside towns of Southwold and Walberswick, and there’s plenty to explore nearby. The home itself is comfortable and attractive, with the star of the show undoubtedly being the orangery. From this glass-walled room, you can enjoy wonderful views over the acre of gardens and the surrounding rolling fields, and watch gorgeous sunsets. There’s also a terrace with a fire pit, barbecue and pizza oven, ideal for warm summer evenings.

With farmland to the front and the owner’s beautiful private nature reserve behind – this gorgeous home, part of a cluster of mill buildings, is in an idyllic spot. 

Take a stroll through winding footpaths of the reserve that meander through meadows and forests of giant cedars and ancient oaks. In spring, you’ll see enchanting carpets of bluebells, primroses and daffodils, but whatever time of year you come, you’ll be treated to an array of wildlife, from chaffinches to woodpeckers. There are maps to find the footpaths going onwards to Snape Maltings, just over two miles away, and to the sea at Aldeburgh (or it’s seven minutes in the car). You can borrow some bikes too if you prefer to cycle.

You don’t have to go anywhere to get some fresh air, though. There’s a lovely old cobbled, sunny courtyard where clematis and wisteria clamber up the walls – it’s the perfect spot to enjoy the welcome hamper of breakfast goodies. There’s another patio area, too, with fragrant rambling roses – ideal for a glass of wine.

The home itself is a sympathetic conversion of a stable and grain store. We adore the character features inside, such as the traditional 17th Century Suffolk white brick flooring, wood-panelled walls and old oak floorboards. Part of the original manger has been incorporated into the wall dividing the kitchen and the living space area – a lovely touch. Open the stable doors here and listen to the blackbirds singing at dusk. Furnished with antiques, this cottage will appeal to couples and pet owners looking for a luxurious country bolthole.

We can see why this cottage was in The Sunday Times' Coolest 100 Cottages' list – it's a Jacobean dream, full of original character and quirky features. Once home to the miller of Plomesgate Mill, it now houses wonderful antiques, such as a fantastic 1700s Breton bed built straight into the wall, a gorgeous oak four-poster and a working 1800s kitchen range. 

Enjoy a tasty full English breakfast (courtesy of the welcome hamper provided by your lovely hosts Beverley and Martin) in the farmhouse style kitchen. Or when the Suffolk sun is shining, dine in the pretty, wisteria clad courtyard. If you’re lucky enough to be here in August and September, there's a mulberry bush in the grounds that guests are welcome to pick fruit from – perfect for making some jam or muffins.

Something else we adore here is the owner’s beautiful private nature reserve behind this home. Take the dogs for a walk through the meandering footpaths that wind through meadows and ancient woodland. In spring, you’ll see captivating carpets of cheerful daffodils, bluebells and primroses. Whatever time of year you come, though, you’ll be treated to an array of wildlife, from nuthatches to woodpeckers.
 
There are maps to find the footpaths going onwards to Snape Maltings, an arts complex on the banks of the River Alde, just over two miles away. Or head to Aldeburgh (seven minutes in the car) – you can borrow some bikes and cycle there in around thirty minutes too.
