This villa sits in idyllic countryside, yet is less than an hour’s drive from the centre of Rome, so you can get the best of both worlds. You’ll find this place perched between two golf courses, and a short walk from the banks of serene Lake Monterosi and the town of the same name. Spend a day exploring your surroundings or head to the Colosseum and ancient ruins of central Rome, a fifty-minute drive away.

The home itself is split across two separate villas, sharing a grand social space outdoors. Two swimming pools are connected by an infinity edge and beg for a dip on a hot day. Dine poolside under the shade of a parasol, or set up beneath the shaded veranda for a barbecue feast. Come sundown, the gazebo by the pool shades comfy sofas and chairs for an aperitivo. Across the private gardens, azaleas and roses bloom and the whole place is surrounded by olive groves.

Heading inside, honey-yellow walls are livened up with modern artworks and the old timber of the building is on display. Brick archways connect lounges with games rooms and there’s a full-size snooker table for evenings in. Bibliophiles will love the floor-to-ceiling bookcases, stuffed with paperbacks and gilded classics – the perfect accompaniment to a crackling fire in the main lounge. 

The Last Word

Set within two hectares of land, this charming country home offers some peace and tranquility just outside of Rome. Showcasing a little rustic style, you can expect wooden floors, ceiling beams and stone walls, creating a cosy ambiance throughout. The most impressive part of this home is perhaps the garden, which has fragrant flowers and plenty of green space for the whole family to stretch out. Relax on a sun lounger with a cup of coffee or play with the kids on the playground and trampoline, there's something for everyone here. If you fancy getting out and about, there are some beautiful hiking and biking trails in the area, plus the town of Rocca di Papa itself which houses many beautiful churches.

However you spend your time, you'll always have a relaxing retreat to return to. Whip up rustic Italian feasts in the outdoor kitchen, thanks to a wood-burning oven and barbecue. The pergola is the perfect place to dine alfresco on warm evenings, before heading back indoors to get comfy by the open fireplace.

Saintly Scenes

Surrounded by majestic oaks and pine trees, this home is immersed in that natural beauty of the Lazio countryside. You can enjoy total serenity while relaxing by the private pool and dining on the terrace. There are children’s games, a ping-pong table and a gym – ensuring entertainment options for everyone. Inside, the rooms are set across three floors and each of the bedrooms comes with an en-suite bathroom – adding a wonderful sense of privacy. You will need a car to get around here, but it’s just a short drive to Grottaferrata and Frascati, while Rome is less than thirty-kilometres away.


The Old Cherry Tree

This recently restored 19th-century farmhouse is all you could wish for from a stay in Umbria. We love the character features such as the Barberino stone walls, terracotta floors, and barrel vault ceilings with exposed chestnut beams. The large rooms and furnishings wonderfully evoke noble hunting lodges of the last century. 

The real highlights here, though, are the beautifully-kept garden with its lawns and fragrant rose, lavender and rosemary bushes. There are around 5 hectares to explore as well. Spend your days lounging by the gorgeous saltwater pool, admiring the views over the countryside, relax in the hammock or enjoy an alfresco lunch under the jasmine-covered pergola. An impressive centuries-old oak also provides pleasant natural shade – the perfect spot to read a book.

Out and about, explore the olive groves, hills and woods of Umbria on foot, mountain bike or horseback. Or head to medieval hill town Lugnano in Teverina, a twenty-five-minute drive away. The Marmore Falls, a man-made waterfall created by the ancient Romans, is thirty minutes in the car and well worth a trip.


Heirloom Roses

This beautiful home is located in Nepi, just thirty minutes from Rome. It’s tucked away in the countryside but you can easily see the sights of the city and dine in some of Italy’s best restaurants – you get the best of both worlds here. We love the private pool and the garden, and the veranda is the perfect spot for alfresco dining. The home is located on an organic family farm – this is a rustic base that’s full of charm. 

Blue Sky Vines

This apartment is a comfortable home-from-home in Rome. It stands slightly removed from the crowds of tourists in the centre of the city, but you can still easily see the sights using public transport. The apartment is close to the Vatican City and Villa Doria Pamphili, the largest landscaped public park in Rome – it’s a wonderful spot for a picnic lunch and a stroll. The apartment is equipped with everything you might need, including a desk for those working remotely and a bunk-bed room for little ones. We love the patio, which boasts far-reaching views of the rooftops of Rome. 

Roman Rustic

When we imagine a stay in Rome, we think of the Trevi Fountain and the Spanish Steps. This home's location is ideal – it's just a short walk from both, while the Colosseum is also within walking distance (with comfy shoes). Of course, with such a central location, you're probably going to hear some street noise back at this apartment. We love the beautiful frescoes on the ceilings and the retro photos of celebrities adorning the walls. At full capacity, one guest will be sleeping on a sofa bed in the living room, so this place might be best for a couple if you don't want to compromise on socialising space.

The Roman Chariot

We love the outdoor space at this quaint Italian villa. Amidst the hazel and chestnut trees, you'll find lots of hidden spots to relax and enjoy the weather. Take a dip in the swimming pool, gather for drinks under the parasol, and enjoy an Italian feast alfresco under the clambering vines on the patio. The single-floor layout of this home means each of the bedrooms enjoys peaceful garden views, and the sliding glass doors let in plenty of sunshine into the living space. Tucked away in a rural corner of Viterbo, this is the perfect spot to unwind from everyday life – yet there's plenty to see in the local area, from the shore of Lago di Vico to charming hilltop towns like Ronciglione. 

Antique Valley

Formerly the holiday destination for wealthy Roman patricians, Frascati sits next to the ancient town of Tusculum and is an oasis of calm just outside of Rome. This apartment is the perfect base from which to explore a beautiful region, steeped in Ancient history. This apartment is newly renovated while retaining touches of old world charm, like the wooden beamed ceilings. With a sleek kitchen, for whipping up meals in, a cosy sofa for watching movies on, and a modern bathroom, you will feel right at home here. If you are looking for somewhere to work remotely, the apartment has speedy Wi-Fi and a washing machine in the small outdoor space, so is well suited to longer stays. 

The apartment is located in the city centre, where you will find plenty of local coffee shops, excellent restaurants and a train station that gets you into Rome in thirty minutes. Walk two minutes and you will reach Ombrellino Park, with its beautiful landscaping and plenty of games for children, it’s especially popular among locals. Five minutes away from the home, you’ll also find Villa Torlonia known for its English-style garden (one of the only in the city) and panoramic views of Rome. On hot summer days, we recommend you drive twenty minutes to Lago Albano, a fabulous bright blue volcanic lake where you can swim, paddleboard and canoe. 

Cicero's Hideaway

While Lazio has Rome as its regional capital, this bustling metropolis is only one face of this diverse district. Its natural landscapes feature an incredible array of lush fields, glistening lakes, and fertile farmlands. Just a seventeen-minute drive from Lake Vico, set in five thousand square feet of private grounds, this villa is right in the heart of the natural world.

Upon arrival, its red roof tiles stand out against the verdant green backdrop. Countryside views stretch out for miles from any angle, making it feel like a real retreat – but not without some luxury touches. We love the private pool at the rustic paved courtyard, and one level up you’ve got a cosy, outdoor dining terrace to shade you from the Italian sun.

Step inside to top up your glass of local wine, where you’ll find a kitchen and living space with original wooden beams propping up the sloped ceilings. Despite this rustic feel, with a chunky timber dining table to match, some of the furniture is surprisingly minimalist and modern. This is especially true of the floating staircase, a 21st-century update to this traditional country villa. Follow the steps up to the mezzanine for a relaxing slumber.

Sage Leaf

Lazio might not get the plaudits of Tuscany or Umbria, but it's still a beautiful region of Italy – just look at the hilltop views from this home's excellent outdoor space, which offers both a dining terrace and swimming pool to keep visitors happy during the warmer months. The home itself used to be a stable and while there's none of the period charm you often find with restored buildings, we think that it's a solid – if slightly unremarkable – place to rest your head for a week or two. 

Chestnut Mare

This penthouse lies in the heart of Rome, with some expansive rooftop views from its cosy terrace. Ideal for small families, friends or couples looking to get to know the city, the decor is traditional and charming, though the low ceilings in some areas may not be suitable for taller guests. Parking here is paid, but if you're not driving, you won't have much problem getting around. There's plenty within walking distance, from restaurants and shops to the River Tiber and the ancient Pantheon. Public transport is also nearby, making it easy to see the sights both near and far.
