This stunning home is situated between the sea and the woods, in a tranquil spot on the island of Ischia. Lazio might not get the plaudits of Tuscany or Umbria, but it's still a beautiful region of Italy – just look at the hilltop views from this home's excellent outdoor space, which offers both a dining terrace and swimming pool to keep visitors happy during the warmer months. The home itself used to be a stable and while there's none of the period charm you often find with restored buildings, we think that it's a solid – if slightly unremarkable – place to rest your head for a week or two.

This villa sits in idyllic countryside, yet is less than an hour’s drive from the centre of Rome, so you can get the best of both worlds. You’ll find this place perched between two golf courses, and a short walk from the banks of serene Lake Monterosi and the town of the same name. Spend a day exploring your surroundings or head to the Colosseum and ancient ruins of central Rome, a fifty-minute drive away.

The home itself is split across two separate villas, sharing a grand social space outdoors. Two swimming pools are connected by an infinity edge and beg for a dip on a hot day. Dine poolside under the shade of a parasol, or set up beneath the shaded veranda for a barbecue feast. Come sundown, the gazebo by the pool shades comfy sofas and chairs for an aperitivo. Across the private gardens, azaleas and roses bloom and the whole place is surrounded by olive groves.

Heading inside, honey-yellow walls are livened up with modern artworks and the old timber of the building is on display. Brick archways connect lounges with games rooms and there’s a full-size snooker table for evenings in. Bibliophiles will love the floor-to-ceiling bookcases, stuffed with paperbacks and gilded classics – the perfect accompaniment to a crackling fire in the main lounge.

Cultivate paradise at this gorgeous villa, with its vegetable garden, surrounding olive grove and citrus fruit orchard. Made up of four buildings – a main house and three cottages – there's more than enough space for large groups, whether you're exploring the gardens or splashing about in the pool. Two of the cottages are on a single level for guests with reduced mobility, and while the decor may be a little dated, it's certainly grandiose. The nearby town of Forio and its beach are both walkable – you might want a car to explore the rest of Ischia island, though.

Dating back to the early 1900s, you can see the turn-of-the-century architecture in the stone steps between terraces and wooden-shuttered windows. It’s a veritable playground for those that seek relaxation in the terraced gardens, where succulents fill the perfectly positioned flower beds. Spend days floating in the sleek, modern swimming pool with its integrated Jacuzzi. Lunch can be taken at the round table on the lower terrace, while dinner can be set up on the upper terrace at the more formal spot. Sun loungers are shaded by parasols and there are two hanging egg chairs for reading in the sun. From here, you can catch a glimpse of the sea with the Pontine islands floating in the deep blue.

Inside, it’s an ode to grandeur as rooms are filled with gallery-worthy sculptures and striking paintings. Art deco chandeliers in the luxe living room hark back to the villa’s origins and you can take in that sea view from the comfort of plush sofas. Parquet flooring intersects with the original salvaged mosaic. We love the light-filled kitchen with its green splashes of trailing botanica. Or, perhaps, the original vaulted ceiling in the basement bedroom with its baby grand piano in the corner. 

Location-wise, you’re in the coastal town of Circeo where a long stretch of beach is just a short walk away. In the other direction, the ancient, walled centre of town awaits with a handful of local trattoria in the shambling streets.

Situated in the town of Sezze, this villa is a place for a family or group of friends to recoup after long days spent exploring the Latium coast and surrounding countryside. With a private pool, and a dining terrace complete with a barbecue, we imagine you’ll spend most of your time outside. The interiors are in keeping with the building's history and can feel a little dated in parts, but everything works well, and the kitchen has everything you need for self-catering. Though if you’d prefer to eat out, restaurants are within walking distance.

Set in the heart of the historic district, overlooking the atmospheric square Largo dei library, all the must-see sights are walkable from here.

Get off to a flying start with a hefty dose of Roman life around the corner at Campo de Fiori (a three-minute walk) –⁠ by day, the piazza hosts one of the city's best-known markets, and by night, its bars and restaurants keep the night flowing. Or do like the locals with early-evening passeggiatas along the postcard-pretty River Tiber, it's just a four-minute walk from your door.

Not only is this recently gentrified area a hub for outstanding street food, alternative fashion, and traditional alfresco café culture, it’s also within easy walking distance of top attractions, like the Colosseum or the Forum. Reach the world's most beloved amphitheatre in just eight minutes and explore the ancient Roman ruins, only a quick ten-minute stroll from your swanky pad. On top of all of that, truly, the best part about this trendy district is that, even with its proximity to the big sites, it’s not overrun with clamouring tourists and intense crowds, meaning you can raise the curtain on the locale and get a real sneak peek of life in Rome. Back home, there's a real sense of elegance, with the minimalist and sociable open-plan layout, sparkling with glass-topped surfaces, sleek wooden floors and tasteful artwork of the surrounding area. We love the statement pieces too, especially the animal print chair. The serene coffee tones and ample space to chill out makes this the perfect spot to unwind after a long day spent sightseeing or wandering the lively streets outside.

Portal doesn’t try to do anything out of the ordinary. Rather, it takes the basics of a good flat and ensures that they are all spot on. The end result is a bright flat, with high ceilings, some original features and decent furniture. The acrylic Kartell chairs contrast nicely with the largely traditional vibe, and while the kitchen could stand to be redone, it’s still functional. Finally, it’s worth mentioning how fantastic the location is. Both Campo de’ Fiori market and Piazza Navona are nearby, and the streets are an excellent example of the city’s medieval architecture.

You can expect excellent service, an immaculate home, and a helping hand (should you need it) during your stay at this bolthole in Rome. The location is outstanding – in the central district, renowned for its bohemian vibe, excellent street food, and alternative shopping. The cobbled streets are lined with bars and alfresco cafes that invite you to spend the day taking in the Roman atmosphere. You can also easily get to all the big sites, like the Colosseum, in less than five minutes. The apartment itself is a haven of neutral tones, and hardwood floors add a touch of class. Art depicting Roman scenes hangs on the wall, so there’s no forgetting you’re in the Italian capital. There’s also a little shared courtyard within the building, where you can take a seat at the benches and admire the medieval facade of the building – all sand-coloured walls and bright green shutters.

Stay in a fantastic location on Via Margutta (the home of Gregory Peck’s journalist in Roman Holiday), just a six-minute walk from the Villa Borghese Gardens and eight minutes from the Spanish Steps. After some morning sightseeing, return home, past the excellent restaurant in the courtyard serving up breakfast, lunch and dinner, and fling open the doors to your private terrace. Sit on the patio set with an afternoon bottle of wine, or sprawl out on a lounger with a good novel – you’ll have a pretty view of the surrounding pastel buildings and plenty of sunshine. Inside, the apartment is just as lovely – a bright, tastefully decorated space with designer furniture and carefully selected artworks. At the end of your busy days in the eternal city, fall asleep soundly in private comfortable bedrooms, looking forward to another morning coffee on the patio.

Being a resolute decision maker is probably the best quality one could have and it is with practical clarity that the designers who decorated this functional home, approached the job. This to say that if the general feel you are after in a home is luxuriant decadence, you should definitely keep looking. But if efficiency and comfort are your operational words, you might just as well stop here. With all the main sights at a stroll's distance, comfy sofas, and a private little terrace, you really might have found yourself a deal.

This is a no-nonsense home. The location, slam dunk in the city centre, minutes walk from the major sights, would be enough of a selling point, but no, the host really decided to attend to things the right way. This home is functional and airy, and even if it won't end up on any architectural digest any time soon, it does the job and well. The fully accessible bathroom is something we particularly appreciate and it stands a tangible testament to the inclusive and practical approach used to decorate the apartment. This is a home for everybody, as everybody deserves to see Rome.

In this Termini apartment, the roof terrace is the first thing that grabs your attention, and with good reason. It’s a little world in itself, with furniture, awnings, vibrant shrubbery and even a kitchen. You’re well set up for balmy summers days outside, hosting slap-up feasts in the sunshine or enjoying a moment to yourself with a cappuccino—but if you want to do as the Romans do—never after 11am. Inside, the apartment oozes comfort with a quiet study space for reading and a stylish living room, where you can put your feet up after a hectic day. The flat is well positioned for places to eat—you’re surrounded by pizzerias and historic wine bars. Just over the railway tracks, the city awaits. You can reach the ancient relics of the bustling Municipio I in ten minutes by car.

Two things about The Roman Farfalla stand out. That’s not to say that that’s all there is to it, but the location and the terraces are clearly the main draw. Having two separate outdoor spaces, both well furnished, is a real luxury, and it’s easy to imagine spending most of the day flitting between the two. That is, of course, if you’re even in the flat. The Spanish Steps are at the end of the street (Via Margutta, made famous by Gregory Peck and Audrey Hepburn), while most of the other major attractions are within easy walking distance.

Clean and minimalist are often used as euphemisms for uninspirational and bland – a safe choice that won’t offend but won’t excite either. However, your host Luca has managed the not insignificant task of creating a simple, calm interior that still manages to evoke emotion. It’s also practical – with two bathrooms, it feels like the sofa bed is a feasible option rather than thrown in to inflate the guest count. The location is a twenty-minute walk from the Vatican and convenient for exploring further afield on the metro, with the likes of the Colosseum within a twenty-five-minute journey. With elegant buildings, neatly designed streets, and residential charisma, Prati mixes the charm of classic Rome with the pace of a bustling business district.

This hidden gem, located on the banks of the River Tiber and across the way from Castel Sant'Angelo, is the perfect resting point for a fun-filled Roman adventure. With bright, airy spaces, smartly compact settings, and stunning views, all guests need to do is kick off their shoes and relax before heading out in search of culture and history. When it comes to the beautiful charm of the home, we especially like the curated book collection with works by Jane Austen and F. Scott Fitzgerald. The apartment is in walking distance of Piazza di Spagna, with its many restaurants and bars, making sumptuous breakfasts and candlelit dinners easier than ever.

Since many of Rome's most iconic sights are right on your doorstep, touring is a breeze, with the Museo del'Ara Pacis and Mausoleo di Augusto being no more than a four-minute stroll, the Pantheon a mere eight-minute walk, and the Trevi Fountain rounding up to thirteen minutes, among many others, we are sure there will always be something to fill your day.

Inside, Bellflower is large and comfortable, and while the design isn’t particularly avant-garde, the neutral colour scheme makes for a calming overall effect. The two balconies are also a nice touch, without being overwhelming. What does stand out, however, is the location. The Colosseum is at the end of the street (maybe 200m, at a stretch), yet because it’s on the less-frequented side, the streets are surprising free of tourists.

Located in a narrow street between Piazza di Spagna and Piazza Navona, Kalos is a great home if you want to explore Rome on foot. The insides of this home are immaculate and in spite of mixing several different styles, they create an atmosphere of comfort and luxury. You'll get a beautiful view of the city's skyline from the windows, and if you like an alfresco coffee in the morning, Kalos boasts not one, but two balconies. Take note –three of the five guests will be sleeping in the master bedroom without privacy between the two beds.

The way Onsen is laid out makes it quite an unusual flat. You have two separate suites, each with its own kitchen (and each available to rent individually), which share a small courtyard. It’s the kind of place that, if misjudged, could be quite soulless, but luckily that’s not the case here. The design, heavy on plants and nods to Japanese culture, fits the space perfectly, and amplifies the brightness and sense of space. And while there isn’t much entertainment on offer (most notably, there’s no TV), the streets of Monti outside should provide all the entertainment you need.

Positioned between the Spanish Steps and the Pantheon, this apartment is a hidden gem. It’s housed in a famous palazzo with a beautiful courtyard, right in the heart of Rome’s historic centre. The apartment boasts remarkable views of the Eternal City, which can be admired from the balcony, terrace, and from the third-floor tower-like living room. When you’re not admiring the vista, you’ll appreciate the comfort this home offers – everything you need is close to hand, though there are quite a few stairs to navigate.

You’ll need to climb stairs to this third-floor home, and there’s no oven here, but with Italian eateries on your doorstep, dining out is sure to be high on the agenda. What really caught our eye though is the location. Within five minutes you can be marvelling at the impressive dome of the Pantheon, or strolling amongst Fontana dei Quattro Fiumi, Fontana del Moro and Fontana di Nettuno – the three iconic fountains dotted throughout Piazza Navona.

Cascades is an interesting place - functional and modern, with a few features that really set it apart, like the sleek fireplace in the bedroom. There’s also a stunning bathroom with a three-metre-high, chromotherapy-enabled shower. The design might come across as a bit cold, given the expanses of white and the lack of artwork, but the bed is really comfy, and there’s always the home cinema system to keep you entertained..

Exuding plenty of Roman character and rustic charm, there are several lovely original features in this home – the most striking of which are the painted frescoed ceilings dating back hundreds of years. The chequered floors are another nice touch that point back to the history of the palazzo. Elsewhere, it's a stylish and modern apartment with coffee coloured walls, a black leather sofa and a chic dining area with quirky chairs. Right by the window, it's a great spot to feast on fettuccini on those cosy evenings in. Come morning, enjoy your double espresso perched on an elegant ghost stool around the breakfast bar, before mapping out the day's tourist itinerary. And where better place to start than the Colosseum – a thirteen-minute wander from your door. A stroll around the immediate neighbourhood of Monti provides that authentic, local feel too.

We love the parquet flooring and the small but perfectly outfitted patio – it’s the ideal spot for an evening aperitif. If you crave more sunshine, the apartment has access to a shared rooftop patio with beautiful sunset views. And at the end of a long day spent exploring the Eternal city, you’ll find thoughtfully laid out bedrooms with lovingly restored antique furniture.

The interior is perfectly pieced together and designed with your needs in mind. We were big fans of the interior design, particularly the accent wallpaper that makes the green theme pop.

A well-equipped kitchen elevates your self-catering options – though with all that fantastic food on your doorstep, who's cooking? Finally, a gorgeous blue bedroom lends a sophisticated air to the apartment and an air of calmness and serenity to help you slip off speedily.

Down at street level, you'll find several cafes and restaurants just around the corner, while trendy Trastevere is just a five-minute stroll across the Ponte Garibaldi. Elsewhere, the historic shopping street, Via Giulia, is 500m from your front door, while the likes of Piazza Navona, the Pantheon and the Roman Forum are all under a kilometre away.

With fresh, cool, open spaces, comfortable furniture and a wealth of local amenities, all guests need to do is drop their bags off and head on out sightseeing with the help of the public Metro station, which can be found ten minutes away from home. Moreover, guests can easily walk to the Colosseum or the Church of Santa Maria Maggiore from here, and in a scenic twenty-five-minute stroll, a full day of exploring the Trevi Fountain, Roman Forum, Pantheon, etc. can all be achieved, all the while opportunities for the finest dining, wine tasting, and shopping are around every corner, and not to be missed.

Centurion Brick is on one of the main district's thoroughfares, and while the streets below can get busy, that’s a small price to pay for such a great spot. You're also just a thirteen-minute walk from the Colosseum. From the lively locale to the traditional buildings, there's a real authentic vibe around Monti that we really love – it's the perfect stay for those looking to peel back the curtain on the world's most ancient city. Another thing worth knowing is that there are actually several flats in the building, so Centurion Brick can actually work for much larger groups, assuming that some of the other places are free at the same time. Inside, the home is fresh and functional with sleek mid-century furnishings, Roman-red wallpaper and elegant Kartell chairs. It's a great option if location is your number one priority and you'd like the luxury of having individual bedrooms accompanied by swanky en-suite bathrooms. 

Centurion Brick

Located in only a short walk away from Nero's Golden House and Opium Hill, Odes & Chorals is situated in a sweet spot that's central enough to walk to the sights but tucked away on a quiet street. You'll certainly appreciate how calming this home is after a long day of urban exploration, and the natural light in the communal area will create a lovely breakfast atmosphere as well. The design of this home might not be to everyone's taste, but it's cosy, big, and well kept by a dedicated team of professionals.

Between the old Jewish Quarter and the riverside alleys of Regola, Naive Melody is at the centre at what was the heart of medieval Rome. It was in spotless condition when we arrived, and if you were inclined to stay in, rather than explore the neighbourhood, there’s a 70” TV with Netflix to keep you busy. Habitat has a lot going for it. Beyond the incredible location (Via di Monserrato is considered one of the most beautiful streets in the city), it’s in good condition, has high ceilings, excellent parquet floors, and whitewashed ceiling beams. The kitchen brings the average down a little – you wouldn’t want to plan on cooking a dinner party in there – but apart from that, it’s a very comfortable, practical flat.

With its quaint cobblestone streets, bearing a delightful tangle of ochre-hued architecture, artisan cafes and vintage boutiques, the residential district of Monti offers a community feel and proximity to the main sights. You'll find this home tucked away in this creative part of town, just behind Oppian Hill. Here, you're within a ten-minute walk from the Colosseum, the Basilica of Saint Mary Major and the Roman Forum. 

Inside, it's a timeless combination of white walls, wooden floors and high ceilings. Newly renovated interiors promise a want-for-nothing stay, especially in the bathrooms – beautifully decorated and equipped with contemporary fixtures. We especially love the open-plan living area, with its cosy lounge and fully-equipped kitchen. Here, floods of sunlight stream through the large windows, creating a peaceful atmosphere primed for relaxation. Spend mornings roosted around the dining table for espressos and pastries before slipping out for a day of exploring.

Fast Cars is a great base for exploring Rome. Nestled in Monti (one of the city’s most charming neighbourhoods), with picturesque views of Foro di Augusto, we think this home has a lot to offer. Although it’s on the minimalist side, the features of the nineteenth-century building blend well with the more contemporary furniture. It’s right beside Mercato Rionale Monti, a food market popular with locals and tourists alike, where you can pick up fresh ingredients to cook up a storm at home.
