We recommend the neighbouring hillside towns of Cetona and San Casciano dei Bagni, but if you’d like to venture a bit further afield, the nearby railway station in Chiusi allows for breezy day trips to Cortona, Siena and Montepulciano. 

But for all that, you'll have more than enough to keep you busy with all this home has to offer. The well-selected modern furniture and fixtures blend beautifully with the terracotta floors, brick-vaulted ceilings, stone arches and fireplaces. The classical rustic interior transports you to the past, especially with the countryside views from nearly every room. 

And there’s a lot to see – sitting proudly on a five-hectare estate, the home looks out onto both cultivated land and woodland, a lush garden of flowers and cypress trees. The house is one of three old farmhouses on a private plot of land – you’ll have your own tranquil garden to relax in, while the pool is shared with the other two houses. There’s no better way to start the day than plunging in its crystalline waters, before enjoying an espresso in at the leafy table in the garden.

Follow a path through the trees and you’ll reach the quaint village of Palazzone. Here you’ll find a little supermarket, some laid back family run restaurants, and a winery. Pick up a bottle of Tuscan red to enjoy at sunset in your garden, as you watch the rolling hills around you turn golden. You are well placed to explore some of Tuscany’s finest delights – the hot springs at San Casciano dei Bagni can be reached in fifteen minutes by car, while the castle of Fighine, with its dramatic views and preserved Mediaeval village is just two kilometres away. Your host has extensive knowledge of the area and is always on hand to provide the best tips and recommendations.

A trip to rustic Tuscany is always a good idea – and staying in this beautiful home seals the deal. This gorgeous pale stone house is tucked just outside of the small town of Palazzone in the Tuscan countryside. Far-reaching views of the lush countryside of Tuscany and Umbria make for a magnificent backdrop, complementing the centuries-old trees, olive groves, and meadows that surround the home. This is an idyll, where the scent of lavender carries on the breeze. 

The garden is a haven of tranquillity and natural beauty. Float in the swimming pool while you watch bees bob around the flowers, the hum of insects the only sound to disturb the peace. Spend hours at the alfresco dining table, turning languid lunches into lively dinners as the sun sinks in the sky and the wine is poured more freely.

You might like to drive out to explore the region, popping into Palazzone to eat pizza in the much-loved restaurant. Your host’s family produces their own wine and olive oil – add some freshly baked bread and local cheese, and you have the makings of a perfect lunch.

We loved the timber and exposed brickwork ceilings, Venetian plaster walls and traditional furnishings that make the place feel like home. Wake up to a light breakfast in the charming kitchen then spend your day lounging by the secluded pool or floating about in its cool water. 

Enjoy a quiet moment with a good book on the wisteria-covered pergola, surrounded by the scent of potted lavender, before heading out to explore. Stroll around the village of Panicale, right on your doorstep, or drive over to Perugia for a tour of the excavations under San Lorenzo cathedral, followed by a mosey around Porta Sole, the city’s creative quarter. When dusk falls, pick out a family-run restaurant for a selection of hearty local dishes.

Arriving at this Umbrian villa, you wouldn’t think it was a new build – it’s got all the character and charm of an old, Italian farmhouse with brick-lined, arched windows and a terracotta roof. It’s built with local stone and embraces organic architecture. Blending in with its bucolic surroundings, it looks out over the Oasi di Alviano nature reserve – home to protected Umbrian flora and fauna. It’s a short drive to Terni to explore ancient ruins and local cuisine in family-run restaurants and a traditional medieval hilltop town awaits at Todi nearby.

The first thing that catches the eye is the inviting, Roman-style swimming pool that looks out over the fauna-filled valley and patchwork fields to hazy hills in the distance. A loggia-style dining area houses a table for the group and a barbecue grill, all with that stunning view before you. Steal away to the olive grove and curl up in a hammock with a holiday read.

Inside, antique and vintage pieces throughout add to the old farmhouse feel of the home, alongside wooden ceilings and terracotta tiled floors. A huge double-sided fireplace sits between the dining and living room for cosy evenings in. The view from the arched window in here is simply sublime – framed like a picture on the exposed stone wall. Up on a mezzanine level, you’ll find a secluded little reading nook to hide away in.

Sit out on the balcony of this home and enjoy the view over the Umbrian Valley. The lush, green countryside is echoed in the home’s 3.5-hectare garden, where you’ll find an olive grove with 700 trees, alongside manicured lawns and terracotta terraces nearer the home. Breathe in the scent of oleander flowers and fig, plum and fruit trees as you make your way to the pergola framed by trailing plants – the perfect spot for an alfresco lunch cooked on the traditional wood oven. You’re likely to spend much of your time laying back on the sunbeds or swimming in the pool, but in the evenings, the glass gazebo is the perfect spot to enjoy a glass of local wine. Inside, as well as the main kitchen and grand living space, you’ll find a separate kitchen, sitting room and two bedrooms on the lower floor, making this a great space for two families or groups of friends.The historic town of Foligno is just 5km away, with Perugia a 40-minute drive and Siena only a little further in the distance.

This traditional Italian villa is perfect for a large family or groups of friends. It’s tucked away in the countryside outside of the small town of Agello, within easy driving reach of Perugia. The elegant villa sits amid pretty gardens of mature trees and boasts stunning panoramas of the rolling countryside and distant hills. Outside, there’s a private swimming pool and a curtained gazebo, ideal for spending time together. Inside, you’ll find antique furniture and paintings, with each bedroom offering its own unique charm. For an authentically Italian escape, this villa is a superb choice.

Sitting within a medieval borgo (little village) whose heyday was the early 17th century, this villa complex embraces old-world Umbria. It’s pure peace and quiet out here between the endless olive groves (extra virgin olive oil is the region’s speciality) and rolling hills covered in a patchwork of fields. It’s five kilometres to Monte Castello di Vibio with its ancient theatre and fifteen kilometres to the pretty town of Todi for restaurants and supermarkets.

The yard, where wheat was once threshed by hand, is now home to a smattering of chairs and tables for tipples in the sunshine. The porticoed upper terrace is the perfect spot for breakfast, or big barbecue lunches, with views of the 22-hectare estate. But the crowning glory of the gardens has to be that Roman-style swimming pool with its panoramic view of the countryside.

Accommodation is split between three separate buildings set around the courtyard. Two annexes have their own kitchenettes, living rooms and dining area so the group can spread out. The main villa is home to myriad antique-filled lounges and living rooms, including a striking main lounge set around the ancient hearth. Low, wood-beamed ceilings and old agricultural tools on the walls give that rustic farmhouse feel. A little games room invites guests to sit down for a game of chess or to peruse the library of books in here. But the real bonus inside is the dedicated celebration room which is a vast, barn-like space which can be set up for dining, dancing or even a spot of yoga.

Never a Frown

Traditional and cosy, this villa has all the hallmarks of an Umbrian getaway. The private pool is open in the summer and boasts panoramic views of the surrounding hills. Indoors, there's plenty of character to admire – the home was built in 1616, after all. Our favourite spot is the conservatory-style lounge, with its large windows showing off the scenery. Two bedrooms are located in a separate annexe, making it ideal for those wanting a bit more space and privacy. As for location, you'll be based near the medieval village of Monte Castello di Vibio and within easy driving distance of Todi, Perugia, and Orvieto.

Set out over three levels, with a different perspective over the stunning landscapes around every corner, this vast hilltop villa is guaranteed to impress. The interior is pure traditional Tuscany, with brick archways, exposed beams and terracotta flooring to ground you as you wander from room to room. 

Each of the individually decorated bedrooms brings its own charm, while the main bedroom – with direct patio access and stunning marble en-suite is set to dazzle even the most seasoned of travellers. The open-plan seating area and dining room form an integral heart of the home and would be the focus almost anywhere else. However, life in Tuscany is best lived outdoors, and you're blessed with a number of balconies, rooftop terraces, poolside patios and landscaped gardens (plus seating areas in each one) that ensure there's always a corner to claim as your own. We imagine you'll spend most of your days sprawled out by the pool, only interrupting your tanning time to grill some lunch and take part in sporadic table tennis tournaments.

The surrounding area is well worth exploring. In under ten minutes, you can reach the timeless medieval town of Cetona. Here, the scent of cypress trees fills the air as you explore the winding streets of one of Italy's most beautiful towns. Slightly further afield, you're also within an hour of Val d'Orcia, one of Tuscany's six world heritage sites and the subject of countless Renaissance paintings.

Culinary types, rejoice – Quattro Formaggi has everything an epicurean could need. Take self-catering to the next level by harvesting vegetables from the garden, picking olives from the trees, or even catching your own fish from the pond (rods provided). Assemble your ingredients in the outdoor kitchen, then roast them on the barbecue or pop them on a pizza base for baking in the stone oven. There’s even a cantinetta for storing and serving wine. Once you’ve cleared away the plates, relax in the mosaic-encrusted pool for spectacular views over Tuscany.

Lake Trasimeno is a mere stone’s throw away, perfect for when you fancy a day on the water or a simple refreshing stroll around the shore.

You can watch the stunning sunsets from this stone farmhouse in the Umbrian hills. Take in the views of the surrounding valleys from the private pool, garden and balcony – wonderful memories with family and friends are sure to be created here. The accommodation, set over three floors, is split between the main house and an annexe which has two more bedrooms and and a kitchen area. Another highlight is the location – it’s only 12 kilometres from the historical centre of Todi, with its medieval buildings, piazzas, palaces and Roman relics.

You’ll find this stone-clad, hilltop home in the glorious Umbria countryside, surrounded by two hectares of lush lawns, embellished with young olive trees and fragrant bushes of lavender, rosemary and thyme. Spending time here is nothing short of idyllic. Chic farmhouse style interiors in whites and creams make spaces feel crisp and fresh. We love how the kitchen’s sleek, chrome fridge and butcher’s block contrast with the quaint Welsh dresser. In the living room, French doors open up to a patio that’s perfectly set up for entertaining. Sip bittersweet negronis on the rattan sofa or gather around the alfresco dining table to enjoy local produce cooked up on the barbecue. Settle in with a good book under the wisteria wrapped gazebo or plunge into the L-shaped salt water pool – it’s the perfect salve to long, hot afternoons.
