Arriving at this Umbrian villa, you wouldn’t think it was a new build – it’s got all the character and charm of an old, Italian farmhouse with brick-lined, arched windows and a terracotta roof. It’s built with local stone and embraces organic architecture. Blending in with its bucolic surroundings, it looks out over the Oasi di Alviano nature reserve – home to protected Umbrian flora and fauna. It’s a short drive to Terni to explore ancient ruins and local cuisine in family-run restaurants and a traditional medieval hilltop town awaits at Todi nearby.

The first thing that catches the eye is the inviting, Roman-style swimming pool that looks out over the fauna-filled valley and patchwork fields to hazy hills in the distance. A loggia-style dining area houses a table for the group and a barbecue grill, all with that stunning view before you. Steal away to the olive grove and curl up in a hammock with a holiday read.

Inside, antique and vintage pieces throughout add to the old farmhouse feel of the home, alongside wooden ceilings and terracotta tiled floors. A huge double-sided fireplace sits between the dining and living room for cosy evenings in. This rustic Italian retreat looks out over a peaceful Umbrian valley, yet it’s only a short walk into the historic centre of Amelia for the local cheese shop, bars, bakeries and grocery shops. Covered outdoor lounges beneath rose-dappled pergolas and a summer kitchen embrace the bucolic life, while the modern swimming pool keeps things in the 21st century.  Inside, it feels like the old world in the open kitchen, living and dining room with a working stone hearth for chilly evenings. Each bedroom has a set of French windows opening up to the first-floor or ground-floor terraces and one bedroom has its own entrance from the garden.

Traditional and cosy, this villa has all the hallmarks of an Umbrian getaway. The private pool is open in the summer and boasts panoramic views of the surrounding hills. As for location, you'll be based near the medieval village of Monte Castello di Vibio and within easy driving distance of Todi, Perugia, and Orvieto.

Sitting within a medieval borgo (little village) whose heyday was the early 17th century, this villa complex embraces old-world Umbria. It’s pure peace and quiet out here between the endless olive groves (extra virgin olive oil is the region’s speciality) and rolling hills covered in a patchwork of fields. It’s five kilometres to Monte Castello di Vibio with its ancient theatre and fifteen kilometres to the pretty town of Todi for restaurants and supermarkets.

The yard, where wheat was once threshed by hand, is now home to a smattering of chairs and tables for tipples in the sunshine. The porticoed upper terrace is the perfect spot for breakfast, or big barbecue lunches, with views of the 22-hectare estate. But the crowning glory of the gardens has to be that Roman-style swimming pool with its panoramic view of the countryside.

Accommodation is split between three separate buildings set around the courtyard. Two annexes have their own kitchenettes, living rooms and dining area so the group can spread out. The main villa is home to myriad antique-filled lounges and living rooms, including a striking main lounge set around the ancient hearth. Low, wood-beamed ceilings and old agricultural tools on the walls give that rustic farmhouse feel. A little games room invites guests to sit down for a game of chess or to peruse the library of books in here. But the real bonus inside is the dedicated celebration room which is a vast, barn-like space which can be set up for dining, dancing or even a spot of yoga.

First impressions count, and they don't get much better than this. But what might not be immediately apparent on arrival is how the villa's old-world charm will slowly unveil itself to you throughout your stay here. From the fact that there's always a shaded spot by the pool to escape the heat, to the way the breeze picks up in the afternoon just as you're questioning whether you might have to retreat inside and how the sun settles on the seating area by the house each evening – these factors combine to create a stay that's sure to live long in the memory.

In the heart of the Lazio countryside, on the border with Umbria and close to Tuscany, lies this home. We love the vistas of the surrounding hills and valleys, and another highlight is the garden with its private pool. There’s a reed-covered pergola that provides a shaded spot for alfresco dining and a balcony, too. Located within the family farm, which extends over 100 hectares with arable land, olive groves and woodland, there are plenty of hiking opportunities. You’ll also find the picturesque Aquilonaccio Waterfall here or visit the nearby town of Acquapendente, 7 kilometres away.

Here the order of the day is country walks, reading in the shade, whipping up delicious meals each evening and just generally enjoying the good life. There's no need to rush anything here.

But if, after breakfast on the terrace, those views across the iconic hills have motivated you to explore, that's easily done too. Head to the surrounding villages to see their Etruscan and Roman ruins, explore Montemerano – a twenty-five-minute drive away – and don't miss the nearby thermal springs. A little isolated for some, it's a short drive to pick up supplies or eat out – but for others, this is the magic of this place.

Inside is brimming with traditional character, so though it's not the most modern, it's got buckets of charm. The living area and kitchen are located on the top floor to maximise the views, treating you to panoramas wherever you decide to unwind. When you’re ready to explore, the medieval town of Todi is just 10 kilometres away.

Umbria Bliss

It’s all about peace and seclusion at this Umbrian villa. On all sides, you’ve got a patchwork of rolling fields and acres of olive groves. Should you wish to discover a bit of Umbria on a day trip, the beautiful city of Orvieto is a short drive away – a shamble of ancient, ochre buildings sitting on a hilltop. However, days here can easily be spent without leaving the grounds.

The saline swimming pool is an inviting shade of turquoise, sitting against the Umbrian hills and surrounded by greenery. Beneath ancient olive and oak trees, you’ll find wooden tables for rustic lunches outdoors – perhaps cooked in the little stone building that’s been converted into a barbecue shed with a wood-fired oven. 

Beyond this villa's stone and wood-shuttered facade, you’ll find an ode to Umbrian tradition. An arched fireplace in the main living room harks back to days gone by while the worn terracotta bricks underfoot keep things cool. Wrought iron candelabra and wooden ceilings give a medieval feel to the huge sitting room in the annexe and there’s a small, book-lined living room for a quiet moment alone. Double wooden doors open up from the kitchen to the patio, so the shuttling of salads and sauces to the barbecue area is a breeze. In the bedrooms, dark wood and wrought-iron furniture keep the traditional feel going.

Somewhat unsurprisingly given the rural location, the living quarters lie on the rustic side of things and are heavy on natural materials, be that wooden beams or stone walls. We can't think of a cosier way of ending the day than by taking up residence next to the traditional fireplace, either.

Beyond the edge of the grounds, you'll find unspoilt countryside in Monte Peglia park and Meana forest – the latter of which was recently classified as a UNESCO World Biosphere Reserve. Lake Trasimeno is an hour's drive north if you fancy trying your hand at watersports, as well.
