This recently restored 19th-century farmhouse is all you could wish for from a stay in Umbria. We love the character features such as the Barberino stone walls, terracotta floors, and barrel vault ceilings with exposed chestnut beams. The large rooms and furnishings wonderfully evoke noble hunting lodges of the last century. 

The real highlights here, though, are the beautifully-kept garden with its lawns and fragrant rose, lavender and rosemary bushes. There are around 5 hectares to explore as well. Spend your days lounging by the gorgeous saltwater pool, admiring the views over the countryside, relax in the hammock or enjoy an alfresco lunch under the jasmine-covered pergola. An impressive centuries-old oak also provides pleasant natural shade – the perfect spot to read a book.

Out and about, explore the olive groves, hills and woods of Umbria on foot, mountain bike or horseback. Or head to medieval hill town Lugnano in Teverina, a twenty-five-minute drive away. The Marmore Falls, a man-made waterfall created by the ancient Romans, is thirty minutes in the car and well worth a trip.

The villa stands in unspoiled gardens within seemingly endless fields and woodland – you’ll feel a million miles from the hustle and bustle, but the shops, restaurants, and thermal springs of San Casciano dei Bagni are less than 5 kilometres away. You’ll need a car to explore the area, but your efforts will be rewarded with visits to some of Tuscany’s most picturesque spots. 


Italian Grove

The vibrant Umbrian landscape is as much a feature of this home as the infinity pool and gardens. Surrounded by rolling hills as far as the eye can see, these vistas will be an unforgettable part of your stay – especially seeing as they're visible from most rooms in the main villa and guesthouse. However, you'll surely spend most of your time outside, whether poolside on a lounger or gathering with friends or family for homemade pizzas on the terrace, while little ones frolic in the playground. You might be content to spend all your days like this, but it's just a short drive to picturesque Paciano, and a boat trip on Lake Trasimeno is the perfect afternoon activity.

A Pleasant Retreat

A private sauna, yoga studio, and natural thermal bath make this ivy-clad farmhouse feel like your own secluded spa retreat. The vibe is country chic, with vaulted stone ceilings, exposed beams, an open hearth, and rustic brick walls. The main house has five bedrooms, plus an additional room in the garden annexe, all with windows framing the picture-perfect Tuscan countryside. A short drive takes you to the walled spa town of San Casciano dei Bagni, which dates back to Etruscan times, while further afield Lake Trasimeno and the charming town of Città della Pieve make for dreamy day trips.

Ancient Sanctuary

This period stone villa, filled with antique furnishings, is what we call love at first sight. You will have four spacious floors all to yourself for a dream Tuscan escape with your loved ones. The property sits in the open countryside among rolling hills dotted with cypress trees. Outside, in the manicured gardens, you can make the most of the sunny days and read a book beside the pool or unwind in the Jacuzzi with a cocktail. You will never get weary of listening to the rustling oaks and orchard trees or inhaling the scent of herbs and roses. Sweat out any remaining stresses in the sauna, then whip up some fresh pasta in the kitchen and round up everyone for dinner under the gazebo. Should you need anything more, you’re just a one-minute drive from Sarteano, with its charming medieval houses, wine bars, restaurants and shops. 

Rustling Oaks

Floor-to-ceiling black-framed windows and a sensitive renovation have turned this 16th-century Umbrian dovecote tower into one of the region's smartest stays. Behind the stone tower, the jagged cliffs and town of Orvieto loom, while in front, the rolling hills stretch before you. Interiors meld old with new. Flagstone floors and antique furniture sit alongside steel ceiling pipes and geometric prints. As one would expect in a tower, there are several spiralling staircases – as well as gawp-worthy views. Push open the sliding doors in the grey, country-style kitchen and step out onto the terrace. A built-in barbecue and wrought-iron table overlook the Italian countryside, while a large vegetable garden and fruit trees provide the freshest ingredients. Continue down to find 1.5 hectares of garden with Etruscan origin and the swimming pool, which was once an agricultural fountain. Forget about any form of work, now all you have to worry about is which spot to pick around the water, with the rush of the nearby brook providing background music.

On A Wing & Prayer

This rustic Italian retreat looks out over a peaceful Umbrian valley, yet it’s only a short walk into the historic centre of Amelia for the local cheese shop, bars, bakeries and grocery shops. Covered outdoor lounges beneath rose-dappled pergolas and a summer kitchen embrace the bucolic life, while the modern swimming pool keeps things in the 21st century.  Inside, it feels like the old world in the open kitchen, living and dining room with a working stone hearth for chilly evenings. Each bedroom has a set of French windows opening up to the first-floor or ground-floor terraces and one bedroom has its own entrance from the garden.
