As soon as you drive up to the front, it's clear this imposing home is something very special indeed. Its arching windows, tower room and checkerboard terrace make this the quintessential Umbrian villa. And inside doesn't disappoint either, with frescoes, tiled floors and antique furnishings. There's a fabulous, professional-grade kitchen for whipping up meals both casual and formal, with the latter served in the grand dining hall with a series of tall French doors that open to the terrace.

Sitting within a medieval borgo (little village) whose heyday was the early 17th century, this villa complex embraces old-world Umbria. It’s pure peace and quiet out here between the endless olive groves (extra virgin olive oil is the region’s speciality) and rolling hills covered in a patchwork of fields. It’s five kilometres to Monte Castello di Vibio with its ancient theatre and fifteen kilometres to the pretty town of Todi for restaurants and supermarkets.

The yard, where wheat was once threshed by hand, is now home to a smattering of chairs and tables for tipples in the sunshine. The porticoed upper terrace is the perfect spot for breakfast, or big barbecue lunches, with views of the 22-hectare estate. But the crowning glory of the gardens has to be that Roman-style swimming pool with its panoramic view of the countryside.

Accommodation is split between three separate buildings set around the courtyard. Two annexes have their own kitchenettes, living rooms and dining area so the group can spread out. The main villa is home to myriad antique-filled lounges and living rooms, including a striking main lounge set around the ancient hearth. Low, wood-beamed ceilings and old agricultural tools on the walls give that rustic farmhouse feel. A little games room invites guests to sit down for a game of chess or to peruse the library of books in here. But the real bonus inside is the dedicated celebration room which is a vast, barn-like space which can be set up for dining, dancing or even a spot of yoga.

Dating back to the 11th-century, this watchtower is just as striking as its surroundings. Overlooking the Sibillini Mountains, you can admire the sweeping views while soaking in the hot tub or swimming in the pool. Every room captures the essence of old-world Tuscany – warm, cosy and pastoral – but there are modern conveniences too, like rainfall showers and a ping-pong table in the garden.

Surrounded by a sea of olive trees and with vistas of the mountains, the garden is utterly enchanting. Start the morning off with an espresso on the outdoor sofa, cool off on sunny afternoons with a swim in the pool, then fire up the stone barbecue and dine under the wisteria-covered pergola on summer evenings. 

If you fancy exploring, there are plenty of places to discover. Just down the road is artsy Cortona, an Etruscan town with views across the Chiana Valley. Want to stretch your legs? Lace up your walking shoes and go for a hike through the hilly countryside – there are many scenic outlooks and trails within easy reach. Or really pick up the pace with a visit to Arezzo or Perugia, both about forty-five minutes by car and excellent spots for day trips.

We loved the timber and exposed brickwork ceilings, Venetian plaster walls and traditional furnishings that make the place feel like home. Wake up to a light breakfast in the charming kitchen then spend your day lounging by the secluded pool or floating about in its cool water. 

Enjoy a quiet moment with a good book on the wisteria-covered pergola, surrounded by the scent of potted lavender, before heading out to explore. Stroll around the village of Panicale, right on your doorstep, or drive over to Perugia for a tour of the excavations under San Lorenzo cathedral, followed by a mosey around Porta Sole, the city’s creative quarter. When dusk falls, pick out a family-run restaurant for a selection of hearty local dishes. 

Wisteria & Lavender

Standing high and proud above sea level, this turreted fortress gazes down at the stunning, surrounding countryside. Planted neatly between the delights of Tuscany and Umbria and with Lake Trasimeno in the foreground, a medieval trail of monuments, spas, and villages await to be explored. The villa itself is like an ancient towerhouse, rising up between the trees. The 360-degree view from its highest point overlooks the vast grounds, so you can survey the lands like a king or queen. Kids can play Rapunzel in the tower, or run around on the lawn and splash in the pool. This glorious villa is ready to welcome you on an idyllic Italian lakeside break. Based just a short drive from the blue waters of Bolsena Lake, this 20th-century Italian farmhouse has been respectfully renovated to keep the original features that give this home its unique character – with exposed beams of chestnut wood, dramatic round vaults and beautiful terracotta floors. We love the contemporary, minimalist style that they’ve blended in with the retro feel, making the home feel absolutely charming.

We absolutely love the dining area, where you can feast on Italian suppers of soup and risotto all together. There are two large living areas, giving you plenty of room to stretch out and relax – one featuring a lovely fireplace where you can cosy up in colder months. There’s even a ping pong table where you can challenge your loved ones to a table tennis game or two. Outside, you’ll find huge, lush expanses of green parkland, as well as a private pool where you can take a refreshing dip.

That Old Chestnut

This refurbished 18th century home is perfectly perched to explore both Tuscany and Umbria. The entrance hall, with roped-off antique chairs, gilded ceilings and busts on the balustraded balcony is like stepping into a museum. The theme continues in the bedrooms, which feel like they’ve each been lovingly curated to reflect the history of the home with frescoed ceilings, pastoral murals, huge antique beds and hand-painted dressers. Spend mornings here lounging by the aquamarine private pool, like a gem amidst the emerald lawns. The peaceful grounds are surrounded by old oak trees and vibrant local flora shades outdoor dining areas (there’s even a full outdoor kitchen in the open veranda), yet it’s just a short drive away from popular sights like the hilltop town of Cortona and Lake Trasimeno. In the afternoons, find a cosy reading nook – perhaps in the plant-filled library where the sun streams through stained glass windows, or in the splendid living room where vintage furnishings, chandeliers, lush carpets lend a luxurious touch. We love the details here – a standalone bathtub in one bedroom, a large vintage map of the world in another and a sauna and gym that somehow sit seamlessly against the panelled walls of yesteryear.

You’ll find this rustic villa set among Tuscany’s rolling hills and endless countryside. Inside, there’s a warm ambience thanks to the terracotta tiles, homespun furnishings and farmhouse-style kitchen. If you’ll be spending time outside, we bet you’ll be relaxing by the private pool with a refreshing beverage in hand. Spend afternoons dipping in and out of the water before sitting down to an Italian-inspired feast at the alfresco dining table. 

If exploring sounds like a good idea, take the short drive to charming Chiusi for a stroll around the honey-hued streets and an espresso in a traditional cafe. Should a day trip be on the cards, travel north to Arezzo – visit the hilltop cathedral, Basilica di San Domenico and the imposing Medicean Fortress. Return to your abode in the early evening for a glass of wine or two on the terrace followed by a night of blissful sleep in the comfortable bedrooms.

This is a rural Italian escape to remember. This 18th-century home has been restored using local natural materials, ensuring its Tuscan heritage is in full view. The villa stands in unspoiled gardens within seemingly endless fields and woodland – you’ll feel a million miles from the hustle and bustle, but the shops, restaurants, and thermal springs of San Casciano dei Bagni are less than 5 kilometres away. You’ll need a car to explore the area, but your efforts will be rewarded with visits to some of Tuscany’s most picturesque spots. 


Italian Grove

It's homes like this that give Tuscany its reputation as a blissful place which to retreat for a week or three. The surrounding landscape of vineyards and rolling hillsides is as picturesque as you could possibly imagine, while the home itself is bursting with character.

Much of this is down to its long history. Built at the end of the 18th century as a mill, it was converted into a farmhouse before becoming the handsome getaway you see today. This heritage is writ large across the interior, with stone archways, wooden ceiling beams and terracotta tiles underfoot a treat for those that melt at the sight of rustic design – which includes us. The more contemporary features – including the freestanding bathtub and modern kitchen – have been tastefully added to retain this inimitable charm.

Outside, it's a slightly different story. The hot tub and swimming pool in the middle of the garden are comparatively recent additions to the address but are no less welcome for it. As well as that, there are a couple of spots for alfresco feasts to dine among the fragrant flowers and trees that fill the grounds.

Although the location is certainly secluded, you don't have to venture far to find things to see and do. The medieval hilltop town of Montepulciano is only 4.5km away and is famous for its Renaissance-era buildings and globally-coveted wine. A little further afield, the cities of Perugia and Siena are 63 and 67km away respectively, so well within range for a day trip.

Rustic Idyll

Secluded in the Tuscan countryside, this villa is surrounded by acres of unspoiled hills and scenery. But as alluring as the views are, there more to this charming stone home than just that. Outside, you’ll find a lap-sized swimming pool and cement tennis court, both with changing areas. Lawn games and a wooden treehouse should keep little ones entertained for hours. Should you wish to venture beyond the grounds of this palatial villa, the ancient village of Corciano is nearby and it’s a 10-minute drive to the shores of Lake Trasimeno.

Follow a path through the trees and you’ll reach the quaint village of Palazzone. Here you’ll find a little supermarket, some laid back family run restaurants, and a winery. Pick up a bottle of Tuscan red to enjoy at sunset in your garden, as you watch the rolling hills around you turn golden. You are well placed to explore some of Tuscany’s finest delights – the hot springs at San Casciano dei Bagni can be reached in fifteen minutes by car, while the castle of Fighine, with its dramatic views and preserved Mediaeval village is just two kilometres away. La Casa di Pietra

A trip to rustic Tuscany is always a good idea – and staying in this beautiful home seals the deal. This gorgeous pale stone house is tucked just outside of the small town of Palazzone in the Tuscan countryside. Far-reaching views of the lush countryside of Tuscany and Umbria make for a magnificent backdrop, complementing the centuries-old trees, olive groves, and meadows that surround the home. This is an idyll, where the scent of lavender carries on the breeze. 

The garden is a haven of tranquillity and natural beauty. Float in the swimming pool while you watch bees bob around the flowers, the hum of insects the only sound to disturb the peace. Spend hours at the alfresco dining table, turning languid lunches into lively dinners as the sun sinks in the sky and the wine is poured more freely. 

When the Tuscan sun is at its strongest, shelter in the traditional living room, beneath wooden beams. The villa is cool and calm, with enough room for everyone to enjoy their own space. 

You might like to drive out to explore the region, popping into Palazzone to eat pizza in the much-loved restaurant. The town is famous for its wine production, and is a far offshoot of the Chianti region – you can happily spend an afternoon or two visiting the local vineyards and sampling the wine. Your host’s family produces their own wine and olive oil – add some freshly baked bread and local cheese, and you have the makings of a perfect lunch.
