We're completely infatuated with this home's rustic charm. It's set across two pastel-hued and ivy-clad villas, making it the perfect base for families and large groups. Sitting within a medieval borgo (little village) whose heyday was the early 17th century, this villa complex embraces old-world Umbria. It’s pure peace and quiet out here between the endless olive groves (extra virgin olive oil is the region’s speciality) and rolling hills covered in a patchwork of fields. It’s five kilometres to Monte Castello di Vibio with its ancient theatre and fifteen kilometres to the pretty town of Todi for restaurants and supermarkets.

The yard, where wheat was once threshed by hand, is now home to a smattering of chairs and tables for tipples in the sunshine. The porticoed upper terrace is the perfect spot for breakfast, or big barbecue lunches, with views of the 22-hectare estate. But the crowning glory of the gardens has to be that Roman-style swimming pool with its panoramic view of the countryside.

Accommodation is split between three separate buildings set around the courtyard. Two annexes have their own kitchenettes, living rooms and dining area so the group can spread out. The main villa is home to myriad antique-filled lounges and living rooms, including a striking main lounge set around the ancient hearth. Low, wood-beamed ceilings and old agricultural tools on the walls give that rustic farmhouse feel. A little games room invites guests to sit down for a game of chess or to peruse the library of books in here. But the real bonus inside is the dedicated celebration room which is a vast, barn-like space which can be set up for dining, dancing or even a spot of yoga.

Tucked into the heart of the Umbrian countryside, this villa is just the ticket for those looking for a tranquil stay. While the traditional interiors may not be to everyone’s taste, the outdoor space will be a hit with all. Sun-drenched terraces, a swimming pool and a Jacuzzi – what’s not to love? This refurbished 18th century home is perfectly perched to explore both Tuscany and Umbria. The entrance hall, with roped-off antique chairs, gilded ceilings and busts on the balustraded balcony is like stepping into a museum. The theme continues in the bedrooms, which feel like they’ve each been lovingly curated to reflect the history of the home with frescoed ceilings, pastoral murals, huge antique beds and hand-painted dressers. Spend mornings here lounging by the aquamarine private pool, like a gem amidst the emerald lawns. The peaceful grounds are surrounded by old oak trees and vibrant local flora shades outdoor dining areas (there’s even a full outdoor kitchen in the open veranda), yet it’s just a short drive away from popular sights like the hilltop town of Cortona and Lake Trasimeno. In the afternoons, find a cosy reading nook – perhaps in the plant-filled library where the sun streams through stained glass windows, or in the splendid living room where vintage furnishings, chandeliers, lush carpets lend a luxurious touch. We love the details here – a standalone bathtub in one bedroom, a large vintage map of the world in another and a sauna and gym that somehow sit seamlessly against the panelled walls of yesteryear.

Amidst rolling hills and sweeping vineyards, this stone villa promises a serene Umbrian getaway. With a seasonal swimming pool, outdoor fire pit and dappled terrace perfect for alfresco dining, you won't be short on spots to soak up the swoon-worthy scenery. Inside, the design is charming and cosy, bursting with traditional character. Some may consider it a little dated, but we think that's part of the appeal. Two guests will share a sofa bed on the mezzanine, though – since privacy is limited, we think it's best for kids. Location-wise, you're just a short drive from the small medieval town of Gualdo Cattaneo, while Todi, Perugia and Assisi are all excellent options for day trips.

Sit out on the balcony of this home and enjoy the view over the Umbrian Valley. The lush, green countryside is echoed in the home’s 3.5-hectare garden, where you’ll find an olive grove with 700 trees, alongside manicured lawns and terracotta terraces nearer the home. Breathe in the scent of oleander flowers and fig, plum and fruit trees as you make your way to the pergola framed by trailing plants – the perfect spot for an alfresco lunch cooked on the traditional wood oven. You’re likely to spend much of your time laying back on the sunbeds or swimming in the pool, but in the evenings, the glass gazebo is the perfect spot to enjoy a glass of local wine. Inside, as well as the main kitchen and grand living space, you’ll find a separate kitchen, sitting room and two bedrooms on the lower floor, making this a great space for two families or groups of friends.The historic town of Foligno is just 5km away, with Perugia a 40-minute drive and Siena only a little further in the distance.

Group of friends or families sharing will love how spaced out this home feels, with a separate annex to sleep two – perfect for those wanting that little extra privacy. While upstairs in the main house, the cool, lofty bedrooms invite a blissful night's sleep in their comfortable beds. And you'll love waking up to those views of the Tuscan hills each morning.

Stroll around the village of Panicale, right on your doorstep, or drive over to Perugia for a tour of the excavations under San Lorenzo cathedral, followed by a mosey around Porta Sole, the city’s creative quarter. When dusk falls, pick out a family-run restaurant for a selection of hearty local dishes.

Inside, the rooms are traditional and full of character with plenty of space across the two floors to spread out. One of the rooms has bunk beds – making this a great option for families travelling with children. 

The Lucia

Standing high and proud above sea level, this turreted fortress gazes down at the stunning, surrounding countryside. Planted neatly between the delights of Tuscany and Umbria and with Lake Trasimeno in the foreground, a medieval trail of monuments, spas, and villages await to be explored. The villa itself is like an ancient towerhouse, rising up between the trees. The 360-degree view from its highest point overlooks the vast grounds, so you can survey the lands like a king or queen. Kids can play Rapunzel in the tower, or run around on the lawn and splash in the pool. With so many sheltered seating spots, from terraces to balconies, there’s plenty of spots to escape with a good book and bask in the peace and quiet. A cute, consecrated chapel sits within the grounds, should you be visiting for nuptials, and the four-poster master bed with its velvet curtains is the stuff of honeymoon suite dreams. Here it’s the gardens, though, that are the most awe worthy. Stroll around the grounds and you’ll find a series of sunny spots and shaded nooks to while away the hours. Spend the afternoon taking dips in the pool’s cool waters then head to the viewing point at sunset to watch the sky turn amber and pink against the silhouetted hills. Enjoy a glass of wine here before fixing up a feast in the traditional kitchen, or head to the pergola for a barbecue under the stars.

Il Sogno

Ideal for a group of friends or perhaps a multi-generational break, this farmhouse is said to be the oldest building in the village and, although it's been smartly modernised, it's still beautifully traditional. Just as it would have been when it was built, the main house is divided into separate apartments – one upstairs and one on the ground floor. With two small kitchens, two bedrooms and two bathrooms each, it's perfect if you'd like to all mingle in the outdoor space but retreat to some privacy at night. And with an additional one-bedroom guest house too, it becomes even more flexible.

Deep in the Cortona countryside, it's a great base for exploring Tuscany, with Arezzo, Montepulciano, Siena and Assisi all within easy reach for a day trip by car. Get out and about on walking or cycling routes and even visit the coast if you feel like it. While you're out, don't forget to pick up some delicious local food and drink – perhaps stopping to sample the offerings at the nearby wineries. And serve dinner out on the terrace before moving inside to your characterful, comfortable quarters for the night.
