You’ll need to pay for your bed and bath linens – or bring your own – and we think hiring a car is a good idea if you want to get out to see more of north east Sardinia – and with these sea views, you'll be dying to hit the beach.

It’s also worth noting there’s no living space to speak of. But with an impressive private balcony overlooking the island of Tavolara and the Gulf of Olbia for morning coffees and evening drinks, we don’t think you’ll mind.

This villa is an excellent spot in which to admire the natural beauty of Sardinia. Thanks to the home's elevated position, guests get a wonderful view of the dazzling blue waters of Porto Rotondo from the upper floors. However, don't be surprised if the paradisical garden immediately below grabs your attention, too.

Out here in among the colourful flower beds and handsome granite walls, you can while away lazy afternoons paddling about in the swimming pool, catching some rays on the loungers or cooking up a storm in the outdoor kitchen (complete with a barbecue and pizza oven).

Inside, the home is spread across four floors, so while there are plenty of stairs, it feels cool and airy, thanks to the high ceilings, stark white walls and terracotta tiling underfoot. There's a discernible rustic theme to the design, from the wicker chairs and natural-themed artwork to the large rock feature in the main entrance hall.

With the nautical location, you might not be surprised to learn that there are two beaches that can be reached in just over a quarter of an hour's walk (Spiaggia dei Sassi and di Ira), while the historic city of Olbia takes a similar amount of time to reach in the car, too. Closer to home, there are a handful of restaurants, bars and discos in the local area.

Designed by architect Cini Boeri, this wonderfully unique home in Sardinia is tilted forward to better show off the panoramic views of its incredible surroundings. Created to make the most of indoor-outdoor living, it's also cleverly constructed to keep the south-facing areas cool and shaded, shielding your from the heat of the Sardinian sun. While the stark grey facade and sharply angled lines make a breathtaking first impression, we think the interiors speak for themselves too. We love how the architect decided to show off the incredible landscape of La Maddalena by creating a picture frame out of every window – each one set at the exact right height to maximise the impact. There’s even a telescope in the study so you can explore the area from the comfort of your own home, or go full Rear Window and see what your neighbours are up to down in the harbour. The muted grey tones of the exterior are mirrored in the contemporary kitchen, while the dining room is framed by floor-to-ceiling windows offering the best views in the house. The spacious home is actually composed of the main house and a separate outbuilding, meaning that all guests can enjoy some peace and quiet. You can flop down inside with a good book to hide from the heat, but we think you'll want to spend most of your time enjoying the fabulous outdoor space. Follow the path, and you'll find a chill-out zone, where you can relax with a glass of Pinot Grigio as you admire the sea views. And, there's even a sparkling swimming pool – take a dip before refueling with an alfresco meal cooked on the grill. 

If you're taking a boat with you, you can arrange to moor it at the Marina di Sa Jaga, just a short walk away. When you fancy a beach day, hop in the car and drive over to Spiaggia di Marinella for a day on the sand. While the swimming pool is shared with other guests staying in neighbouring apartments, the complex is quiet and residential and there are thirty apartments in total on-site. Separated into two buildings, three of the double-bedroom suites are located in the annexe. Meanwhile, the other two bedrooms are found alongside the living area and dining area in the main building. This home boasts an envy-inducing setting in Capo Ferro, one of Porto Cervo’s most sought-after neighbourhoods. From its hilltop position, it boasts remarkable views of the Mediterranean Sea, tempting guests to travel the 1.5 miles to the marina for boat trips along the coast. Inside, the villa is elegant and comfortable. We love the outdoor kitchen, and the porch for drinking in the views after a dip in the private pool.

If you're staying in a home situated on the Sardinian coastline, it would be a crying shame if the address didn't have an outdoor spot from which to admire the majesty of the local landscape. Thankfully, this apartment in the north of the island really delivers on the front.

Not only is there a large sun terrace with 180-degree views of the Tyrrhenian Sea and Tavolara island, but there are two further verandahs with alfresco tables and a well-kept garden. There are pleasant views out through the home's windows too, which, thanks to the elevated position, also bring in lots of natural light. This asset works particularly well with the bright and contemporary design throughout, from the white walls and glossy kitchen surfaces to the rather striking head sculpture in the living space.

When it comes to seeing a little more of the local area, there's a rock beach only eighty metres from the home and the sandy Spiaggia Mare Rocce is two hundred metres' walk. There's a decent choice of restaurants in the surrounding town of Pittulongu, while you can find a wider choice, plus some archaeological ruins, in the city of Olbia, just over fifteen minutes' drive away.

Often overlooked for its showier cousin – Costa Smeralda – the authentic port town of Olbia remains relatively untouched by tourism. Discover its charms at this dazzling new apartment overlooking the waterfront and just a short walk from the town's historic centre, crammed with boutiques, wine bars and a restaurant-lined plaza. More like a hotel room than an apartment – it's important to note there's no kitchen or living area here. However, that private terrace overlooking the sea is a nice touch for morning cuppas, and there's a coffee pod machine to kickstart your days.

With its white sand and calm waters, beach days are a no-brainer – but if you'd prefer a bit more activity, why not hike Monte Nieddu for viewpoints across the sea? Back home, a private swimming pool will keep you busy on lazy days, while a covered terrace makes the perfect spot to enjoy a tipple or two. Sleeping arrangements are flexible thanks to a double sofa bed in the living area – although, with only two bathrooms here, nine guests will certainly be a squeeze. Overlooking the sea on the Sardinian coast, this home caught our eye thanks to its enviable location. If topping up your tan is high on your holiday to-do list, you’ll welcome the sight of the communal pool, surrounded by sun loungers. For those who prefer some quiet time to unwind with a book, the shaded terrace back at home is a real treat, with the sea views only adding to its appeal. You’ll need a car to get around and for local amenities in Golfo Aranci – exploring the island further is a must.

Located on Sardinia’s northeastern coast, this functional yet comfortable villa with Tyrrhenian Sea views suits a family or group of friends. There's also more than enough room for a family or group of friends. As for location, beach lovers can rejoice knowing they're only 800 meters from Palombaggia Beach.

Located on a complex overlooking Golfo Aranci bay, you’ll have access to a large, shared pool with spectacular sea views, as well as your own private garden and terrace. Location wise, you’re a short drive from the centre of Golfo Aranci, where you’ll find a picturesque harbour and a selection of restaurants and bars, and a fifteen minute drive from the historic town of Olbia.

Located within a vast, rural estate and surrounded by pomegranate and olive trees, this captivating Corsican home really does have it all. While the apartment may not be the most luxurious in our collection, the practical space works well for a family or two couples and you’ll have sea views from the private terrace and balcony. Further afield, the coastal town of Golfo Aranci, with its picturesque harbour and selection of bars and restaurants, is a 25 minute walk or a short drive away.

Sun-seekers will love this Sardinian villa. It can be found in the village of Portobello di Gallura, just a short distance from the sandy shores of Cala Sassari. Its outside space is comprised of two large terraces with plenty of room for everyone to stretch out in the sun – and there are glorious sea views to admire. There's also a private pool. Inside the villa is crisp and modern, though you’ll have to pay for bed and bath linen (or bring your own). When you’re not at the beach, you can soak up the rays on the hiking and cycling trails of the Gallura area – it’s best to hire a car if you want to explore. 

Lemons in the Sun

The view is everything here. This modern villa stands in Portobello di Gallura, just 800 metres from Baia dell’Amore beach, and boasts glorious views of the coast. From here you can explore the area's hidden coves and peaceful beaches on foot, and spend your evenings drinking in the spectacular sea sunsets. You’ll have a Jacuzzi to unwind in but no pool, so this home will really only appeal to those who enjoy sea swimming and the feel of sand underfoot. The twin rooms are ideal for children. Bedding and towels aren’t included in the price but can be provided for an additional fee.

A 350-metre stroll from Porto Rafael's tiny beach, this villa's lack of wi-fi invites you to disconnect. Pet friendly with postcard views, this home has two terraces for sunbathing and dining, plus a lawn for barbecue picnics. While baby equipment is available as an extra, the low railings may mean parents can't relax. One bedroom can only be accessed from outside, but unless your group exceeds eight, this room stays locked. There are nearby shops for essentials, but we recommend planning a trip to Palau.

Now that's what we call a view. Whether you're relaxing on the balcony, swimming in the pool or whipping up a feast in the kitchen, you'll be able to watch the waves rolling in the sea. Although bed linen and towels are an additional cost, each bedroom is comfortable and cosy – but, as there's only space for eight around the table, we think ten guests will be a squeeze. Location-wise, Costa Paradiso is yours to discover. Li Cossi beach is less than a five-minute drive, with restaurants, bars and seasonal shops also within striking distance.

Dating back to the times of the Roman Empire, Porto-Vecchio is as picturesque and charming as any town in the Mediterranean. This gorgeous apartment sits in a renovated 19th-century building in the heart of the Old Town and offers stunning views in every direction. Inside, cool off from the midday heat in the air-conditioned living space while enjoying the natural light and views across the town. Our favourite bit is the expansive roof terrace, the ideal place to gather for soaking up the Corsican sunshine.
