An open space in a sixteenth-century building, in the hilly outskirts of Florence that, at time at times, has been both a stables and a nightclub, Thermae is one of the most spectacular places we’ve seen in Italy. Its restoration has been a labour of love for the host, Giovanni, and the way that he’s incorporated technology into the original structure is simply impressive. There’s too much to describe here, but know that everything's been taken care of. And if we did have to choose one thing that stood out, it might have to be the pool, hidden away in the vaults, and only accessible through a trapdoor.

Maintaining its original stone structure, this refurbished farmhouse is a traditional gem in the middle of emerald green hills. Split into three apartments – two on the ground floor, the other upstairs – as well as a separate annexe, this flexible home offers a choice of independent spaces to suit a group. Swim a few laps of the private pool surrounded by centuries-old olive groves, cypresses and rose bushes, and just take in the tranquillity of the setting. Later, take a walk in the organic vegetable garden to pick fresh produce for lunch. A large outdoor table shaded by white umbrellas makes for the perfect spot to dine with views of the Tuscan landscape. In the evening, have cocktails in the moonlit garden, or head indoors to relax on the plush white sofas in the main living room. We love the stunning chandeliers, vintage beds and faux fur rugs that lend this rustic home an air of luxury.

You’ve also got a private alfresco dining area adjacent to your apartment, the ideal spot to gather for sunny breakfasts or a celebratory barbecue feast under the stars. 
 
At the end of a fun day, retreat to your beautifully curated bedrooms for a dreamy night’s sleep, and wake to the prospect of another day of fun, filled with bicycle rides around the stunning countryside and cooking classes organised by your wonderfully friendly hosts who live on-site in a neighbouring apartment. 
 
While you could easily spend your entire stay luxuriating in your home's breathtaking setting, take some time to visit the nearby cultural sights of Pisa (just over forty minutes away by car) and Lucca (just under a thirty-minute drive).

After a day of exploring the surrounding scenes of the Tuscan countryside or nearby sought-after city stops such as Lucca, Florence and Pisa – come back to soak up the sunset views over the valley. From here, there's no better feeling than unwinding with a glass of local wine in one of the armchairs or out on the communal terrace at the end of an action-packed day in Tuscany. If you're keen to stay local, the local village of Palaia offers ease and convenience as well as an abundance of Italian countryside charm to marvel over.

Set on an estate dotted with trees, shrubs, and other native foliage, this home ecompasses the entire first floor of an ancient villa in Orentano. Despite sharing things like the pool, tennis court, and soccer field with another home, there is enough room on the property for it to still feel private. That’s probably helped along by the fact that you have your own private garden and barbecue – not to mention the sheer size of the home itself. Move easily between rooms and use the easy go-between as an excuse to nip into the kitchen for another cup of coffee and a dozen more biscotti to take back to where you’re reading on the plush sofa. Take the spiral staircase up to the loft where you’ll find the rustic bedrooms and bathrooms for when you’re ready to turn in at night. When you think loft, you might conjure up images of a tight squeeze, but the addition of the skylights in almost every room here allows the light to make the space feel more open. 

With the host and his family living on the estate, you’ll sometimes find yourself around the table enjoying their homemade pasta alfresco with soft music playing in the background. There’s also a brick pizza oven here, so don’t be surprised if you eat more margarita than you’d care to – we know, that is not even remotely possible. 

When you’re not enjoying the home, you can make a trip to Pisa, Voltera, or Florence – each with their unique charm – or borrow the bicycles and simply explore the surroundings on two wheels instead of four. After a day of activity under the Tuscan sun, take a late-night swim in the heated pool, and when you’re ready to return inside, why not linger a little while longer to gaze up at the stars.

Here, you’re perfectly placed for day trips full of history and culture – not to mention the wonderful vineyards nearby. 

The villa is a real beauty. It dates back to the 10th century, with the turret being added in the 16th century. From the main bedroom within the turret, you can enjoy magnificent views of the rolling hills of the Tuscan countryside. Hectares of olive groves surround the home, giving it a tranquil and secluded feel. You’ll find yourself relaxing as soon as you arrive, whether you plan on spending your time swimming in the private pool, sunbathing on the terrace, or dining beneath the pergola. The barbecue and wood-burning oven make alfresco dining a breeze, but you could always book a private chef or a local cooking class if you really want to wow your guests.

Already built by the 17th century, according to the Medici maps drawn up then, this medieval borghi might even be decades older. Though we're unsure of its age, there's no doubt of its beauty. The interior with exposed beams and brick is what you'd expect from an older home, but the traditional style might feel dated to some. Still, it's comfortable and charming, giving way to a sweeping garden. Kids will love the opportunity to run around on the lush green grass whilst adults take advantage of the sun loungers, poolside and terrace seating. Our favourite is the dining table under the vine-covered pergola. You'll find the renowned spas of Casciana Terme or Monsummano Terme minutes away.

Set in the hills of Pisa, this villa offers a relaxing retreat from the fast pace of modern life. With a main villa and multiple apartments with separate kitchens and living areas, there are plenty of private spaces if you’re visiting as a large group. For socialising altogether, you’ll find multiple spots around the gardens, with shaded terraces, alfresco dining spaces, a children’s playground, an outdoor exercise area and a private pool. This 18th-century farmhouse is on the traditional side, so expect some older features, though we think that’s part of the charm of this home. Conveniently located between Valdera, Volterra, San Gimignano, and Pisa, you’ll be able to make the most of the Tuscan countryside and vineyards here.

Pack your bags and make your way to this beautiful hideaway in the San Miniato region in Italy. Enter through the gates and up the grand, stone-paved driveway to a peach-orange typically Tuscan villa with wooden shutters. You’ll immediately want to drop everything to explore the green expanse, jump straight into the infinity pool and stretch out to catch some rays on the plush outdoor armchairs. High-beamed ceilings, arched entryways, terracotta floors and tiled bathrooms give the sense of traditional Italy. Inside you’ll find a traditional interior with an unfussy feel featuring beamed ceilings, warm wood and colourful rugs. There’s also a separate annexe away from the main home with its own bedroom, bathroom and kitchen for those who prefer to have a little more privacy. It’s outside where the magic really happens though – step out into the lush gardens where you’ll find a gorgeous pool with sun loungers primed beneath a shady pergola and play equipment for the little ones. With Pisa also just thirty minutes away by car, there’s plenty to keep everyone entertained in and away from home. After a relaxing day by the pool, sit down to an alfresco barbecue meal with a cicada song soundtrack and a luminous backdrop of stars.

While the striking interiors won’t be to everyone’s taste, the vast lush gardens, private swimming pool, and jacuzzi guarantee a relaxing Tuscan retreat. Designed with entertaining in mind, the outdoor dining area complete with a gazebo is perfect for group meals as the sunsets. Set upon a private estate of around thirty hectares, you needn’t explore further than your authentic surroundings, but if you’re looking for a day trip – the town of Palaia isn’t too far. 


The Palaia Oasis 

This beautifully renovated farmhouse sits amid the rolling hills of Tuscany, surrounded by olive groves and vineyards. It’s a peaceful home, where you’ll start to relax within moments of arriving. The private pool boasts wonderful green views, as does the well-kept garden. A barbecue and wood-burning stove make dining alfresco a delight, and the old barn has been converted into an enclosed veranda. Inside the villa, you’ll find an inviting blend of the contemporary and the rustic. Perfect for large groups, this villa has plenty of space.

There’s also a large garden with a pool, a Jacuzzi, a terrace with a barbecue and an outdoor children’s play area – making this a great option for families. The rooms are set across the main house and three independent apartments (each with a living room and kitchen). Events and parties are allowed with prior approval from the host. Plus, it’s a fantastic base for exploring the region. From here, it’s possible to drive to Volterra, San Gimignano and Pisa. There’s also a great pizza restaurant just a short walk away.

This sweet stone farmhouse just a 10-minute drive from Lucca is a glorious spot for two couples or a small family to live the Tuscan dream. Through the antique gate in a low stone wall, this hillside home has a private swimming pool surrounded by lovely mature gardens. Rich, green trees shield the expansive garden from view and there’s plenty of space for outdoor lounging. Cook alfresco at the brick summer kitchen and dine by lantern light as crickets sing in the greenery around you. Inside, sandwiched between ancient wooden beams and terracotta floors, are farmhouse-chic interiors in soothing pastel tones. But a quirky suspended staircase and macrame chandelier in the lounge add a little surprise. Bedrooms in pastel pink and dove grey feel fairytale fine beneath the old wooden ceiling of the home. Just a short walk away you’ll find a little market store and a local bar, and a bit further into the village is a pizzeria and bar to enjoy.

Sitting in the middle of rolling Tuscan hills, this home might look like a single villa from the outside, but it's actually two self-contained apartments, each with its own living room, kitchen and bathrooms. If you're two large families travelling together in need of a little privacy at certain moments, this is a very elegant solution.

We're happy to say that each section is as handsome as the other, with plenty of traditional Tuscan architectural features to be spotted, such as terracotta flooring, wooden ceiling beams and rustic fireplaces. Where the address really impresses, however, is the communal outdoor space. Here, you've got everything from a long swimming pool blessed with stunning views of the verdant Valdera landscape to a wealth of terraces with alfresco seating and a stone barbecue for whipping up hearty feasts. Time your visit right and visitors are rewarded with the heady scent of roses as the well-maintained garden comes into bloom.

Even though the surroundings look perfectly rural at first glance, there's plenty to see in the surrounding area. Beaches on Italy's west coastline take about forty minutes to reach in the car, as does the city of Pisa. Florence is an hour and a half's drive too, so close enough for a day trip.
