The views at this Umbrian home are truly spectacular. The villa stands in vast private grounds just a ten-minute drive from the hilltop town of Montone, looking out over the hills and valleys of the Umbrian countryside. It’s a secluded retreat, but still within easy access to all that Umbria has to offer. The villa is rustic, with a simple and comfortable decor – expect cotto floors, beamed ceilings and exposed original stonework, plus a few antiques. The gardens have been designed to make the most of the wraparound views, so you’ll find many a terrace and quiet corner to enjoy. We love the fig tree by the pool – time your visit right and you can pick sun-warmed fruit straight from the tree for breakfast.

From the underground Jacuzzi to the sauna and outdoor pool, you can enjoy private spa days here, making it the perfect choice for a romantic getaway. Close to a stream and surrounded by greenery, you’ll have plenty of peace and quiet here, while many of the area’s well-known towns like Perugia, Arezzo and Siena are within easy driving distance when you fancy a change of scene.

One of four apartments within a traditional-style villa, it’s decked out like the old world inside with a huge old stone hearth in the living room, a library and study for those working remotely and an old-fashioned kitchen. For an authentic taste of the Umbrian countryside, look no further than this achingly beautiful villa on the edge of Montone. We love a good rural retreat, especially when it's set in Italy's green heart – and the views here won't dare let you forget about it. From just about every window you'll look out to sprawling country fields, olive groves and vineyards for as far as the eye can see. 

Inside, the home's original features – most notably the wooden beams and brick fireplace – add plenty of visual interest, while the terracotta tones and antique decorative details will have you feeling all warm and settled. You'll find modern comforts too, from the sleek kitchen to the en-suite bathrooms, for that level of luxury. 

Although our favourite space is out on the covered terrace, overlooking the beautiful Umbria landscape. Fire up the brickwork barbecue for an alfresco lunch in the sun or cool off with a dip in your private pool (complete with a spa feature for the ultimate relaxation). The home's manicured lawns and billowing gardens call out for lazy afternoons leisurely topping up your tan and sipping limoncellos. But if you're looking to explore, the charming medieval village of Montone is no more than fifteen minutes' drive away.

The first thing that drew us to this beautiful villa in the Umbrian countryside was the plunge pool, suspended above the swimming pool with a waterfall cascading between the two. The whole thing creates a tiered terrace effect, which is perfect for a home perched on the hillside. From the pool, you can admire the forest-clad hills unfurling for miles before you. Below, the poolside terrace is home to myriad loungers, and there’s a second wrap-around terrace in the villa’s first floor, covered by a pergola and adorned with soft furnishings. A full outdoor kitchen in rose-pink can provide lavish alfresco feasts with its gas hob and rustic pizza oven. You’ll also find a huge lawn for football or tennis, or perhaps a game of boules, within the 10,000 square metres of tree-filled grounds.

Inside you’ll find all the classic features of a traditional Umbrian home – wood-beamed ceilings, terracotta tiled floors and a rustic-style kitchen that still has serious 19th-century farmhouse vibes. Each bedroom has its own character, with wrought-iron beds and hand-painted wardrobes harking back to yesteryear. We were keen on the sunflower room in olive and forest green, and the master with its four-poster swathed with curtains. But the room with the lion tapestry really grabbed us.

Dating back to the 14th century, this farmhouse has an adjoining church which was once the parish of the estate, so it’s steeped in history. Inside, there are plenty of areas to relax and the elegant decor compliments the character features. Another total highlight is the beautiful vistas of the valley from the garden, terraces and the private heated swimming pool and Jacuzzi. You may feel like staying put in this magical home, but if you want to explore, then Perugia, with its medieval Priori Palace and Gothic cathedral is within driving distance.

This 600 year old farmhouse is nestled on the grounds of an expansive golf estate, with views of the lush Italian countryside and historic Antognolla castle in the distance. The saltwater infinity pool, with its uninterrupted views of the golf course below, is the perfect place to watch the sun dip below the horizon and the stars swathe the sky. 

Inside, the rich furnishings and walnut beams evoke a feeling of warmth and homeliness that makes you want to gather around the fireplace. With its large kitchen, it’s easy to cook a family meal and adjourn to the terrace for alfresco dining, and the games room is the perfect spot for a rousing game of pool or cards. Set within an estate in the Perguia, this villa is surrounded by green hills and oak forests, overlooking the Tiber valley. This home is the largest of four cottages, so there’s plenty of space for the whole family, as well as a shared swimming pool and lush gardens outside. Inside you’ll find roaring open fires, exposed beams and stonework which helps to fully immerse you in your surroundings. Location-wise, this is a great spot, being situated along the border between Tuscany and Umbria. We’d recommend renting a car and taking some day trips to see as much of the area as possible.

Like something from a fairytale, this castle truly is one-of-a-kind, and there are few places we'd rather be nestled in a medieval castle than in Umbria, the very heart of Italy. With surprisingly bright, airy spaces, luxurious furnishings, and a sense of the utmost love and care that has gone into this home, it really is difficult not to fall utterly in love with this home. The host has managed to celebrate the castle's fourteenth-century heritage with its mix of modern and traditional interiors. On top of that, there's a huge kitchen and several alfresco dining options, making this a great choice for those that like to indulge in Italy's exquisite cuisine, while the private pool, play area, games room, and extensive grounds are sure to keep guests of any age entertained the whole way through.

For those looking for an adventure outdoors, head to the breathtaking city of Perugia, known for its chocolate and the way the city comes alive in the summer with festivals, music and theatre. Made up of six houses – one converted from a hay barn, but all of them boasting traditional stone and exposed beams – the accommodation breaks down large groups into smaller parties. Though it's lacking a bit of light and some might not find the traditional decor to their taste, we like the practicality of this home, and the surroundings aren't so bad either. Green hills and oak forests stand like sentinels along the perimeter and from the right vantage you can overlook the Tiber Valley. Plus, the private pool and expansive garden will be a joy for little ones. 

Painted Stone

Originally a castle with an adjoining 11th-century church adorned with frescoes, this grand home is perfect for weddings and special celebrations. Set on a renowned estate, there are stunning views of the Umbrian hills and vineyards from the gardens, alfresco dining areas and the heated infinity pool. The main house sleeps six guests, while on the other side of the garden, there’s an annexe which sleeps eight people – all bedrooms have a marble en-suite. When you want to explore, long walks can be enjoyed around the estate’s communal grounds home, to olive groves and river valleys or visit the fascinating city of Perugia.

Just outside the hamlet of San Giovanni del Pantano, this rural farmhouse is a special place indeed. From the exquisite pool to the grand yet homely interiors and terrace with sweeping views over olive trees and mountains, this home invites you to be in the moment with your loved ones. Days here are made for lazing in hammocks, floating idly in the pool, preparing gnocchi with local nonnas, or hunting for wild asparagus in the woodlands. The view from the poolside terrace is simply stunning, with verdant hills cloaked in mist in the morning. Gather the whole group on one of the terracotta-paved patios for meals. The sunsets here have to be seen to be believed and, in the evening, we can’t think of anything more delightful than lighting the candles and gathering round the outdoor table for a starlit Italian feast.

It’s a world of traditional Umbrian farmhouse inside, with wooden ceilings and original fireplaces in sitting rooms (there are several to choose from). Vintage travelling trunks, wrought-iron bedsteads and terracotta-tiled floors all add to the old-world feel of this sprawling villa. 
 
If you can bear to leave your Italian idyll, pretty Perugia is twenty minutes away, and several excellent local vineyards are even closer.

Built on the ruins of a mediaeval watchtower, this charming villa offers a true escape from it all. Inside, you’ll find a homely space, and the double bunkbed room is ideal for families. But, the outdoor space is the star of the show for us. A private heated pool, sun-drenched terraces, alfresco dining opportunities and far-reaching views – there’s so much to love here. If you can tear yourself away, hop in the car for a trip to Perugia, where cobbled streets and authentic Italian eateries await.

This home in an exclusive Umbrain estate is where versatility meets beauty. With hectares of land spilling out into woods, olive groves, and lakes at your feet, the panoramic terraces and private swimming pool all have a picture-perfect backdrop. As for the versatility, that lies in the way the bedrooms have been split between three apartments and a cottage, each with a living area and kitchen, so everyone gets space and privacy. The on-site restaurant takes reservations, but they also deliver, and you can speak to your host about wine tastings when you're not golfing at the course minutes away or exploring Lake Trasimeno.

Our favourite addition, however, is the sauna – it’s exactly what you need after long walks through the nearby valleys. 

Outside, you’ll find fragrant gardens bordered by olive groves and fig trees. Let the afternoon slip by from the comfort of a poolside lounger before rounding up your group for an alfresco feast on the pergola. If you fancy a change of scenery, take the short drive over to the charming city of Perugia for its Gothic cathedral housing Renaissance paintings and frescoes. Enjoy a glass of something refreshing in a quaint cafe then pore over 3000 works of art in the Galleria Nazionale dell'Umbria. 

To Be Real

The owner of this glorious villa surrounded by rolling Tuscan countryside is an author and it might not be a surprise to learn that she's heavily inspired by the stunning landscape. In fact, one of her books uses this very address as a location within the plot.

Recently renovated, many of the traditional architectural features have been retained, including the wooden ceiling beams, stone archways and antique marble bathtubs, but contemporary flourishes can also be spotted quite easily, such as the vast collection of decorative items and artwork.

Given the glorious climate that this part of the country enjoys, you'll probably want to spend as much time outdoors as possible and you're presented with plenty of ways to do just that. The oak dining table on the loggia is a sophisticated spot for alfresco meals, while there's also a heated swimming pool surrounded by olive trees and a tennis court elsewhere on the grounds that will help you work up an appetite.

A quick glance at the landscape will let you know that you're in a truly isolated position here. In the locale, there are plenty of scenic walks, medieval castles and historic hilltop towns to visit, while the city of Perugia takes about forty-five minutes in the car to reach.

Both the eleventh-century chapel and the eighteenth-century farmhouse that make up A Cappella have recently been converted to create one of the more special homes in our collection. Rarely can a place boast so much history while also having such great amenities and services (on top of everything you can see, there’s also a welcome pack provided, the potential for a babysitting service, and even an intercom to communicate between the two buildings). All around is the gorgeous Umbrian countryside, a combination of mountains, valleys, and lakes, and it’s only a twenty-minute drive to Perugia. Whether you’re planning a wedding, or simply looking for a long family holiday, A Cappella will give you a stay to remember.

A Cappella

A watchtower has existed on this very spot for almost 1,000 years, standing sentry over the spectacular Umbrian countryside. Built from stone recovered from the original structure, this home was lovingly reconstructed from the ground up, with the watchful eye of the Fine Arts Institute ensuring a faithful recreation of the original. Work was completed back in 2005, so the four-storey tower comes complete with all the conveniences you'd expect of a modern home, enriched by architectural flourishes, antique furniture and elegant tapestries that bring a certain charm to your stay.

Sitting at the centre of 6 hectares, wander the flower-filled gardens, pass through the ancient olive grove, and uncover a stunning saltwater pool surrounded by all manner of sun-soaked seating options, plus a trampoline to entertain the children. This is also where you'll find a modern annexe. Fully self-contained – complete with a full kitchen, light-filled living area, shower room and bedroom – it makes for a perfect couple's retreat or a step-free escape for older members of the family.

The purpose of any stay here should be to maximise the time you spend within the home. However, if you find yourself with an urge to explore, the Solfagnano Castle is within walking distance, while the pristine medieval centre of Perugia is just 20km away.

Tower Hill Worship

Tucked away in the Umbrian countryside, this traditional villa has tranquillity running through its core. While the upper level is reserved for the owner’s family, there’s more than enough space on the lower level for a family or group of friends to enjoy a comfortable stay. A great option for couples or friends sharing (although children over 12 are welcome), each bedroom has a private ensuite, and there's heaps of space for socialising on the alfresco terraces. Rather not cook? Hire in a private chef (for an additional fee). Set nine kilometres from the lakeside town of Passignano sul Trasimeno, you'll need a car to get around as there's not much within walking distance. But the trade-off? Peaceful seclusion and privacy.
